Thousands of units and active secondary-market inventory create real choice across buildings, floors, views and renovation levels. That can be an advantage for a patient buyer, but it also means a project name and asking price are not enough to compare value.
Five distinct buildings
A1, A2, A3, S1 and S2 appear as separate buildings in Pattaya’s municipal records. The S blocks are generally closer to the beach-road side and the A blocks toward Jomtien Second Road. Building selection should therefore be an early filter, not an afterthought.
Accessible entry point
Recent resale asking prices reach down to roughly THB 1.05 million, giving the complex a low entry point for Jomtien. The cheapest listing may also carry renovation needs or a less desirable position, so compare total acquisition and improvement cost rather than the headline alone.
Established daily amenities
Pools, fitness areas, parking, security, shops, food and everyday services already operate within or immediately around the complex. This suits long-stay use, but the condition and convenience of those facilities vary by building and should be walked in person.
Building checks matter
Municipal inspection records in 2026 show different outcomes by block, including a separate non-passing/objection entry for A3. This is a concrete reminder that mature multi-building projects require current building-specific documents before purchase.
About the project
Jomtien Beach Condominium is one of the large, mature residential complexes in Jomtien and is commonly marketed under several closely related names, including Jomtien Beach Condo and Rimhad Jomtien Condominium. The buyer-relevant point is that this is not a single tower with one standard product. Pattaya’s public building-inspection database separately identifies A1, A2, A3, S1 and S2 under the Rimhad Jomtien Condominium name, while long-running local property sources describe the wider development as a five-building complex with roughly 3,700 units. S1 and S2 are generally described as 18-storey blocks closer to the beach side, with A1, A2 and A3 at about 15 storeys toward Jomtien Second Road. That physical split explains why two listings carrying the same project name can feel like different purchases once you visit them.
The development dates from the early large-scale growth of Jomtien. Most major project databases place completion in 1993, although several sources use 1994. For a building of this age, the one-year discrepancy is less important than unit-level and building-level due diligence. Resale stock ranges from apartments that retain much of an older configuration to extensively renovated homes with new kitchens, bathrooms, ceilings, doors and electrical work. A unit can look modern in photographs while the underlying building remains more than three decades old. Buyers should therefore inspect plumbing signs, electrical capacity, windows, balcony condition, air-conditioning installation, common corridors and lifts, rather than assuming that a fresh interior renovation tells the whole story.

The resale market is active as of September 2026. PropertyHub shows dozens of sale and rental listings, while FazWaz, Hipflat and other platforms also carry current inventory. The lowest recent asking-price anchor we found in the live resale set was THB 1.05 million for a compact unit shown on PropertyHub in August 2026. That figure is not a project-wide price and should not be treated as guaranteed stock. Asking prices move materially with building, floor, view, registered area, renovation level and ownership quota. Before using any low headline price in a negotiation, confirm that the listing is still active, identify the actual seller, compare the registered area with the advertisement, and establish which transfer costs and outstanding common charges sit with each party.
The published unit mix gives a useful starting point but should not be mistaken for a rigid modern floor-plan schedule. DDproperty’s Jomtien Beach Condo profile lists studios at 28–32 sqm, one-bedroom units at 51–68 sqm and two-bedroom units at 75–110 sqm. Current resale listings show a wider pattern, including compact units around the high-20s to mid-30s and larger apartments with room labels that do not always match those historic ranges. That is normal in a long-established condominium where owners have reconfigured interiors over time. When a buyer cares about a true separated bedroom, usable living area or the possibility of combining spaces, the registered plan and an in-person inspection matter more than the portal’s bedroom filter.
Common facilities are practical rather than concept-driven: swimming pools, fitness areas, landscaped pockets, children’s areas, parking, security and CCTV are repeatedly documented across project sources. On-site or ground-floor commercial uses include small shops, restaurants, cafés and everyday services, with laundries also mentioned by multiple local sources. This makes the complex usable for long stays without relying on a new-development amenity brochure. It also creates variation. A large site with several buildings does not deliver the same common-area experience from every entrance, so buyers should walk the route from their intended building to the pool, parking, street exit and beach-side transport rather than judging the whole development from one set of marketing photos.
A particularly useful due-diligence signal comes from Pattaya’s Public Works database. Entries dated March 2026 show A1, A2, S1 and S2 with passing building-inspection results, while A3 has an entry dated 11 March 2026 marked “ไม่ผ่าน (ท้วง),” indicating a non-passing/objection status in that database. The line itself does not explain the underlying issue and does not establish whether it was subsequently remedied. It should not be turned into a blanket safety conclusion. It does, however, give an A3 buyer a concrete document request: obtain the latest inspection outcome and any follow-up evidence directly from the relevant condominium juristic person. The same discipline is sensible for every building in a mature complex.
Foreign ownership must be checked at the unit and building level. Thailand allows a foreign buyer to hold condominium freehold only while the foreign-owned share remains within the statutory 49% limit, and the condominium juristic person provides the quota confirmation used for registration. Current Jomtien Beach Condominium listings include examples specifically advertised as foreign-quota units, which shows that foreign freehold stock does exist in the resale market. It does not mean every unit can transfer that way. A buyer should obtain current quota confirmation for the chosen building before paying a non-refundable deposit and should distinguish clearly between foreign freehold, Thai-quota ownership and any lease arrangement offered by a seller.
Geographically, the complex occupies a familiar part of central Jomtien around Soi 10–11, stretching between the Jomtien Beach Road side and Jomtien Second Road in Nong Prue, Bang Lamung, Chon Buri. The S buildings are generally associated with the beach-side portion, while the A buildings sit farther toward the Second Road side. This matters more than a generic “near Jomtien Beach” label: walking distance, traffic noise, outlook and access to shared facilities vary by building. Songthaew public transport runs along the beach-road corridor and the surrounding streets have convenience stores, food and daily services, so a car is not essential for many routines. The exact unit orientation still deserves a daylight visit because neighboring buildings and future works can affect the view.
DDproperty identifies Jomtien Beach Condominium Company Limited as the developer of the project. Thai corporate data confirms an active company under that English name, registered on 24 December 1993, engaged in the sale of its own residential real estate and based in Moo 12, Nong Prue, Bang Lamung. Unlike a current off-plan launch, this mature development does not have a surviving sales environment with one official availability sheet, one construction specification and one payment plan. That changes the buyer’s job. The key documents are the unit title, foreign-quota letter where relevant, debt-free/common-fee confirmation, the selected building’s juristic-person records and evidence of any renovation or material alteration.
Jomtien Beach Condominium is best viewed as a resale ecosystem rather than a discounted version of a new launch. Its appeal is the depth of choice: different buildings, sizes, views, renovation levels and entry prices within an established Jomtien location. Its limitation is inconsistency. A buyer who enjoys comparing individual opportunities can use that variation to advantage, especially when willing to renovate or negotiate. A buyer who wants identical finishes, a developer-backed payment schedule, new-building warranties and highly standardized common areas may find the process frustrating. The right comparison is not “old versus new” in the abstract; it is the total condition, documentation and price of a specific Jomtien Beach Condominium unit versus the alternatives available at the same budget.
