Plot size, renovation quality, pool condition, furniture, extensions, rental status and the amount of deferred maintenance can move the value of one house far away from another even when both carry the same project name.

Shared facilities appear relatively simple. The exact-name project profile consistently confirms 24-hour security. Thai records and current listings using the longer Chaiyaphruek 2 name also refer to landscaped common areas and broad internal roads. Private swimming pools do appear in individual resale houses, but they should not be confused with a guaranteed communal pool for every resident. A buyer looking for a modern resort-style package with a staffed clubhouse, gym, large shared leisure deck and standardized property management should verify those expectations carefully. Baan Suan Neramit 2 is better understood as a landed residential village whose value is tied to the individual house, plot and access rather than to an extensive amenity platform.

Ownership needs more attention here than it would in a straightforward foreign-quota condominium purchase. A house in Thailand sits on land, and ordinary Thai land rules do not allow a foreign buyer simply to register that land in their own name.
