The outcome is visible
This is a functioning 2019 condominium, not a promise of what a future building may become. A buyer can inspect lift waiting times, common-area wear, the pool, gym and lobby before committing. The trade-off is that the developer specification is no longer the whole story: the condition, paperwork and seller of the individual resale unit now matter more.
Rail access is tangible
Bang Phlat MRT is genuinely walkable, with current listings typically quoting about 140–200 metres. That can support both daily use and long-term rental appeal. The same address also fronts a busy arterial road, so the best unit choice is not simply 'nearest the station' but the combination of floor, orientation, glazing and acceptable noise.
Comparable units exist
The official unit mix is concentrated around 26 sqm, 34.5 sqm and 60 sqm formats. In a 635-unit building that creates useful internal comparables: buyers can contrast similar units by floor, renovation and view instead of treating every listing as unique. Title-deed area should still be checked because portals often round 26 sqm to 27 and 34.5 sqm to 35.
Amenities can be audited
The sky pool, fitness room, lounge, garden and co-working areas are already in operation. Their present condition is more informative than the original renderings, especially in a building that has been occupied for several years. The project was designed around Chao Phraya outlooks, but a private-unit river view remains a unit-specific feature rather than a blanket project entitlement.
Resale depth helps negotiation
Multiple active sale and rental listings provide a live comparison set. A buyer can test whether a low asking price reflects a genuine opportunity, a lower floor, weaker view, dated fit-out or simply a motivated seller. The THB 2.49M entry point is useful as a market floor on the check date, but it should not be mistaken for the price of every layout or ownership position.

De LAPIS Charan 81 is a completed resale condominium rather than an off-plan proposition. Grand Unity built a 32-storey residential tower with 635 units, a separate parking structure and two retail units on Charan Sanit Wong Road. The developer was already announcing handover activity in 2019, and its 1 January 2026 article lists De LAPIS Charan 81 as sold out. That distinction matters today: a buyer is no longer choosing from a developer price list but from individually owned units, each with its own title position, fit-out, maintenance history, view and asking price.
The location is straightforward to understand on the ground. The building sits on Charan Sanit Wong Road close to Bang Phlat MRT station, and current portal listings typically quote roughly 140–200 metres to the station. This is a genuine walk-to-rail address rather than a project that uses a broad neighbourhood label. The trade-off is equally tangible: Charan Sanit Wong is a major road. A high-floor river-facing unit and a lower-floor unit exposed to traffic can feel like very different properties even though they share the same facilities and project name.

The project is large enough to have an active internal resale market. With 635 homes, buyers can often compare several units of the same basic layout rather than treating the first available listing as unique. That improves price discovery, but the scale also puts pressure on lifts, parking and management. A detailed completion-era review records three passenger lifts plus a service lift in the residential tower. For an end user, the useful test is practical: visit at a busy time, check waiting times, corridor condition and how the juristic office manages deliveries, visitors and common areas.
Grand Unity's official project page identifies five standard layouts: a 26 sqm studio, a 26 sqm one-bedroom, a 34.5 sqm one-bedroom corner unit, a 34.5 sqm one-bedroom-plus layout, and a 60 sqm two-bedroom. The range is compact and easy to compare. Resale advertisements sometimes round the same homes to 27 or 35 sqm and may use slightly different layout labels, so the title deed area should take precedence over portal shorthand. That is especially relevant when comparing price per square metre or deciding whether two listings are truly equivalent.
The common areas are a meaningful part of the building rather than a long amenity checklist spread across multiple small rooms. Grand Unity lists a high-ceiling lobby, co-working area, playground, sky fitness room, infinity-edge pool, sky lounge and sky garden. The developer's design story emphasises Chao Phraya views from the upper common areas. Those shared spaces can be inspected today, which is an advantage of buying in a mature project. A river view from a private unit, however, is not guaranteed by the project name; orientation, floor and any intervening development have to be checked for the exact apartment.
PropertyHub currently shows a common fee of THB 60 per sqm for the project. That is a useful budgeting reference, not a substitute for the condominium juristic person's current statement. In a resale purchase, the buyer can go further than a brochure-level estimate: ask for the latest common-fee invoice, confirm whether the seller has arrears, review the debt-free certificate required for transfer and, where available, look at recent owner-meeting information. The ongoing quality of a six-year-old high-rise is shaped as much by management and maintenance funding as by the original specification.
