Why this project is worth a look
Walkable BTS access
Historic project reviews place Krung Thon Buri BTS roughly 320–350 metres away. That is a practical advantage for commuting toward Sathorn without relying on a car. The final approach sits around bridge ramps and local one-way streets, so buyers should still walk the route themselves, especially if evening or wet-weather access matters.
A genuine sky amenity
The main amenity floor is at the top of the tower, with the pool, fitness facilities, yoga room, sauna and steam areas using the 40th-floor outlook rather than sitting at podium level. In a resale purchase, the value now depends on how well those spaces have been maintained, not on how impressive the original brochure looked.
Real internal choice
Studios, one- and two-bedroom apartments and large duplexes give the building a wider unit mix than many single-tower projects. A deep resale market lets buyers compare several apartments in the same building, isolating the value of floor, view and renovation more effectively. The trade-off is competition between owners when renting or reselling.
Quota is unit-specific
FazWaz currently labels some Urbano Absolute apartments Foreign Quota and others Thai Quota. That makes the ownership issue concrete: project-level freehold status does not guarantee that every resale unit can be registered to a foreign buyer. The juristic person needs to certify quota availability for the exact transfer.
Maturity is inspectable
The tower has operated for more than a decade, so buyers can judge the actual building rather than a forecast. Lift performance, parking circulation, corridors, common areas and management standards are visible. Financial statements, planned capital works and special assessments should be reviewed alongside the physical inspection.
About the project
Urbano Absolute Sathon-Taksin is an established high-rise condominium in Khlong Ton Sai, close to the western foot of Taksin Bridge. For a buyer in 2026, it should be assessed as a mature resale building rather than through its original launch story. The project is long completed, there is substantial sale and rental inventory, and the building itself can be inspected before any commitment. Its identity is unusually well documented for an older Bangkok condominium: Pruksa Real Estate's own 2013 annual report lists Urbano Absolute as a separate condominium project with 593 units, while the contractor portfolio from AEAS and the major property portals consistently support the 40-storey scale.
The address is 345 Soi Charoen Nakhon 14/2, Khlong Ton Sai, Khlong San, Bangkok 10600. The tower is near the Chao Phraya rather than directly on the riverbank. Historic project reviews put Krung Thon Buri BTS at roughly 320–350 metres, which remains the practical transport advantage: residents can cross into the Sathorn side of central Bangkok without depending entirely on a car. Driving is less simple than the map first suggests because access sits around the Taksin Bridge ramps and a one-way local street system. Anyone considering the building for daily use should test both the walk to the station and the actual driving loop during their normal commuting hours.

