Why this project is worth a look
Completed and inspectable
The building has been operating since 2019, so buyers can inspect the real product rather than a construction promise. The due-diligence emphasis shifts from completion risk to the condition of the specific resale unit, the juristic office, common areas, elevators and seller documentation.
Walkable Blue Line access
Sirindhorn MRT is within walking distance and the tower sits directly on Ratchawithi Road. That combination works well for buyers who want rail access plus straightforward road connections, although main-road exposure makes unit orientation and noise checks more important.
Deep resale comparables
There are numerous sale and rental listings in the building in 2026. A buyer can therefore compare similar units by floor, size, renovation and view instead of treating a single advertisement as the market benchmark.
Rooftop amenity focus
Pool, gym, lounge and garden space are concentrated on the upper levels. The arrangement gives residents usable shared space away from street level and takes advantage of the tower's river-and-city outlook rather than relying on a large ground-level estate.
About the project
Urbano Rajavithi is a completed Pruksa Real Estate high-rise on Ratchawithi Road in Bang Phlat. The development consists of one 25-storey tower with 323 residential units and was completed in 2019. That makes it a very different buying proposition from an off-plan condominium. The useful questions are now visible and testable: how the common areas have aged, how the juristic office operates, what the elevators and parking feel like at busy times, and how one particular resale unit compares with other units in the same building. By early October 2026 the project had an active resale and rental market across the major portals. The lowest recent asking price we could verify was THB 3.0M for a one-bedroom unit of about 30.7 sqm. That is a live resale asking price, not a developer price list or a promise that the unit will still be available when a buyer enquires.
Location is the clearest everyday advantage. The building fronts Ratchawithi Road near Bang Phlat intersection and Krung Thon Bridge, with Sirindhorn MRT within walking distance. Different services measure the walk differently because they use different entrances and map points, so it is safer to think in terms of a few hundred metres rather than advertise one supposedly exact number. The Blue Line gives the area a practical rail connection, while Ratchawithi, Charan Sanit Wong and Sirindhorn roads provide direct road links across this part of Bangkok. The trade-off is equally clear: this is a main-road building, not a quiet low-traffic soi. Buyers who are sensitive to traffic noise should judge the actual floor and orientation of the unit, ideally at more than one time of day.

The original unit mix was deliberately simple: one-bedroom homes at 30 sqm, two-bedroom homes at 47–47.5 sqm, and a larger two-bedroom format at 64.5 sqm. Resale listings sometimes show slightly different areas — around 30–34 sqm for smaller units and about 47–49 sqm for the compact two-bedrooms — which is one reason to check the title-deed area rather than rely on a portal label. The 30 sqm format is primarily a singles-or-couples apartment. The 47–49 sqm two-bedroom can work for a couple needing a separate office or for a small household, but it remains compact. The larger 64.5–65 sqm layout is the more comfortable long-term option and naturally sits at a higher resale price point.
The amenity strategy is concentrated at the top of the building. Current and historical project sources consistently identify a swimming pool, gym, lounge, rooftop garden and sauna, alongside a lobby, access control, CCTV and 24-hour security. This arrangement makes sense for a high-rise in this location because the upper levels can open views over the river, bridges and city. Those views should still be treated as unit-specific rather than guaranteed by the project name. Orientation matters, neighbouring sites can change, and a marketing photograph taken from a high corner unit says very little about a lower apartment on another side. If a Chao Phraya or bridge outlook is part of the reason for paying a premium, it should be verified from the exact unit before negotiating.
Because the developer sales cycle is over, Urbano Rajavithi is now priced unit by unit by owners and agents. By autumn 2026, primary developer sales were closed. In early October, smaller one-bedroom resale asking prices were around THB 3.0–3.05M, while compact two-bedrooms around 47–49 sqm were marketed from roughly THB 5.2M and larger units around 65 sqm at materially higher levels. On the rental side, 30 sqm one-bedrooms were commonly advertised around THB 15,000–16,000 per month, with two-bedrooms around 49 sqm typically above THB 22,000 and larger units reaching higher asking rents. These are snapshots of advertised stock, not achieved transaction prices and not a yield calculation.
For an international buyer, the condominium structure is important. Thai law allows a foreign individual to hold condominium title in their own name when the building remains within the statutory foreign ownership quota. The aggregate foreign share is capped at 49% of the condominium area, and the juristic person must confirm the available foreign quota for the transfer. That means a resale advertisement describing a unit as freehold is useful information, but it is not enough on its own. Before signing and transferring funds, the buyer should verify the unit title, seller identity, outstanding common charges, foreign-quota letter and the banking documents required for registration. The legal framework makes direct foreign condominium ownership possible, but eligibility still has to be checked for the exact unit at the time of transfer.
