Bang Phlat on the Blue Line is roughly a 300–400 m walk depending on the starting point and route, while the river sits directly behind the project. That gives the building a straightforward combination of urban rail access and a genuine riverside setting rather than a river-themed name alone.

The building has 38 floors and one tower. There are 1,424 registered units in total, comprising 1,421 residential units and three commercial units. The two figures commonly seen online therefore describe the same project: 1,421 counts the homes, while 1,424 includes the commercial units. For a project of this scale, lift access, corridor position, floor density and how the common areas operate at busy times matter more than the headline count by itself.

Ananda Development is the consumer-facing developer brand, while AMF Asia Bangphlat Co., Ltd. is the project owner and condominium registrant. The condominium is registered as no. 4/2565, the underlying land is identified through multiple title deeds, and the EIA approval is dated 19 November 2019. On a resale purchase, the counterparty is normally the current unit owner rather than the original developer, but the condominium’s registered status, juristic-person records and common-property obligations remain part of the building-level due diligence.

Completion in June 2022 means the decision is now about an existing asset rather than a construction promise. A buyer can inspect the actual lifts, parking circulation, pool deck, rooftop areas and the condition of a specific unit before committing. That also makes documentary checks more concrete: the unit title, debt-free certificate from the condominium juristic person, current common charges and foreign-quota certificate can be reviewed against what is physically being sold. A polished resale listing should never substitute for those documents.

The residential mix is predominantly compact. Standard one-bedroom units are around 30.5–31 sq m, one-bedroom-plus layouts around 34 sq m and two-bedroom units around 55.5 sq m, alongside studios and high-ceiling hybrid formats. Floors 32–37 are materially different from the regular residential stack because many units there use the hybrid concept with tall glazing and ceilings around 4.55 metres. This makes floor and exact layout more important than the generic label 'one bedroom' when comparing two listings.

Hybrid units deserve a separate check because practical floor space can look larger than the legal title area. One 34.5 sq m one-bedroom hybrid is documented with an internal mezzanine that creates about 50.5 sq m of practical floor space, while the title area remains 34.5 sq m. That distinction should carry through to valuation, price-per-square-metre comparisons and the sale contract. The mezzanine may make the apartment feel dramatically larger, but it does not automatically add registered ownership area.

The amenity programme is spread vertically through the tower. The lower levels combine the lobby, meeting and resident spaces, mail and smart lockers, laundry, retail and parking. Level 6 is the first residential floor and also contains the main pool cluster, including a roughly 44-metre saltwater pool, children’s pool, jacuzzi, sauna, steam facilities and lounge space. Level 38 shifts the focus to exercise, work and views, with gym areas, co-working space and social zones; the rooftop continues outdoors with gardens, a jogging route, yoga space and a children’s area.

The scale of the building creates a practical parking constraint. Published project specifications use both 533 and 535 spaces, a minor discrepancy that does not change the main point: a car space should not be assumed to come automatically with every apartment. Anyone buying with regular car use in mind should verify the seller’s parking entitlement, sticker or access arrangement and the current juristic-person rules rather than relying on a generic facilities list.

This is now a resale-led market. On 2 October 2026, FazWaz showed active sales starting around THB 2.3 million and extending materially higher depending on size, floor, furnishing and view; PropertyHub also carried a broad set of live sale listings. The lower figure is useful as an entry anchor, not as a standard project price. A low-priced studio, a furnished one-bedroom, a high-floor hybrid and a tenant-occupied unit are economically different assets even if they share the same address.

The river-view story is real but should still be checked at unit level. At launch, Ananda promoted river views for units from around the 10th floor and designed the upper common areas around the same outlook. The resale market, however, includes both river-view and city-view apartments. The meaningful questions are the exact orientation, what can be seen from the living space rather than just a balcony, whether nearby structures interrupt the line of sight and how exposed the apartment is to afternoon sun.

Daily connectivity is one of the easier strengths to verify. Bang Phlat MRT is walkable, Lotus Charansanitwong sits very close to the project, and Central Pinklao is roughly 3.8 km away. The trade-off is that the front of the project addresses a busy urban road. A quiet interior cannot be inferred from a high floor or from marketing language; sound should be tested inside the exact unit with the windows both closed and open. Orientation also matters for heat, glare and wind on the upper floors.

Foreign ownership is a unit-level transfer question, not a project-level marketing label. Thai condominium law allows foreign freehold ownership only within the building’s 49% foreign-owned area limit, and the condominium juristic person must certify the quota for the transfer. Some current listings at Ideo Charan 70-Riverview are expressly marked Thai Quota. A foreign buyer therefore needs confirmation that the selected resale unit can actually transfer into the foreign quota; otherwise the fact that the project itself is a freehold condominium does not solve the ownership issue.

The project is most useful to evaluate as a mature, inspectable Bangkok resale rather than as an Ananda launch story. Its combination of river proximity, Blue Line access, rooftop facilities and multiple compact layouts gives buyers several distinct unit profiles to choose from. The compromises are equally visible: a very large residential population, shared parking, meaningful differences between resale units and a foreign-quota check that cannot be skipped. The quality of the specific apartment and the clarity of its documents matter more here than any single project-wide headline.

Ownership format

A foreign buyer can hold a condominium unit as freehold only while the building remains within Thailand’s 49% foreign-ownership area limit and the selected unit can be transferred within that quota. The condominium juristic person must certify the foreign proportion for the transfer. Some current listings in this project are explicitly marked Thai Quota, so a project-level 'freehold' label does not make every resale unit foreign-freehold eligible. Leasehold, where separately offered, is a contractual tenure rather than unit title ownership.
