Why this project is worth a look

A station-led routine

Krung Thon Buri station is immediately by the building, with the Gold Line transfer adding a connection towards ICONSIAM. It is a practical setting for a commuter crossing the river to Silom or Sathorn. Road exposure remains the trade-off, and the station experience still depends on the precise exit and apartment orientation.

A property you can inspect

The tower has been occupied for years. Buyers can see the actual home, lift operation and communal areas rather than relying on an architectural rendering. There is an established resale market across different budgets, though an asking price is not evidence of an agreed sale or confirmed stock.

More than one layout choice

The original mix ranges from small studios to one- and two-bedroom apartments and duplex homes. That offers a real choice between a low-entry-cost city base and a more divided interior. Square metres remain the limiting factor: two bedrooms can be surprisingly tight, while two levels introduce stairs and layout compromises.

A traceable development history

Ananda Development launched the project and included it in corporate disclosures. Its 2015 annual report also records Silver certification under the Thai TREES-NC scheme. Those are meaningful historical facts, but neither a recognised brand nor an old environmental award establishes the condition of a particular resale unit.

Amenities that can be tested

The sixth-floor pool, fitness area and reading facilities belong to an operating condominium. A buyer can ask to see them, understand access rules and find out whether refurbishment is planned. That visibility is more useful than treating a decade-old facilities list as a promise of current service quality.

About the project

The Sathorn in IDEO Mobi Sathorn is a clue to the commuting market, not its administrative address. The building stands west of the Chao Phraya River, in Khlong San, on Krung Thon Buri Road. Sathorn and Silom's office districts lie across the river. That distinction matters when choosing a home. The attraction is not that every office, restaurant or school in central Bangkok sits outside your front door; it is that a substantial part of a cross-river journey can be made by rail rather than by joining road traffic on the bridge.

The condominium's published street address is 134 Krung Thon Buri Road, near Krung Thon Buri BTS station. Launch-era descriptions use a distance of about 80 metres, while property platforms display figures between roughly 120 and 230 metres depending on which entrance or route they count. All point to a building very close to rail, but they do not establish a sheltered, step-free walk from every exit. Take the precise route you expect to use. A short distance beside a busy road can still involve exposed pavement, steps, heat, rain and traffic noise, none of which is captured by a station icon on a brochure.

Krung Thon Buri is also a transfer point to Bangkok's Gold Line. That connection goes towards ICONSIAM and Khlong San, giving residents an alternative to driving for shopping, riverside visits and trips within the western bank. The main BTS line provides the useful cross-river connection towards Silom. Journey times vary with the destination and connection, and the development should not be presented as having every part of central Bangkok within walking distance. For a resident who works remotely and travels to meetings only a few times a week, rail access can still make this side of the river practical.

This is an established building rather than a condominium sold off a future completion promise. Ananda brought IDEO Mobi Sathorn to market in February 2012. Early company documents anticipated completion during 2013, but the completed development is widely recorded as a 2014 project, with December 2014 stated in several profiles. Purchases today are generally resales. That removes the uncertainty of waiting for the tower to exist, while putting the emphasis on what has happened to the building and individual apartments over more than a decade: maintenance, repairs, alterations, tenancy and the condition of common facilities.

The scheme comprises one tower, normally described as 31 storeys in later company material and current directories. The frequently repeated unit totals of 529 and 530 are not necessarily two competing buildings. Original project information separates 529 residential units from one commercial unit, making 530 units altogether. This is a useful distinction if you are trying to understand how many neighbours may be using the lifts or why one directory counts residential accommodation only. It is not a reason to split the development into separate phases. IDEO Mobi Sathorn is also distinct from other Ananda projects carrying the Sathorn name.

The original homes lean strongly towards compact city living. Studio plans are advertised at around 21–25 square metres; conventional one-bedroom layouts at about 29–30 square metres; two-bedroom plans at roughly 42–52 square metres. Duplex apartments add another option. A studio is a manageable base for someone who spends most of the day elsewhere, but daily remote work, visitors and storage can make those square metres feel much smaller. A two-bedroom listing in the low-forties square metres does not offer the same flexibility as a much larger family home. The actual proportions of each room are more relevant than its category on the search page.

The resale market does not always preserve the developer's original layout labels. Apartments near 21–27 square metres sometimes appear as one-bedroom homes, while larger flats are advertised under the same label. Some owners may have changed partitions; others may simply describe a sleeping area differently. This makes it sensible to request the registered unit plan and compare it with the property on inspection. Duplexes particularly deserve a closer look. A staircase, the usable height under a mezzanine and the location of the bathroom can all affect how comfortably a seemingly generous two-level area can be used.

