Why this project is worth a look

Turnberry's scale is the clearest difference from most newer central Sukhumvit projects. One building with 19 units offers a more private residential environment than a tower with several hundred neighbours. The same small scale makes governance worth examining closely: before buying, ask for the condominium juristic person's budget, recent meeting minutes, sinking-fund position and any planned major works.
Large family layouts
Current listings confirm two- and three-bedroom apartments starting around the low-100-sqm range, with substantially larger units also appearing on the market. This suits buyers who value a proper living room, multiple bedrooms and long-term usability more than a compact investment layout. There is no reliable complete original unit schedule online, so the title deed and unit plan for the selected apartment should control the final decision.
Established resale building
Turnberry was completed in 2006, so the buyer can inspect the actual apartment, common areas and day-to-day management rather than relying on construction promises. The risk profile is different from off-plan property: there is no completion risk, but building maintenance, major-repair history and recurring charges deserve much more attention.
Central, not station-front
The building sits inside Sukhumvit Soi 33 rather than directly beside the BTS. Current listings put Phrom Phong at roughly a one-kilometre walk. Some buyers will accept that in exchange for larger space and a more residential inner-soi setting; others who commute by train every day may prefer a smaller unit closer to the station.

The core project facts are unusually consistent across several current sources: one low-rise building, eight floors, 19 units and completion in 2006. That makes it a very different proposition from the newer Sukhumvit towers with hundreds of compact apartments. Turnberry is small, the units are generally large, and the building has an established operating history. The trade-off is age. A resale buyer in 2026 should care as much about the condition of lifts, common-area systems, waterproofing, the pool, the building reserve and recent major works as about the apartment's interior finish.
The location is consistently described as Sukhumvit Soi 33, with project directions pointing to Soi Phrom Chit in Khlong Tan Nuea, Watthana. A current September 2026 rental listing places Phrom Phong BTS at roughly 960 metres, while other listings round the walk to about one kilometre. It is therefore central, but not a station-front condominium. That distinction matters for daily commuting and for tenants who choose between several Sukhumvit buildings at similar rents. The surrounding area is already mature, with Phrom Phong and Asoke shopping, dining and business districts close by. Public project pages disagree on the building number, using 9, 29 and a '29 9' format, so the registry entry is intentionally anchored to the soi, subdistrict and coordinates rather than pretending that one street number has been conclusively verified.

The resale market is active but thin, as expected for a 19-unit building. Current sources checked on 9 September 2026 show sale asking prices from about THB 19.9 million. DDproperty carried a THB 16 million listing earlier in 2026, but that older listing should not be treated as current stock without reconfirmation. This is not a developer launch with a single price list. Each apartment can differ materially in size, renovation standard, floor, furniture and seller expectations. A useful purchase comparison therefore needs to be unit-specific: compare the exact apartment with other Turnberry offers, then with similarly sized resale units around Sukhumvit 31–39, rather than relying on one project-wide price-per-square-metre number.
The apartment mix is one of Turnberry's main practical attractions. A fresh September 2026 rental listing confirms a two-bedroom unit of 104 sqm, and another 2026 listing shows 112 sqm. Recent three-bedroom sale listings include 132.61–133 sqm, while market inventory has also shown larger 150 sqm and 185 sqm apartments. Older project summaries describe two-bedroom units starting from 120 sqm and three-bedroom units from 133 sqm, which conflicts with the smaller two-bedroom units seen in live listings. The original schedule of all 19 units is not available in the sources reviewed, so the unit cards below reflect verified market examples rather than a complete developer floor-plan catalogue.
The original developer remains unverified. DDproperty explicitly lists the developer as unavailable, AccomAsia leaves the field blank, and the wider search did not produce a dependable legal entity tied to the 2006 development. For an established resale condominium, that does not prevent a buyer from assessing an individual unit, but it shifts the due-diligence focus. The critical counterparties today are the seller, the condominium juristic person and the Land Department. The buyer should verify the title deed, registered encumbrances, foreign-quota availability, outstanding common fees and the building's current rules. Developer history would add context, but inventing or inferring a company name would be worse than stating clearly that it is not confirmed.
For a building of this age and scale, the condition of the apartment should be separated from the condition of the condominium itself. A renovated interior tells the buyer very little about risers, pumps, waterproofing, the lift, roof works or major common-area repairs. In a 19-unit building, a significant capital project can be more visible to individual owners than in a development with several hundred units simply because there are fewer owners sharing the cost. That does not mean Turnberry is necessarily expensive to run; the public sources reviewed do not provide a verified common-expense budget or sinking-fund balance. The practical response is to examine the latest juristic-person financial statements, meeting minutes, current common fees, reserve position and any approved special assessments before relying on the building's appearance.
The rental side confirms that Turnberry still functions as a long-term residential building. A fresh September 2026 two-bedroom rental is live, and Hipflat currently shows several units for both sale and rent. Yet a 19-unit condominium produces a thin data set, so project averages can move sharply when one unusually large, renovated or urgent listing enters the market. An investment case should therefore be built around the selected apartment rather than a portal's headline yield: achievable rent for a comparable size, likely vacancy, management cost, common fees, maintenance and taxes all matter. The very large 150–185 sqm units also serve a narrower tenant pool than mass-market one-bedroom stock, but families seeking substantial space in Phrom Phong compare a different set of alternatives. Turnberry is better understood as a niche, family-oriented central Sukhumvit product than as a generic investment condo.
Foreign ownership follows Thailand's normal condominium framework, but the answer is still unit-specific. Thai government guidance states that foreign ownership may not exceed 49% of the total unit area in a registered condominium. Project portals label Turnberry as freehold, but that does not mean every resale listing can automatically be transferred to a foreign buyer in freehold form. At the time of transfer, the condominium juristic person should certify that foreign quota remains available. The buyer should also match the seller to the title deed, check registered encumbrances and obtain confirmation that common fees are clear. These are ordinary resale checks, but for an older condominium with no verified original developer, current title and juristic-person records carry more weight than historic marketing material.
