Why this project is worth a look

Door-to-train access

A private elevated link connects the building directly with Nana BTS. For a daily commuter, that is a practical advantage over a generic ‘near the station’ address because the trip starts inside the development rather than on the Sukhumvit pavement.

Space comes first

The official mix begins with two-bedroom apartments from 92 sqm and moves into genuinely large family layouts. Buyers are paying for inner-city space, not for the smallest possible investment unit.

Parking is attached

Quality Houses states that units receive two to six fixed car spaces depending on size and that the spaces are registered in title documents. The exact allocation still needs to be verified for the resale unit being purchased.

The building is testable

Completion in 2018 means buyers can inspect how the common areas, lifts, pool, parking and individual apartments actually perform. The decision can be based on current evidence rather than renderings and future delivery promises.

About the project

Q1 Sukhumvit is a completed central-Bangkok condominium on the main Sukhumvit Road frontage, at the corner of Soi 6 beside Nana BTS. Its most useful differentiator is not a luxury label but a piece of infrastructure: the building has private elevated access to the station. For someone who uses the BTS every day, that changes the practical experience of the address because the walk to the train does not require navigating the Sukhumvit pavement and traffic first. The developer’s official project page gives the address as 1 Sukhumvit Road and identifies Quality Houses Public Company Limited as the project owner. Its legal disclosure lists 273 residential units plus one commercial unit. The building is finished, with the official source stating September 2018, so a buyer can judge the actual building, management and apartment condition rather than buying against a future construction promise.

The apartment mix is unusually large by modern Sukhumvit standards. The official brochure starts at two bedrooms rather than studios or one-bedroom units: 92–125 sqm for two bedrooms, 147–204 sqm for three bedrooms, 290–296 sqm for four bedrooms and 343–353 sqm for penthouses. That immediately defines both the entry budget and the likely user. This is a building for buyers who genuinely want space in the inner city, including families, senior professionals and higher-budget tenants, rather than investors looking for the cheapest small unit near a rail station. The larger floor plates can make everyday living more comfortable, but they also mean a higher purchase ticket, larger furnishing budgets and a narrower resale audience. The project should therefore be compared with other large-format prime Sukhumvit residences, not with compact mass-market condos a few stations away.

Nana is convenient precisely because it is intense. The area carries hotels, restaurants, entertainment, heavy traffic and a constant flow of people, while the BTS gives quick access towards Asoke, Phloen Chit and the wider Sukhumvit corridor. The developer places Terminal 21 at roughly 750 metres and Bumrungrad Hospital at about one kilometre. That combination can work very well for a resident who wants a car-light central routine, but it is less convincing for someone whose idea of premium living is a quiet low-traffic residential street. A high floor can improve privacy and views, yet it does not change the character of street level. A useful viewing therefore includes the building entrance after dark, the noise profile with windows closed and the actual car approach during a busy period, not only the apartment interior at midday.

Parking is one of the genuinely distinctive pieces of the project specification. Quality Houses states that apartments receive between two and six fixed car spaces depending on unit size, and that those spaces are registered in the title deed. The official legal disclosure lists 645 parking spaces for the development. For a large-apartment buyer with more than one vehicle, that can be materially more useful than the shared first-come system common in many Bangkok condominiums. The detail still needs to be checked against the title and sale documents for the exact apartment being purchased. A project-wide promise of fixed parking does not mean every resale unit comes with the same number of spaces, and the value of those spaces can be meaningful when comparing two otherwise similar apartments.

The amenity package is oriented towards wellness and upper-floor views. Official materials show a 360-degree sky lounge, rooftop garden, salt-water pool, children’s pool, separate male and female steam and sauna areas, indoor jacuzzis, a resident lounge, a private sky onsen and spa room, a fitness centre and yoga room. Independent project profiles place the main pool, gym and spa functions on the ninth floor, with the sky lounge and garden at the top of the building. The useful question in 2026 is no longer whether these facilities were specified at launch, but how they have aged and how well the juristic person maintains them. A completed 2018 building gives buyers the advantage of being able to inspect the pool deck, lifts, common corridors, parking and mechanical areas as they operate today.

Pricing now has two distinct layers. The developer’s own website advertises current stock from THB 32M to THB 130M, while the secondary market reaches lower. A DDproperty listing posted on 23 September 2026 offered a 95.63 sqm two-bedroom unit at THB 19.5M, and other portals show two-bedroom asking prices in roughly the THB 20M–24M area. Those figures should not be treated as interchangeable. Developer stock, an unfurnished resale, a high-floor renovated unit and a unit with a particular quota status can justify very different asks even at similar sizes. The THB 19.5M figure is therefore best used as a lower observed market anchor. It says what one seller was asking, not what every two-bedroom unit is worth and not what a foreign buyer can necessarily acquire on the same terms.