Amenities are real parts of an occupied building, not things still to be delivered by a contractor. The principal facilities include a pool, gym and reading area on the sixth floor, with gardens, a meeting space, parking and controlled access also documented. Their day-to-day value comes down to operation rather than brochure illustrations. A well-maintained pool can be a daily benefit; one awaiting repairs cannot. Prospective buyers can see whether equipment works, how crowded the space gets, whether lifts are maintained and how the common areas have aged. Those observations should carry more weight than a long list of facilities copied between listing websites.

Ananda's compact-layout approach is visible across the building. Small rooms keep the acquisition budget within reach for some buyers, but efficient use of area is not the same as generous space. A kitchenette can be close to the bed, a work desk may compete with a dining table and storage can become an ongoing negotiation. A duplex separates living and sleeping functions vertically, but its stair occupies useful room and is not equally convenient for every resident. Anyone comparing a studio and a duplex should focus on daily routines, not only the novelty of having two levels or the price attached to a different apartment type.

A historical point that distinguishes this project is its environmental certification. Ananda's 2015 annual report says IDEO Mobi Sathorn received a Silver certificate under Thailand's TREES-NC green-building scheme, issued by the Thai Green Building Institute. This is a dated, identifiable recognition, not merely a developer calling its building green. Yet certification when the property was new is not proof of current energy bills, present-day air-conditioning efficiency or the absence of expensive repairs. It is part of the building's documented design history, not a warranty of future operating costs.

Pricing requires care because the lowest advertised number and the cost of acquiring a suitable home are separate questions. A public resale advertisement for an approximately 21-square-metre studio asks THB 2.3 million. September 2026 listings also put some conventional one-bedroom homes around THB 2.95 million and two-bedroom apartments from around THB 5.5 million. These are seller requests, not completed sale prices or a developer's live price list. Renovation, furniture, existing tenants, floor position and the ownership quota attached to an individual unit can all change whether a seemingly cheaper property is the one worth buying.

There is a straightforward long-term rental proposition, too: compact homes near rail can appeal to residents who commute into the commercial districts and prefer not to keep a car. Advertised rents for small units can start around THB 10,000–12,000 per month, with substantially higher asking rents for larger homes. None of that should be read as a guaranteed return. Vacancy, letting fees, repairs, appliance replacement and ongoing building charges belong in any calculation. A low acquisition price can be offset by a full refurbishment or a prolonged search for a tenant. Listings show what landlords seek, not what each owner receives over a full year.

Legally, the development is described as a freehold condominium. Foreign nationals may register ownership of condominium units only within the statutory foreign quota, capped at 49% of the building's total condominium unit area. A listing marked 'freehold' therefore does not prove that the specific apartment can transfer into a foreign buyer's name. The current owner and the condominium juristic person need to establish title, confirm the remaining quota and provide the documents required for transfer. If the advertised unit sits within the Thai quota, changing that fact requires more than an assurance from an agent. The money-transfer documentation also matters for a foreign purchase.

Maintenance costs should not be confused with the original sales materials. Project directories quote a common-area charge of THB 45 per square metre per month and a historical sinking-fund contribution of THB 500 per square metre. These are useful reference points but not a verified current invoice for October 2026. After more than a decade, the condominium may have changed its operating budget or approved special works. Minutes of owners' meetings, recent common-fee statements and the reserve-fund position will tell a buyer more about the ongoing burden. Parking deserves similar scrutiny: a garage exists, but an advertised parking-space count or ratio is not a deeded place for each resident.

The inexpensive listing is not automatically the best value. Two apartments in the same tower may have had very different lives. One can retain its original kitchen and air-conditioners, another may have been substantially upgraded, and a third may be sold with a tenant whose lease continues after transfer. A road-facing unit will feel different from a higher apartment with a more open aspect, and the skyline visible today is not a permanent contractual entitlement. Visit at more than one time of day if possible. Lift use, road sound, afternoon heat, corridor upkeep and the surroundings after dark are much easier to judge in person than through listing photographs.

IDEO Mobi Sathorn makes most sense as an existing transport-oriented Bangkok home with a range of compact layouts, a recognisable developer and a real operating history. It should not be mistaken for spacious housing simply because a two-bedroom label appears on a floor plan, nor treated as a low-risk investment because the building was completed years ago. The choice comes down to a specific apartment: its registered rights, physical condition, practical layout, recurring liabilities and whether the address genuinely fits the buyer's routine. The project offers a credible starting point for that comparison, not a shortcut around it.

