Simple unit choices

The six-building layout is supported by a gym, landscaped areas, basketball, on-site retail, lifts, parking and basic security infrastructure. The current project profile does not show a swimming pool. That makes the development a better fit for practical everyday living near NIDA and Bang Kapi than for someone buying primarily for a large leisure deck or hotel-style common areas.
Age makes selection matter
A 2012 completion date means unit-to-unit variation is now material. Two apartments with the same registered size can differ sharply in fit-out, maintenance history, appliances and the amount of work needed after transfer. The opportunity is not simply “old equals cheap”; it is finding a well-kept unit where the discount is larger than the cost and hassle of bringing it up to standard.

Phase 2 consists of six low-rise residential buildings: A and B rise to eight storeys, while C1 to C4 are five storeys. There are 691 residential apartments plus five shop units, which explains why LPN’s corporate project table records 696 units in total. That distinction is more than a technicality because resale ads often shorten both names to some version of “Lumpini Nida Serithai.” A buyer needs the building and phase confirmed before comparing prices or documents.
This is a mature resale property rather than a developer launch. Construction ran through 2011–2012, and the project has been occupied for well over a decade. That shifts the buying decision away from brochures and toward the individual apartment. Building position, floor, renovation quality, view, arrears, juristic-person records and title status all matter. In early October 2026, small units were advertised from roughly THB 900,000, while other one-bedroom units sat around THB 1.35–1.39 million. Two-bedroom apartments of about 45–46 sqm were being offered at roughly THB 1.99–2.09 million. The two-bedroom layout is around 45 sqm and was described in an early project review as a combined configuration. A swimming pool is not shown in the current project profile. That is an important comparison point against newer Bangkok condominiums, where a pool and larger clubhouse are often standard. The trade-off is straightforward: this project is better understood as an established residential community with modest shared facilities than as a lifestyle-led new build. Buyers who would rarely use a pool may not care; buyers who see amenities as part of the rental proposition or their daily routine should price that absence into the decision.
Seri Thai Road is the project’s main geographic advantage. NIDA is roughly a kilometre away depending on the route and mapping source, while Bang Kapi’s retail and transport nodes are a short drive or bus ride west. Yaek Lam Sali on the Yellow Line is about two kilometres away, so rail access exists but this is not a walk-out-of-the-lobby station location. A bus stop by the development serves routes toward Min Buri, Victory Monument, Bang Rak and Saphan Phut. Drivers also have access to Ramkhamhaeng, Lat Phrao, Nawamin and the Outer Ring Road network. The location makes more sense for someone whose daily life is already tied to eastern Bangkok than for a buyer choosing purely on central-Bangkok rail convenience.
For a foreign buyer, the decisive ownership question is whether the selected apartment can be transferred within the foreign freehold quota. Thai condominium law caps foreign ownership at 49% of the aggregate unit area in a registered condominium. Resale portals frequently describe units as freehold, but that label does not confirm available foreign quota at the time of transfer. The juristic person should issue the relevant foreign-ownership confirmation and debt-clearance documentation for the exact unit. The project does have active sale and rental inventory, which is useful evidence of a functioning secondary market, but liquidity should not be assumed from listing count alone. In a 2012 development, the quality of the specific unit and the way the condominium has been maintained are likely to matter more to resaleability than a generic claim about yield or capital growth. A resale purchase also separates the condominium’s documents from the seller’s own paperwork. Registered floor area, the unit title, the juristic-person debt-clearance certificate and foreign-quota confirmation each answer a different part of the transfer question.
