For a buyer, that distinction matters: the residential inventory is 284 units, while the larger figure counts the commercial spaces as well.

The transport proposition is useful but not station-doorstep convenient. Project directories place Lak Song station at roughly 0.8 km in a straight-line reference, while the described road route is about 1.2 km. That is close enough for a mixed taxi-and-rail commute, but it is still a meaningful walk in Bangkok weather. The site sits near the Phet Kasem and Phutthamonthon Sai 2 road network, so the project can make more sense for someone who uses a car, ride-hailing or a combination of road and metro than for a buyer whose top priority is stepping directly from the lobby into a station entrance. A viewing should therefore include the actual route at the time of day you expect to travel, not just a map pin.

FazWaz-family project data records completion in December 2013, while PropertyHub and Dot Property use 2014, and an older project disclosure had originally targeted August 2014. That inconsistency is worth recording, but it is less important today than the current condition of the common property. The older disclosure, however, listed one-bedroom units at 22.5, 26 and 30 sqm, plus a 45 sqm two-bedroom. Current resale ads around 23 sqm are also variously described as studios or one-bedrooms. For a buyer who needs a genuinely separated bedroom, the portal label is not enough. The floor plan, title details and actual internal partitioning of the selected unit should decide the classification.

The resale market is active and relatively low-ticket by Bangkok condominium standards, but the spread between listings is wide enough that headline price alone says little about value. The lowest public ask found in mid-September 2026 was THB 980,000 for a compact unit. Other major portals were generally starting closer to THB 1.1-1.2 million, with renovated, larger or two-bedroom units asking more. Rental listings also exist, but this dossier deliberately does not turn those asking rents into a yield figure: renovation budget, vacancy, furnishing, maintenance charges and the achievable rent for the specific unit can change the result materially.
