Low resale entry
Compact units were being advertised from roughly THB 1.0–1.05M in late September and early October 2026. That is a relatively low entry point for a completed Bangkok condominium, but the cheapest unit only makes sense after checking condition, building position and transfer readiness.
Building choice matters
A1 and A2 sit closer to Seri Thai Road and the main shared facilities, while B1 and B2 are lower and deeper inside the plot. Noise exposure, walking distance to the entrance and neighbour density can therefore vary meaningfully within the same project.
A local-use address
The project makes the most sense for people whose work, study or family routes already run through NIDA, Bueng Kum, Bang Kapi and Seri Thai. It has road-front bus access and a nearby park, but it should not be bought on the assumption of a central, walk-to-rail lifestyle.
Observable resale depth
There are multiple current listings for sale and rent, which gives buyers real comparables rather than a single developer price. That does not equal guaranteed liquidity: renovation, furniture, views, building position and quota status split the market into very different individual units.
Simple amenity cost
The shared spaces cover everyday basics—gym, library/lounge, basketball, children’s area, gardens, security and convenience services—without a resort-style package. That is a sensible fit for budget-focused ownership, but a poor fit for someone prioritising a pool, large club facilities or new-build finishes.
About the project
Lumpini Condo Town Nida - Serithai is the first project on this stretch of Seri Thai Road, not the separate Lumpini Condo Town Nida - Serithai 2 across the road. Phase 1 was completed in 2012 by L.P.N. Development Public Company Limited; Phase 2 has a different building layout and unit count. The first project is now a mature resale condominium with no developer inventory to treat as a standard product. Buyers are choosing individual homes with different renovation histories, views, furniture, building positions and transfer readiness, so the condition and paperwork of the exact unit matter more than the project’s decade-old launch pricing.
Phase 1 is arranged as four low-rise blocks on a long site. A1 and A2 rise to eight storeys, while B1 and B2 are five-storey buildings farther inside the plot. The site runs for roughly 250 metres from the road frontage to the rear block and covers about 6 rai 2 ngan. A1 is quickest for the entrance and main shared facilities; the B buildings sit deeper away from Seri Thai Road. That makes building choice meaningful even when two apartments have the same area and asking price. A road-facing unit may be more convenient for transport, while a rear unit trades a longer walk for a quieter setting.

The unit count needs a small qualification. The residential count is most consistently reported as 593, while some public project records show 598 total units. A separate breakdown lists five retail condominium units, which would reconcile the two figures as 593 homes plus five commercial units. That explanation is plausible but should not replace the condominium juristic person’s current registration documents. If the exact denominator matters for common-property shares, voting rights or a legal review, use the current condominium records rather than an online project card.
Most of the original stock is compact. The 2012 product mix centred on studios and one-bedroom layouts of roughly 22.5 to 25/26 sqm. Today, resale listings may label a similar 22–23 sqm home either as a studio or a one-bedroom, so the floor plan is more informative than the listing category. Two-bedroom units around 45 sqm also appear regularly on the resale market. Because that size was not the core launch format, it is worth checking the title deed and approved plan for a 45 sqm unit rather than assuming every two-bedroom remains in its original configuration. In a building of this age, plumbing, air-conditioning, windows, built-ins and renovation quality can matter more than the room-count label.
The address works best for people whose routines already revolve around Seri Thai, NIDA, Bueng Kum or Bang Kapi rather than central Bangkok. The project is at 301 Seri Thai Road, Khlong Kum, Bueng Kum, Bangkok 10240, with the entrance near Soi Seri Thai 19, about 500 metres beyond the NIDA intersection. Bus stops sit directly on the frontage. Nawamin Phirom Park and its lake are roughly the same distance away, while NIDA, The Mall Bangkapi, Makro and Lotus form part of the wider everyday catchment. This is primarily a road, bus and taxi location; it should not be evaluated as a central, walk-to-rail condominium.
The common areas are practical and fairly simple: a gym, library or residents’ lounge, basketball court, children’s area, ground-level gardens, building lobbies, access control, security and CCTV. The project also has coin-laundry and everyday convenience functions, and the historic parking figure is about 220 spaces, roughly 30% of the residential count. The swimming-pool information is inconsistent. Detailed Phase 1 information says there is no pool, while some later project cards list one. Until the condominium juristic person confirms otherwise, a buyer should budget and compare on the assumption that Phase 1 has no swimming pool. That is a real trade-off against newer Bangkok projects with larger leisure facilities.
Resale asking prices in late September and early October 2026 put compact 22–26 sqm units at roughly THB 1.0–1.05 million at the lower end. Around-45-sqm two-bedroom homes are commonly advertised closer to THB 1.7–1.8 million, while compact rental listings start around THB 6,500 per month. These are asking figures rather than registered transaction prices or a promised yield. The useful comparison is unit by unit: building, floor, orientation, refurbishment, furniture, tenant status, common-fee arrears and transfer readiness. In an older mass-market condominium, paying a little more for a clean and legally straightforward unit can be cheaper than taking the lowest sticker price and immediately funding repairs or document fixes.
Foreign buyers can register condominium ownership in Thailand, but a freehold label in an advertisement does not automatically make a particular unit foreign-eligible. Foreign freehold ownership is limited to 49% of the condominium’s total unit area, and the condominium juristic person certifies the quota position at transfer. Units in this project are advertised as freehold, but the remaining foreign-quota balance is not publicly available. Before paying a deposit, a foreign buyer should verify the title deed, current foreign-quota availability, the debt-free certificate and the banking trail needed for registration. The uncertainty is unit-specific and time-sensitive rather than a special ownership rule unique to this development.
Ownership format
Current resale listings include freehold units. Foreign freehold registration is only possible within the condominium's 49% foreign-ownership quota by unit area, so quota availability must be confirmed for the selected unit.
Unit types & sizes
This is the core format in Phase 1. Launch-era material shows 22.5 sqm, roughly 25–25.5 sqm and 26 sqm layouts, while resale portals may label similar units either as studios or one-bedroom apartments. The actual floor plan matters more than the marketing label: the smallest layouts used a sliding partition for the sleeping area, while the larger compact units could have a more clearly separated bedroom.
Around-45-sqm two-bedroom units appear repeatedly in the current resale market and sit above the compact stock on price. Because Phase 1 originally centred on small studios and one-bedroom layouts, a buyer should verify the title deed, approved plan and alteration history for a 45 sqm unit rather than assume every two-bedroom remains in its original configuration.
Phase 1 and the separate Serithai 2 project are frequently mixed by aggregators, so unit sizes should be checked against the specific listing and title documents. Compact 22.5–26 sqm stock is well supported for Phase 1; 45 sqm two-bedroom units are visible in the current resale market but their original configuration should be verified unit by unit.