Ownership format

Freehold condominium ownership is possible for an eligible foreign purchaser only within the confirmed foreign quota, capped at 49% of the total condominium unit area in the building. The selected unit's registered title, quota status and seller documents must be verified separately.

Unit types & sizes

Studio
21.18–25.18 sqm
1 bathroom

The smallest entry point in the building. An advertised roughly 21-sqm studio is offered at THB 2.3 million, but that price belongs to one resale unit, not every studio. The kitchen, storage, appliance condition and any need for a work area deserve close attention because little space is available to absorb a poor layout.

From THB 2.3M in a resale listing
1 bedroom
29.34–30.30 sqm
1 bathroom

A separate sleeping area may make this a more workable everyday home than a studio, without turning it into a large apartment. A roughly 30.3-sqm resale example is advertised at THB 2.95 million. Other listings use the same one-bedroom label for noticeably different sizes, so the registered layout matters more than the search filter.

From THB 2.95M in a resale listing
2 bedrooms
42.14–51.69 sqm

Two separate bedrooms are possible within a relatively compact footprint. A 43-sqm example has been advertised around THB 5.5 million, with other sizes and floor levels carrying different prices. Look at usable bedroom widths, bathroom arrangement, circulation and storage rather than assuming a family-sized home from the bedroom count alone.

From THB 5.5M in a resale listing
Duplex apartment
41.50–61.23 sqm

A two-level arrangement within the same tower, not a separate phase. One listed duplex of roughly 42 sqm is offered around THB 6.2 million. Its appeal depends on the stair position, ceiling clearances, how the floor area is split and the registered plan; the duplex label alone is no guarantee of more functional room.

An asking-price example of THB 6.2M

These are the published original layout categories, not a complete inventory of homes currently for sale. Resales may be altered or advertised under different bedroom labels, including very small units marketed as one-bedroom apartments. Check the registered plan and area; all prices are examples of asking prices visible on 10 October 2026, subject to availability, condition, furnishings and transfer eligibility. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 2.3 million for an approximately 21-sqm studio advertised on DDproperty on 16 August 2026, checked 10 October 2026. This is a lower asking-price reference, not a completed sale price; availability, condition, title and total acquisition costs require separate verification.
  • Completed: 2014

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A commuter working across the Chao Phraya who can use the BTS line for much of the journey. The address reduces dependence on road crossings, though its advantage is smaller for offices far from rail.; A single resident or couple content with a compact base. Studios and conventional one-bedroom homes can keep the purchase budget manageable, but storage, cooking and home working must fit the actual floor plan.; A resale buyer who wants to inspect a real, occupied building before signing. The condition of common parts and the selected unit can be observed rather than inferred from launch materials.; An owner considering ordinary long-term tenancies. Rail access makes the address intelligible to potential renters, but asking rents are not evidence of occupancy, net yield or a guaranteed exit price.; Someone interested in a genuinely different internal arrangement. The building has duplex units, although stair use and usable ceiling height should be part of the decision, not just the novelty of two levels.; A purchaser who values a documented development history. Ananda reporting and an identifiable 2015 green-building award give factual background without removing the need to inspect current building accounts and physical condition.; may not suit: A family needing generous bedrooms, substantial storage and separate workspaces. Two bedrooms squeezed into roughly 42 sqm may not offer the space that the label suggests.; Anyone who prioritises quiet surroundings above transport convenience. A tower next to a major road will not deliver the same acoustic experience in every apartment.; A purchaser expecting a newly delivered unit, a fresh developer warranty and unaged building systems. IDEO Mobi Sathorn is an established 2014 property, with the maintenance exposure that brings.; An investor assuming a fixed yield or automatic foreign-freehold availability on every listing. Neither follows from the project name or its proximity to rail..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Listings describe freehold tenure and sometimes distinguish Thai and foreign quota, but no current juristic-person letter establishing foreign-quota availability for any particular sale unit was publicly available.
  • Directories quote THB 45/sqm common charges and a historical THB 500/sqm sinking-fund contribution; current invoices, reserves and any 2026 special levies have not been documented.
  • An early developer report called the tower 32 storeys; later corporate material and major directories use 31. Sources also vary between Bang Lamphu Lang and Khlong Ton Sai for the subdistrict, although the 134 Krung Thon Buri Road address and building identity align.
