Why this project is worth a look

Real beach access

Grand Condotel’s own amenities material confirms direct access toward Dongtan Beach. That is more meaningful than a generic “near the sea” label: the beach and promenade can genuinely be part of daily life. A buyer still needs to inspect the exact apartment, because open sea exposure, partial views and pool-facing positions vary considerably by floor and unit.

Space is the differentiator

Current resale evidence shows one-bedroom homes around 93–131 sqm and two-bedroom homes well above 150 sqm. That is a very different proposition from Pattaya’s newer compact-condo inventory. The space works for long stays, families, home offices and generous living rooms, but it also means more area to renovate, cool, furnish and maintain.

The building is observable

Because the condominium has been occupied since 1988, buyers can inspect the actual tower, grounds, pool, lifts and management operation instead of relying on renderings. The diligence burden moves from construction delivery to physical condition. Water systems, electrical work, windows, balconies, moisture, air-conditioning and common-area maintenance deserve more attention than cosmetic staging.

Foreign ownership exists

The condominium’s own resale pages include units marked Foreigner ownership, while other apartments are Thai or company-held. That is useful evidence that foreign freehold transactions occur in the building. It is not a project-wide guarantee: the selected unit still needs a current foreign-quota certificate and title review before the ownership route can be relied on.

About the project

Grand Condotel is an established residential complex at the northern end of Jomtien, close to Dongtan Beach. This dossier covers the 1988 high-rise condominium, not the separate houses and townhouses that several portals group under Grand Condotel Village. The condominium still has an active juristic-person website, current resale and rental inventory, published house rules and an on-site office at 319 Moo 12, Thappraya Road, Nong Prue, Bang Lamung, Chon Buri. That matters because Grand Condotel is not simply a legacy name surviving in old databases; it is a functioning resale building with ongoing management and market activity. The main external project databases broadly agree on a 1988 completion date and roughly 150 units. Floor count is less clean. DDproperty and PropertyScout show 17 floors, while FazWaz and one of Grand Condotel’s own current unit pages explicitly describe the high-rise as 18 storeys. We use 18 in the registry and keep the discrepancy visible rather than averaging it away.

The reason buyers still look at Grand Condotel is space. Current listings on the building’s own site include one-bedroom apartments of 93.44, 120 and 130.96 sqm, two-bedroom homes of 114.31, 152.12 and 186.88 sqm, plus a three-bedroom unit of 152.12 sqm. Those figures should not be treated as a neat original developer schedule. After nearly four decades, individual apartments may have been combined, reconfigured or substantially rebuilt, so each listing needs to be read on its own merits. For someone planning full-time living, however, the practical appeal is easy to see: even a one-bedroom can have a genuinely large living room, a separate kitchen area and a deep balcony. The trade-off is equally clear. A 1988 building cannot be judged from a project brochure. Plumbing risers, electrical work, windows, balcony waterproofing, air-conditioning, interior renovation and the condition of shared areas all need an in-person review before the apartment’s size becomes a real advantage rather than an expensive renovation project.

Beach access is one of the better-supported project features. Grand Condotel’s own amenities page lists direct access to the beach, and current unit pages repeatedly refer to access toward the beach road and Dongtan Beach. For a buyer who actually wants to live by the sea rather than simply see it from a distance, that changes everyday use of the property. The setting is also connected to Thappraya Road, which links Jomtien, Pratumnak and central Pattaya; third-party project profiles describe public transport along the main road. Within the estate, the official site lists swimming pools, tennis courts, a fitness centre, gardens, covered parking, a meeting room, bicycle storage and other resident services. This is the amenity package of a mature residential compound rather than a new resort-style launch. The key diligence question is therefore not whether those facilities exist, but how well each one is maintained today and what the juristic person is budgeting for future repairs.

