Why this project is worth a look

Genuinely low density

Thirty-one homes is a meaningful number, not a vague privacy claim. The estate should have less internal traffic than a mass-market compound, although the exact sense of seclusion still depends on where a particular plot sits.

Built for big households

The smallest current plan is already 476 sqm, and the largest reaches 776 sqm. Lifts, staff rooms and four or five parking spaces are useful for multi-generational living, but buyers should budget for the maintenance and energy footprint that comes with that scale.

Road access drives value

Yard Bangna works because of its connections to Bangna–Trat, the outer ring road and the eastern expressway network. That is a practical advantage for school runs, airport access and regional driving, but it is not a substitute for walkable mass transit.

Land title comes first

For a foreign buyer, the legal quality of the land and transaction structure matters more than the brand or floor plan. Public marketing does not establish the title or foreign ownership route for a specific house, so those documents need to be reviewed before money becomes non-refundable.

About the project

Grand Bangkok Boulevard Yard Bangna is best understood as a low-density family compound rather than a conventional suburban housing estate. SC Asset built the scheme in Dok Mai, Prawet, with only 31 detached homes, all arranged as three-storey residences. The current developer page lists four house types from 476 to 776 sqm. Loch is the most compact at four bedrooms, while Ravine, Belvedere and Bethesda move into five-bedroom territory. Every current type includes a private internal lift and at least four parking spaces. That combination makes the project relevant to multi-generational households, families with live-in staff, or buyers who genuinely need several separate living zones rather than simply wanting a larger-than-average Bangkok house.

The site planning matters as much as the headline floor area. Published project information gives a total land area of 13 rai 3 ngan 91.3 sq wah for just 31 homes. Home Buyers’ on-site review describes internal roads of roughly 11–12 metres, underground power lines and a straightforward layout without a maze of narrow side streets. Those details make day-to-day movement easier for larger cars and help the estate feel less compressed. They do not, however, make every plot equivalent. A buyer should still look at the exact home’s position relative to the entrance, clubhouse, garden and neighbouring plots, because privacy, turning space and outlook can change materially from one house to another.

This is a car-led Bangna address. The project sits on the Kanchanaphisek parallel road in Dok Mai and is designed around access to the eastern Bangkok road network rather than rail-based commuting. SC Asset’s own location information places Bangna–Trat Road at about two minutes, the Burapha Withi Expressway at about five minutes, VERSO International School at about ten minutes, and Mega Bangna and Prince Suvarnabhumi Hospital at roughly fifteen minutes. Travel times are traffic-sensitive, but the pattern is clear: the location suits households whose routine already revolves around Bangna, international schools, the airport corridor and major retail. Someone who wants to walk to a BTS or MRT station will be solving a different housing problem.

The communal offer is unusually extensive for a project with only 31 houses. The developer lists a clubhouse, swimming pool, gym, landscaped common garden, co-working space, meeting room and golf simulator, alongside CCTV and controlled vehicle access. The homes are also marketed with a package of residential systems including solar roof equipment, smoke and heat detection, security sensors, cameras, air-quality technology and centralised home controls. The sensible way to assess those features is at unit level. Systems that sounded impressive at launch can become expensive if equipment has been removed, subscriptions have expired or warranties have ended, so the handover list and current operating condition matter more than the original brochure.

Pricing now spans both direct developer stock and a visible resale market. SC Asset’s current page advertises the project from THB 30M to THB 50M. Live and recently refreshed 2026 listings show why that range should only be treated as an entry marker: PropertyHub has carried a 476 sqm home around THB 35.9M and a 567 sqm home around THB 48.9M, while other houses have been marketed much higher. Plot size, furnishing, fit-out, house type and exact location inside the compound can all move the asking price. For a buyer, the meaningful comparison is therefore house against house, not one advertised project average against another estate’s headline starting price.

Foreign ownership requires a separate legal conversation because this is landed housing. The project’s public pages do not state the land title or a foreign-buyer ownership structure for each home. Thailand’s land rules generally restrict direct foreign ownership of land, apart from narrow statutory exceptions, so a foreign buyer should not assume that purchasing a house here works like taking foreign freehold title to a condominium. Before paying a reservation or deposit, the exact land title, registered owner, building ownership, estate restrictions and proposed transaction structure need to be checked for the specific buyer. There is also a smaller factual inconsistency in public records: PropertyHub and PropertyScout describe completion in 2023, while ThinkOfLiving shows 2024. Current listings market homes as ready to move in, so the practical due-diligence focus should be the actual condition and documentation of the selected house.

Home types & sizes

Loch — 4-bedroom house
476 sqm
5 bathrooms

The smallest current design, yet still a very large Bangkok house. The official plan provides four bedrooms, five bathrooms, four parking spaces, a staff room and an internal lift. It is the more rational entry point for buyers who want the estate and its facilities without moving into a 600–700 sqm home.

Ravine — 5-bedroom house
567 sqm
6 bathrooms

A middle step between Loch and the two largest designs. SC Asset currently lists five bedrooms, six bathrooms, four parking spaces, one staff room and a lift. Homes with this usable area have also appeared in 2026 listings, so Ravine is visible in the live market rather than only in the developer’s updated plan catalogue.

Belvedere — 5-bedroom house
620 sqm
6 bathrooms

One of the original launch-era house types. It has five bedrooms, six bathrooms, four parking spaces, two staff rooms and an internal lift. For a home being purchased, plot area, orientation, fit-out and condition should come from the current property documents and inspection rather than being copied from early launch marketing.

Bethesda — 5-bedroom house
776 sqm
6 bathrooms

The largest current plan, with five bedrooms, six bathrooms, five parking spaces, multiple lounge areas, two staff rooms and a lift. At this scale, size becomes a due-diligence item of its own: air-conditioning, cleaning, lift servicing, solar equipment and the wider home systems can create a meaningful recurring cost base.

SC Asset’s current page shows four house types. Older 2023 launch material focused mainly on Belvedere and Bethesda, so those early articles should not be treated as the complete current range. Plot size, fit-out, furniture and asking price vary by individual house.

Best for: A large or multi-generational household that genuinely needs four or five bedrooms, separate living zones, staff accommodation, a lift and parking for several cars.; Buyers already oriented toward eastern Bangkok and regular driving via Bangna–Trat, the ring road, international schools, the airport corridor and major retail.; Someone who values a small gated compound with a substantial clubhouse package more than the scale of a mass housing estate.; A buyer willing to inspect the specific plot, home systems and land-title structure rather than treating the project brochure as due diligence on an individual property.; may not suit: Anyone who wants a genuinely car-free routine with a rail station and dense everyday amenities within walking distance.; Buyers prioritising a low entry budget, a compact home and simple running costs.; Foreign buyers looking for the same straightforward ownership mechanics they may expect from a condominium and unwilling to examine the land structure separately.; Yield-first investors who want a highly standardised rental product with a broad tenant pool and easy unit-to-unit return comparisons..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Public project material does not confirm the land title or the exact house-and-land ownership structure for a selected property. A foreign buyer should verify this before paying a deposit.
  • Sources disagree on completion year: PropertyHub and PropertyScout state 2023, while ThinkOfLiving shows 2024. SC Asset’s current project page does not state a completion year; current listings market homes as ready to move in.
  • Older launch material focused on two house types, while the current SC Asset page shows four. Public information does not guarantee that every type is available for sale on a given date.
