In practical terms, the building should be treated as a large, established condominium with a long resale history. A buyer is not taking construction risk here; the real variables are the individual title, the unit’s physical condition, renovation quality, floor, orientation, view and the way the condominium is being managed today.
The tower sits on Jomtien Beach Road near Soi Jomtien 14 and the Chaiyapruek Road end of Jomtien. A verified map link resolves the building at 12.8835, 100.8812. Public sources use more than one street number for the same tower: 159 Soi Jomtien 14 is used by current DDproperty listings and the business map entry; 132/27 Jomtien Beach Road appears in several project directories; Hipflat shows 103 Jomtien Sai Nueng. The map position, building identity and surrounding road geometry are consistent despite the numbering conflict. The practical location point is simple: the building faces Jomtien Beach Road with the beach immediately on the other side, and the road is served by the local songthaew route. This makes the project unusually straightforward for buyers who want an actual beachfront daily routine rather than a development that uses “Jomtien” as a broad marketing label while sitting much farther inland.

Scale is part of the decision. Roughly 1,200 homes in a 30-floor tower create a very different living experience from a boutique condominium. The advantage is an established operating building, a substantial resale pool and shared facilities designed for a large resident base. The trade-off is density. Lift traffic, parking demand, visitor movement and corridor activity can matter more than a brochure suggests, especially for full-time residents. A sensible viewing therefore includes more than the apartment itself: visit the floor, use the lifts, walk the parking areas and common spaces, and if possible see the building at a busier time of day. Buyers looking for hotel-style privacy or a quiet low-density residence may find the format too large even if they like the beach location.
The unit sizes are one of the project’s clearest differentiators. Project profiles commonly show studios around 48–55 sqm, with larger one- and two-bedroom layouts starting around the mid-90s sqm and extending well above 100 sqm. Current resale stock adds useful context: one-bedroom listings appear at 86 sqm and 142 sqm; two-bedroom units appear at 96, 140, 142 and 145 sqm; and 228 sqm three-bedroom homes are also marketed in the building. The labels are not perfectly consistent. A 48 sqm home may be called a studio in one listing and a one-bedroom in another after an internal partition or renovation. That is why the registered floor area and actual internal layout matter more than the headline bedroom count. In an older resale building, owners have had years to alter kitchens, partition sleeping areas or combine space, so the title and the physical apartment should be checked together.
The September 2026 resale market gives buyers plenty to compare. The lowest active asking-price anchor we found was THB 2.4 million for a 48 sqm unit, updated on 5 September 2026. Other 48 sqm apartments are listed higher, while larger two- and three-bedroom homes move into very different price bands. This should not be presented as a developer “price from” figure: there is no single project price in a mature resale condominium. Each asking price belongs to one owner and reflects a specific floor, view, renovation level, furniture package, title position and urgency to sell. The broad listing pool is still useful because it allows side-by-side comparison. It does not, by itself, prove liquidity or tell a buyer what a unit will ultimately sell for.
Common facilities are repeatedly described as including a large communal pool, gym, parking, lobby or reception areas, landscaped space, 24-hour security and CCTV. Several project and agency sources also describe ground-floor shops, restaurants and day-to-day services within the complex. For a building completed in 2008, the current condition of these facilities matters more than the amenity count. Buyers should look at the pool deck, lifts, corridors, façade and balcony edges, drainage, parking, access control and the general standard of maintenance. An older high-rise can be a very good buy when the common property is well run, but the answer comes from the juristic office records and a physical inspection, not from an amenity icon on a portal.
Foreign ownership needs to be checked at unit level. Thailand allows qualifying foreign buyers to hold condominium freehold within the statutory foreign ownership quota, capped at 49% of the total unit area of the registered condominium. Current View Talay 8 listings explicitly advertise some units as Foreign Quota, which shows that foreign freehold transactions exist in the building. It does not mean every resale unit can be transferred to a foreign buyer in that form. Before transfer, the condominium juristic person should certify the foreign ownership proportion for the selected unit, and the buyer should verify the title, any outstanding common-area charges and the required evidence for funds remitted from abroad. A seller’s listing label is useful for screening; it is not the legal confirmation.
Because this is a mature resale project, due diligence is mostly about the apartment and the operating condominium rather than the developer’s construction schedule. In the unit, inspect electrical work, plumbing, air-conditioning, window and balcony seals, signs of water ingress, bathroom waterproofing and the quality of any renovation. In the building, ask for the current house rules, common-fee statement, no-debt certificate process, information on major planned works and the actual charges in force today. Public sources also disagree on the historical legal entity behind the project: View Talay Pattaya Beach Condominium, View Talay Marina Beach Condominium and View Talay Jomtien Condominium (1999) Co., Ltd. all appear in credible secondary profiles. The View Talay identity is clear; the precise developer legal entity is not sufficiently consistent in open sources to present as settled fact. For a resale purchase, the registered documents and condominium juristic person are the right place to resolve that point.
View Talay 8 therefore works best for a buyer who values physical space, immediate Jomtien Beach Road access and the ability to choose among existing units. It is less suited to someone who wants a new-build warranty, a small resident count, uniform interiors or a turnkey developer payment plan. The age of the building is not automatically a disadvantage; it simply changes what should be examined. A renovated 48 sqm studio and an untouched 48 sqm studio in the same stack can represent very different purchases. The project is most useful as a framework for comparison: shortlist several units, normalize the comparison by registered area, floor, view, renovation, ownership status and total transfer terms, then verify the strongest candidate through the juristic office before committing a substantial deposit.

This is the project’s most recognizable entry format. Current resale stock contains many 48 sqm homes, and some owners market the same floor area as a one-bedroom after adding a sleeping partition. Compare the registered area, kitchen and bathroom positions, renovation standard, view and the real privacy of the sleeping zone rather than relying on the listing label alone.
There is no single standard one-bedroom footprint across the resale market. Project directories show a broad original range, while current listings use the one-bedroom label for additional configurations. Treat this as a family of layouts: request the unit plan and title, then check which partitions or functional zones were added after the building was completed.
Two-bedroom units cover a wide range, from roughly 96 sqm to homes around 140–145 sqm. That spread makes bedroom count a poor comparison tool on its own. Corner position, balcony width, outlook, internal circulation and renovation quality can matter more than the nominal unit type, particularly for buyers planning full-time occupancy.
Resale listings include 228 sqm three-bedroom homes, but public sources do not establish whether every such unit was an original developer layout or whether some were created through later combinations. For a large unit, the title and registered plan deserve particular attention so the legal configuration matches the apartment being shown and sold.