Parking is one area where public sources do not align perfectly. Detailed reviews from around completion cite 260 spaces, or roughly 41% of the residential-unit count, while some later project summaries give 277. Rather than presenting one disputed number as certain, the more useful question is unit-specific: does the apartment come with any defined parking entitlement, how is allocation managed, and what is occupancy like in the evening? A buyer who depends on a car every day should treat this as part of the viewing, not as a box automatically ticked by the existence of an eight-storey parking building.
As of 2 October 2026, resale inventory is visible across several major portals. FazWaz shows an entry point of THB 2.49M, while current PropertyHub and DDproperty listings demonstrate a wider spread depending on floor, size, fit-out and seller expectations. This is exactly why a single 'starting price' can be misleading in an established condominium. The lower figure is useful for setting a search floor; it does not imply that a preferred 34.5 sqm layout, high floor or river-facing unit is available at that number. Comparable units inside the same building are the better basis for negotiation.
The developer is clearly identified as Grand Unity Development Co., Ltd. Grand Unity's corporate site says the company has more than two decades of condominium-development experience in Thailand and is affiliated with Univentures Public Company Limited. That gives the project a traceable development history, but it should not blur the legal reality of a resale transaction. The party receiving the purchase money is normally the current owner, not the developer, so title, seller identity, encumbrances and transfer documents still have to be checked at unit level.
Foreign ownership also has to be treated at unit level. Thailand's Department of Lands materials state that foreign ownership in a condominium cannot exceed 49% of the aggregate unit area. Some current De LAPIS Charan 81 listings are advertised as freehold, but a portal label is not proof that a foreign buyer can register that particular transfer today. The condominium juristic person must certify the foreign quota for the transaction. If the quota is full, freehold transfer to the foreign buyer is not available; any lease or alternative contract should be assessed on its own terms rather than assumed to be an equivalent substitute.
For a buyer, the strongest way to approach De LAPIS Charan 81 is to use the building itself as a comparison set. Walk from Bang Phlat station, view more than one unit of the same layout, compare road noise and outlook, inspect the upper-floor facilities, and ask the juristic office the questions that only a functioning building can answer. The construction outcome is already visible, which removes much of the uncertainty associated with a new launch. The remaining risks are more concrete: the condition and price of the chosen unit, management quality, parking practicality and the legal position of the title for the intended buyer.
Ownership format
A foreign buyer can take freehold title to a condominium unit only while foreign ownership remains within the statutory 49% cap measured by the aggregate area of all units in the condominium. There is no public source showing the remaining foreign quota at De LAPIS Charan 81 today; the condominium juristic person must certify the quota for the specific transfer. If quota is unavailable, freehold registration to the foreign buyer is not available, and any lease or other contractual structure would need separate unit-level review if a seller offers it.
Unit types & sizes
The smallest official format. It suits a single occupant or a buyer prioritising a lower total ticket and rail access over a separate bedroom. On a 26 sqm footprint, furniture choice matters: storage, desk space and clear circulation can make two otherwise identical studios feel materially different.
It uses the same official 26 sqm area as the studio but separates the sleeping zone more clearly. The practical choice between the two is therefore about layout rather than size alone. In a resale unit, check whether any partitions or built-ins have been altered from the original plan and whether those changes suit how the apartment will actually be used.
A larger one-bedroom format placed on a corner position. The extra area gives more flexibility for storage and a proper living zone, while the real premium of a particular resale unit depends on its orientation and outlook. 'Corner' should not be read as automatic river view; floor and window direction still need to be checked.
This layout adds a separate flexible room within the same 34.5 sqm official area. It can be useful as a workroom, storage-heavy space or other secondary zone without moving to a 60 sqm two-bedroom. Resale ads sometimes simplify the label to a standard one-bedroom, so the plan is more reliable than the listing title.
The largest standard layout in the project and the clearest option for a couple needing two separate rooms or a small family. With much of the building focused on compact units, these apartments are a different resale proposition. Compare them on condition, floor and outlook as well as price per square metre, because there may be fewer like-for-like choices at any one time.