The ownership structure is comparatively straightforward because Q1 Sukhumvit is a registered condominium. The project’s official disclosure provides condominium registration number 9/2561 and the underlying land title references. Thai condominium rules allow qualifying foreign buyers to register freehold ownership while foreign-held units remain within the statutory ceiling of 49% of the total unit area in the building. That quota is live, not permanent for every apartment. Current listings for Q1 Sukhumvit carry both Thai-quota and foreign-quota labels, which is a useful reminder that the status of one unit does not prove the status of another. Before paying a meaningful reservation amount, the buyer should have the condominium juristic person confirm the quota position for the exact unit and ensure the intended ownership form can actually be registered.

Because the tower has been occupied for several years, apartment-level due diligence matters more than launch specifications. Two units with the same floor plan can now differ substantially in fit-out quality, wear, appliance age and maintenance history. During a viewing, it is worth checking air-conditioning performance, window seals, moisture marks, plumbing, built-in joinery and the real acoustic environment with doors and windows shut. Building-level documents matter too: outstanding common fees, the juristic person’s budget, planned capital works and the parking rights attached to the unit can all change the true cost and convenience of ownership. None of those checks imply that Q1 Sukhumvit has a hidden problem. They are simply the normal advantage of buying in a completed building: the evidence exists and can be inspected rather than assumed.

From an investment perspective, Q1 Sukhumvit is not a one-size-fits-all yield product. Large apartments create large absolute purchase prices, and that naturally narrows the pool of future buyers compared with a 30–50 sqm unit aimed at the broadest market. At the same time, the building has a clear identity: direct station access, substantial floor areas, generous fixed parking and a central Sukhumvit address. Major portals continue to show both sale and rental inventory, so there is an observable secondary market, but listing volume does not tell you transaction speed, achieved rents or net returns. A sensible comparison is unit against unit — same bedroom count, similar floor band, view, condition, parking allocation and quota status — rather than relying on a project-wide average that hides those differences.

The final decision is therefore less about whether Q1 Sukhumvit is ‘good’ in the abstract and more about whether one specific unit solves the buyer’s priorities. A roughly 95 sqm two-bedroom at the lower end of current asking prices is a different proposition from a 150-plus sqm three-bedroom with a better view and more parking, even though both share the same lobby and station access. Orientation, lift proximity, road exposure, renovation quality, fixed parking and foreign-quota availability can move the value more than the project name itself. The building’s strongest claim is easy to verify in person: it is a completed, large-format condominium with private access to Nana BTS. Everything beyond that should be priced and judged at unit level, where the real trade-offs become visible.

Ownership format

Registered condominium. A foreign buyer may take freehold title while foreign ownership remains within the statutory 49% cap measured by the total area of all units in the condominium. The juristic person must confirm quota availability for the specific unit before transfer registration.

Unit types & sizes

2 bedrooms
92–125 sqm

The smallest format in the development, yet already a substantial inner-Bangkok apartment. Two-bedroom resales create the lowest entry point; the observed 95.63 sqm asking price at THB 19.5M sits in this category but should not be treated as a price for every two-bedroom layout.

3 bedrooms
147–204 sqm

These are full-scale family residences rather than slightly larger two-bedroom units. The wide area range means two three-bedroom apartments can differ materially in layout, service space, view and total purchase price, so bedroom count alone is not enough for comparison.

4 bedrooms
290–296 sqm

A very large urban format aimed at buyers who want house-like internal space without giving up a central condominium address. Because the absolute ticket is high, resale depth and rental demand should be judged separately from the smaller apartments in the same building.

Penthouses
343–353 sqm

The top end of the mix has a small buyer pool and a value that depends heavily on floor, view, fit-out and parking allocation. Project-wide averages are particularly weak for these units; comparable large-format listings are more informative.

Areas follow the developer’s official brochure. PropertyHub shows slightly different figures for four-bedroom units and penthouses, so the primary Quality Houses specification is used here. The THB 19.5M lower price anchor belongs to one 95.63 sqm two-bedroom resale and should not be applied across the whole unit category. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 19.5M based on a DDproperty resale listing dated 23 Sep 2026. This is the lowest asking-price anchor found, not a project-wide price list: the exact unit, availability, condition, foreign-quota eligibility and transaction terms need to be checked separately.
  • Completed: 2018-09

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who want inner Sukhumvit and genuinely convenient daily rail access rather than a station that is merely nearby on a map.; Families and owner-occupiers looking for 92 sqm and above rather than compact investment layouts.; Households with multiple cars that can make practical use of fixed parking tied to the unit.; People who prefer a completed building where management, amenities and the exact apartment can be inspected before purchase.; Foreign buyers who are comfortable with condominium ownership and will verify foreign-quota availability for the selected unit before transfer.; may not suit: Buyers seeking a studio or small one-bedroom with the lowest possible entry budget.; People who prioritise a quiet low-footfall residential street over direct transit access and a very central address.; Investors who need a pre-packaged predictable yield: rental inventory exists, but actual return depends on the purchase price, the specific unit, recurring costs and management execution..