For investors, the strongest evidence is not an old launch brochure but the amount of real stock currently competing in the same building. Urbano Rajavithi has enough sale and rental activity to compare like with like: a 30 sqm unit against other 30 sqm units, or a 49 sqm two-bedroom against competing floors and views. That transparency is useful, but it also means the building is not a scarcity story. A unit has to win on price, condition, furnishing, outlook or layout. Owner-occupiers should use the same logic in a different way: compare several apartments in the building and pay attention to actual maintenance, corridor condition, lift waiting, parking procedures and noise. The best unit in an established building can be a very different purchase from the cheapest listing in the same project.
The single-tower format also matters in day-to-day use. With 323 apartments, Urbano Rajavithi is neither a boutique building nor a multi-tower mega-development. Residents share one main set of entrances, lifts, parking and upper-level facilities. A launch-era review quoted parking at roughly 50% of residential units including tandem spaces, while an independent project profile lists three passenger lifts. Those numbers are more relevant to some buyers than to others. Someone who uses the MRT every day may barely care about parking; a household that drives daily should inspect how access actually works in the evening, whether spaces are assigned, how tandem parking is managed and what rules apply to visitors rather than relying on the simple statement that the project has parking.
Ongoing ownership costs deserve the same unit-specific approach. Current project profiles quote a common-area fee of THB 65 per sqm, but a resale buyer should not assume that an online project profile is the same thing as a current juristic-office invoice. Before transfer, it is sensible to obtain the seller's clearance for outstanding common charges, confirm the current rate, understand facility rules and ask how major future repairs are funded. A 2019 building has enough operating history for buyers to judge maintenance rather than guess. The condition of the pool, gym, access systems, corridors, lifts and exterior is more useful than a generic developer reputation score because it affects both owner comfort and how competitive the unit will be in the rental and resale market later.
The surrounding neighbourhood is established urban Bangkok rather than a self-contained lifestyle compound. Krung Thon Market and everyday retail sit close to the project, while the larger Pinklao shopping destinations are a short road trip away rather than part of the doorstep environment. The area had functioning local services before the condominium arrived, and the rail connection later improved accessibility. That reduces dependence on promises about future infrastructure, which is valuable in a resale purchase. It also means the street environment feels busy and genuinely urban. One buyer may see convenience and transport choice; another may prefer a quieter residential pocket. Walking the immediate area at the times you would actually leave for work or return home is therefore more informative than judging the location from a map alone.
Ownership format
A foreign buyer may register direct condominium ownership if the building remains within the statutory 49% foreign-ownership quota. Availability of foreign quota must be confirmed for the selected unit before transfer.
Unit types & sizes
The most common small format, aimed mainly at singles or couples. In early October 2026, comparable one-bedroom resale units were being marketed from around THB 3.0M, with asking rents commonly around THB 15,000–16,000 per month. Floor, condition and title-deed area should still be checked unit by unit.
A compact two-bedroom layout that can work for a couple needing a study or spare room, or for a small family, but it is not a large family apartment. Resale pricing varies materially with floor, outlook and renovation quality.
The largest confirmed standard layout in the project. It is better suited to longer-term owner occupation by a couple or small family that values separate rooms and more storage; these units are less common and materially more expensive than the compact formats.
The original unit mix is supported by launch-era and current project profiles. Resale listings sometimes show slightly different areas, so the title-deed area of the selected unit should take precedence in a transaction. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Buyers who want an established Bangkok high-rise with rail access and no construction-completion risk.; Owner-occupiers comfortable with roughly 30–65 sqm apartments who value transport, city services and rooftop amenities more than a large master-planned estate.; Investors who prefer to judge an existing rental and resale market from live competing listings rather than rely on developer forecasts.; may not suit: Buyers looking for a brand-new developer unit with staged payments and a fresh new-build warranty; primary developer sales are closed.; Larger households that need substantially more than about 65 sqm or private outdoor space.; People who specifically want a quiet back-soi environment; the tower directly fronts a major urban road..

- Sources disagree on the subdistrict label: some portals use Bang Yi Khan, while map and address sources use Bang Phlat. The registry entry therefore uses 159 Ratchawithi Road, Bang Phlat, Bang Phlat, Bangkok 10700; the administrative subdistrict should be checked against the title or condominium juristic office before publication.
- The remaining foreign ownership quota for any particular unit is not publicly confirmed. A foreign buyer's ability to register direct ownership must be verified through the condominium juristic person's quota letter for the selected unit.
- A launch-era review quoted parking at roughly 50% of units including tandem spaces. Current parking rules, the practical number of available spaces and owner entitlements were not independently confirmed.