There is no developer price list or universal payment plan here because Grand Condotel is a resale market. As of 7 September 2026, the lowest market asking price we found was THB 5.9 million on PropertyHub for a 112 sqm two-bedroom, but the summary listing does not state the ownership form. On the condominium’s own website, the lowest verified live offer was THB 6.0 million for a 130.96 sqm one-bedroom on the third floor, and that listing is marked Thai ownership. A foreign buyer should therefore read neither figure as an automatic foreign-freehold entry price. A different live unit on the official site, 114.31 sqm with two bedrooms, is listed at THB 9.7 million and explicitly marked foreigner ownership. That spread is more useful than a single headline number: in an established resale building, price, legal form, condition and foreign-quota availability belong to the individual unit. Before any reservation or deposit, the buyer needs the exact unit number, seller identity, juristic-person confirmation, current quota position and a fresh confirmation that the advertised price still applies.

For foreign ownership, Grand Condotel follows the same statutory framework as other registered Thai condominiums. Foreign freehold can be transferred only within the building’s foreign ownership quota, which may not exceed 49% of the aggregate condominium unit area. Current Thai government guidance also states that the condominium juristic person must certify the foreign ratio for the transfer process. Grand Condotel’s own sale pages show why this matters in practice: some apartments are labelled Foreigner, others Thai, and some are held through a company. A buyer therefore cannot ask whether “Grand Condotel is foreign freehold” and stop there. The relevant question is whether this particular apartment can be transferred to this particular foreign buyer on the intended completion date. Title documents, the foreign quota certificate, a debt-free certificate from the juristic person, the seller’s authority and the payment trail all need to line up with the structure described in the contract.

The building’s age changes the risk profile. With an off-plan condominium, buyers spend much of their time assessing construction progress and whether a developer will deliver what was promised. Grand Condotel is already there: residents use it, common areas operate and resale transactions continue. That removes one category of uncertainty but replaces it with building-specific and unit-specific diligence. Buyers should understand renovation history, water pressure, riser condition, electrical capacity, lift reliability, façade and balcony maintenance, signs of moisture, the condition of common facilities and any planned major works. The official website maintains separate documents or rule sections for condominium regulations, renovations, the high-rise pool, tennis courts, covered parking and the gym. That is useful evidence of an operating management structure. It does not, by itself, answer whether the juristic person has adequate reserves or whether a specific unit has arrears, so current management documents still matter at transaction stage.

The original developer is one area where the public record is weak. Casa Pattaya attributes the project to Grand Condotel 319-87 Co., Ltd., and that name has circulated into secondary datasets. A Thai company-data service, however, shows a company with that exact name and registration number 0205559014875 as incorporated on 17 May 2016, with an address inside Grand Condotel. The condominium was completed in 1988. A company created in 2016 cannot simply be accepted as the original 1988 developer without additional evidence. It may be connected to a later owner, property operation or brokerage activity, but the sources reviewed do not establish the original development role. We therefore leave the developer field out rather than turning a secondary attribution into a false fact. For a resale buyer, the missing 1988 developer name does not invalidate the condominium; the immediate transaction still turns on title, juristic-person records and the seller’s documents. It does, however, limit what can responsibly be said about the project’s development history.

Taken as a whole, Grand Condotel is best understood as a mature beachfront resale building with unusually generous apartment sizes, not as a standardized investment product. Two units in the same tower can differ materially in layout, renovation quality, ownership form, furnishing, bathroom count and view. The sensible buying sequence is therefore two-stage. First decide whether the building itself works for you: Dongtan location, older construction, large-scale common grounds and the management profile. Only then compare individual units on title, condition, view, usable layout and total acquisition cost. A low asking price may belong to Thai ownership or a home that needs substantial work. A more expensive apartment may already sit in foreign ownership and have a renovated interior. Neither conclusion transfers automatically to the next door. Buyers who are comfortable with unit-by-unit diligence can find something increasingly uncommon in newer Pattaya stock here: a lot of internal space, an established coastal setting and direct access toward Dongtan Beach.

Ownership format

A foreign buyer can take freehold only within the condominium’s 49% foreign ownership quota. Grand Condotel’s own resale pages include units explicitly marked Foreigner ownership, while others are Thai or company-held. Transfer eligibility must be checked for the selected unit and on the actual transfer date.