The building layout is one of the project's more distinctive features. A detailed completion-era review places parking on floors 3–9, residential units on floors 10–39 and the main amenity level on the 40th floor. The upper level contains an infinity-edge swimming pool, fitness area, yoga studio, sauna and steam facilities, with the original review also documenting two bowling lanes. The point is not simply that the amenity list was long. Pruksa used the highest level of the tower for spaces where the elevation and river-facing city views materially change the experience. A resale buyer should still inspect how those facilities have aged and how well they are maintained today rather than assuming launch-condition quality.
Urbano Absolute is not a low-density boutique condominium. It contains 593 homes in a single 40-storey residential tower. Historic project documentation records 338 conventional parking spaces, equivalent to roughly 57% of the unit count before tandem parking. That figure gives useful context but should not be treated as a personal parking entitlement. Current allocation rules, stickers, visitor access and any tandem-parking practice are operational matters for the condominium juristic person. The location is therefore a better fit for households that can make genuine use of BTS access than for buyers whose decision depends on effortless parking for several cars.
The original unit mix covered a broad range: studios around 30 sqm, one-bedroom units around 38 sqm, two-bedroom homes around 74.5 sqm and duplex formats from roughly 114 to 168 sqm. The live resale market is less tidy, as it should be in a building of this age. Current listings include 30–31 sqm compact units, one-bedroom homes in the mid-to-high 30s, two-bedroom apartments around 74–75 sqm and larger upper-floor homes around 120 and 165 sqm. Sellers do not always use the original room labels consistently, and renovated layouts can blur the historic categories. The registered floor area and actual plan of the selected unit are more important than a generic portal label.
There is enough active inventory to make internal comparison meaningful. PropertyHub showed well over one hundred sale listings and more than two hundred rental listings when checked, while DDproperty and FazWaz also carried broad active stock. That does not prove that every unit is liquid or that rental demand is automatic. It does, however, let a buyer compare asking prices within the same building and see how floor, view, renovation, furnishing, tenancy and room size are being priced. For a landlord, the same data is a warning as well as an advantage: a large rental pool means prospective tenants often have several similar apartments to choose from.
Foreign ownership needs unit-level verification. Current FazWaz listings in Urbano Absolute include apartments marked Foreign Quota and others marked Thai Quota. That distinction matters more than the generic 'freehold' label attached to the project. Under Thailand's condominium rules, foreigners may own units outright only while foreign ownership in the registered condominium remains within 49% of the aggregate unit area. Before transfer, the condominium juristic person should confirm the available foreign quota for the exact unit, and the buyer should also review the title, outstanding common charges and the documents required for foreign-funds evidence.
The completion date is the main factual inconsistency in the public record. FazWaz and DDproperty state December 2012, and ThinkOfLiving categorises the project as completed in 2012. PropertyHub uses 2013, while AEAS records its construction contract period as April 2011 to April 2013. Those dates can refer to different milestones: practical completion, move-in, contractor close-out or final works. This dossier therefore uses December 2012 because that date is repeated by the strongest current project databases, but the discrepancy is retained rather than hidden. For a resale transaction today, the condominium registration documents and the selected unit's title history are more useful than a marketing completion label.
The project makes the most sense for buyers who deliberately want the Khlong San side of the river while retaining fast access to Sathorn. Its strengths are tangible: a completed 40-storey building, walkable BTS access, a range of unit sizes and a top-floor amenity deck that uses the elevation well. Its weaknesses are equally tangible. The tower is more than a decade old, road access is not perfectly intuitive and a large number of competing resale and rental units means quality and pricing vary widely. A sensible inspection should therefore include not only the apartment but also the juristic office: current common fees, reserve funds, major maintenance plans, special assessments and any outstanding liabilities attached to the unit can materially change the real cost of ownership.
The advertised entry price illustrates why unit-level work matters. DDproperty was showing sale stock from THB 2.8M on 7 October 2026, while FazWaz was closer to THB 2.95M. Those figures are useful lower-market anchors, not a promise that a foreign buyer can purchase an acceptable foreign-quota apartment at that exact number. The cheapest listings may differ in quota status, renovation, furniture, floor, view or tenancy. Urbano Absolute is therefore easier to evaluate by shortlisting several real apartments and comparing their documentation and physical condition than by deciding that the project as a whole is 'cheap' or 'expensive'.
Ownership format
The condominium is a freehold project, but a foreign buyer can register a unit in freehold only while the building remains within Thailand's foreign-ownership ceiling of 49% of the aggregate unit area. Current FazWaz listings in this building explicitly include both Foreign Quota and Thai Quota units, so eligibility has to be confirmed for the exact apartment before funds are committed and the transfer is registered.
Unit types & sizes
The smallest original format. These units compete primarily on entry price, floor and condition, and current listings show both Thai- and foreign-quota examples. For an overseas buyer, quota status matters more than whether a seller labels a compact 30 sqm unit as a studio or a one-bedroom home.
The most common resale format in the building. Size and condition vary enough that two apparently similar one-bedroom units can differ materially in registered area, renovation, view and furnishing. Current listings include foreign-quota examples.
A practical format for a couple, family or buyer who wants a separate work room. Current asks are materially above compact-unit pricing, and upper floors or river-facing views can add a substantial premium. Compare units with the same registered area and ownership status before drawing conclusions from price per apartment.
A large two-level format at the upper end of the building's unit mix. Current stock includes approximately 120 sqm three-bedroom homes. Buyers should inspect the actual plan, internal stair, ceiling arrangement, alteration history and registered area rather than relying on the word 'duplex' in a listing.
The largest original format in the project. Current listings include roughly 165 sqm, three-bedroom, four-bathroom homes on upper floors. Pricing in this category is driven heavily by the exact outlook, renovation and configuration rather than by the building's average asking rate.
The original 30 / 38 / 74.5 / 114 / 168 sqm sizes are repeated in completion-era reviews and PropertyHub. Resale stock now includes intermediate sizes such as 30–31, 33–39, 74–75, 120 and 165 sqm. Transaction analysis should use the selected unit's registered area and plan rather than treating a marketing room label as a substitute for title documentation. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Address: 345 Soi Charoen Nakhon 14/2, Khlong Ton Sai, Khlong San, Bangkok 10600, Thailand.
- Krung Thon Buri BTS is roughly 320–350 metres away according to detailed project reviews.
- The tower sits near the western foot of Taksin Bridge; it is not direct riverfront, although upper floors and amenities make use of Chao Phraya and central-city views.
- Driving access is shaped by bridge ramps and one-way sections of Soi Charoen Nakhon 14/2, so the real route is worth testing at the buyer's normal travel time.
- The surrounding Khlong San neighbourhood is established, with SENA Fest, ICONSIAM and everyday urban services already operating rather than dependent on future development.

Price & purchase terms
- Current price: From THB 2.8M on the DDproperty project page checked on 7 October 2026; FazWaz was showing available stock from roughly THB 2.95M in the same period. This is a lower resale-market anchor rather than a fixed project price, so availability, condition, furniture, title and foreign-quota status must be verified for the selected unit.
- Completed: 2012-12
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Buyers who want to live on the Khlong San side of the river while commuting regularly toward Sathorn and making real use of BTS access.; Resale buyers who prefer to inspect a completed building, compare several apartments inside the same tower and negotiate from live market evidence.; Households that want access to both compact apartments and genuinely large two-bedroom or duplex formats within one project.; Foreign buyers prepared to select a specific unit with confirmed foreign-quota eligibility rather than assuming the whole tower is equally transferable to them.; Long-term landlords who understand that a deep rental market brings both tenant demand and meaningful competition from other owners in the building.; may not suit: Buyers who specifically want a new building with a current developer warranty, newer systems and minimal exposure to age-related capital works.; Anyone seeking a small low-rise community with few neighbours and light use of shared facilities.; Households for whom guaranteed dedicated parking for several cars is a non-negotiable purchase condition.; Foreign buyers who expect the cheapest advertised unit to be automatically eligible for foreign freehold without unit-level quota and document checks..

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing conflicts: FazWaz, DDproperty and ThinkOfLiving support 2012, generally December; PropertyHub uses 2013, while contractor AEAS records works continuing through April 2013. The main field uses December 2012 as the most consistent project-database value.
- A live Pruksa project page for this older condominium was not found. Developer identity is instead supported by Pruksa's own 2013 annual report, which lists Urbano Absolute as a 593-unit condominium project, and by the AEAS contractor portfolio and major property databases.
- Published map coordinates differ slightly: Homenayoo gives approximately 13.721129, 100.507206 and ThinkOfLiving gives 13.72086, 100.506968. The record uses the first point with a 250 m radius; the full street address is supported by multiple sources.
