The residential product is straightforward. Richy currently shows four one-bedroom size families at roughly 26, 28, 32 and 34.5 sqm. Older technical reviews publish more granular A1, B1, C1 and D1 measurements, but those figures do not line up perfectly with the rounded sizes on the developer’s current page. That discrepancy is not a reason to reject the building; it is a reason not to treat a marketing type label as the legal area of a particular apartment. For valuation and transfer, the selected title deed and sale agreement should control. This matters in a compact-unit project because a small difference in registered area can materially affect the effective price you are comparing.

The transport story is also clearer today than it was at launch. Historical materials leaned heavily on the ‘Triple Station’ concept and on planned rail infrastructure. In 2026, the useful facts are simpler: Hua Mak is an operating interchange area for the MRT Yellow Line and the Airport Rail Link. MRTA confirms the Yellow Line runs along Srinakarin Road and connects with the Airport Rail Link at Hua Mak, while current DDproperty listings place Rich Park within a few hundred metres of the two stations. Buyers should value the project against this functioning network rather than assume that every rail element mentioned in old sales material exists in the form originally promoted.

Road access is the other half of the location. The building sits on Srinakarin Road near the Phatthanakan junction, giving access toward Bang Kapi and Rama 9 to the north-west and On Nut, Bang Na and the eastern suburbs in the other direction. Bangkok traffic makes any fixed driving-time promise unreliable, so the real advantage is optionality. A resident can use rail for trips where predictable timing matters and still has direct access to a major arterial road. Airport Rail Link is particularly relevant for people who travel through Suvarnabhumi or need the Makkasan and Phaya Thai corridor.

Facilities are extensive enough for a large urban condominium rather than a boutique residence. Richy lists a lobby, shop, multipurpose room, ground-floor garden, bicycle lane, jogging track, fitness room, salt-water swimming pool, children’s pool and a garden on the ninth floor. Independent project profiles also record security, CCTV and parking, with FazWaz showing a parking ratio of about 40% of unit count. With 1,084 residences, the question is not whether a pool or gym exists. Buyers should look at upkeep, capacity and how crowded these spaces feel at the times they expect to use them.

The mature secondary market gives the project useful price transparency. DDproperty, PropertyHub and FazWaz all show active sale and rental stock in late August 2026, so a buyer can compare several apartments rather than negotiate against a single developer price sheet. That depth is helpful, but listing volume must not be mistaken for unique supply. Bangkok portals frequently contain duplicate agency feeds, stale advertisements and the same apartment presented with different photographs or asking prices. A sensible shortlist should collapse duplicates first, then compare only units whose seller, availability and viewing access can actually be verified.

Foreign ownership needs unit-level due diligence.
