The strongest historic description and several current platforms point to 65 units in one building, and an early project guide even breaks that figure down into 12 studios, 44 one-bedroom units, 7 two-bedroom units and 2 penthouses. Other major databases currently show 30 units, while some catalogues display figures in the high 30s or low 40s. Those numbers should not be averaged into a false sense of precision. We use 65 in the registry because it has the better supporting chain, but the legal unit count remains something the condominium records should settle. The discrepancy also matters because some current resales are not straightforward original layouts. One active listing describes two units intended to be joined, with separate titles, while a large upper-floor property is presented as a six-bedroom penthouse configuration assembled from multiple studio-sized components. A buyer looking at a 100-plus-square-metre unit should therefore ask whether it is an original plan, a physical combination, a legal combination, or simply several titles sold together. That affects transfer paperwork, future resale and how the property should be valued.

The location is in the Jomtien side of Nong Prue, close to the Second Road corridor and the everyday services that make this part of Pattaya practical for longer stays. Address records are less tidy than they should be. The best-aligned current map and project references point to 44/131 Moo 12, Thep Prasit Soi 17, Nong Prue, Bang Lamung, Chon Buri 20150. Other listings use 44/204 on the same Soi 17, while an older project description gives 44/177 on Soi 9. For that reason, the coordinates in this dossier are intentionally treated as an approximate location with a wide radius rather than a cadastral pin. Public sources place Jomtien Beach at roughly a walkable kilometre-scale distance, and the building sits near local restaurants, shops, transport routes and the Pattaya immigration office. The practical appeal is not that the property is a beachfront resort; it is that the surrounding area functions as a normal Jomtien neighbourhood. Someone living here full time can reach daily services without depending entirely on tourist infrastructure, while still remaining close to the beach and the Jomtien rental market.

The reliably confirmed communal facilities are straightforward: swimming pool, gym, parking, 24-hour security and CCTV. Older project descriptions list a much longer menu, including a jacuzzi, café, restaurant, salon, laundry, garden and additional access systems, but fresh project profiles do not consistently confirm all of them. The registry therefore keeps only the facilities that continue to appear across current independent sources. That is particularly important for a building of this age. Amenities can be removed, repurposed or simply fall out of service over time, so a historic brochure should never substitute for a site inspection. Current sale listings calculate common-area charges at about THB 50 per square metre per month. Before purchase, the condominium juristic office should confirm the current rate, any special assessments, major planned works and whether the selected unit has outstanding fees. A low monthly charge is not automatically good value if the building has deferred maintenance. For an older condominium, the maintenance history, reserve position, lift condition, water systems and recent common-area work can be more decision-relevant than the nominal fee itself.

For a foreign buyer, the ownership question is unit-specific. Thailand's condominium framework allows foreign freehold only within the statutory foreign quota, and government guidance describes the cap as 49% of the condominium's total unit area. A foreign-quota certificate from the condominium juristic person is part of the transfer process. Jada Beach's current resale inventory visibly contains both Foreign Quota and Thai Quota units, so the statement that foreigners can buy in the project should never be read as meaning every listing is immediately transferable into a foreign buyer's name on the same basis. The selected title, current foreign-quota availability, registered owner, debt-free certificate and any multi-title structure need to be checked before money is committed. This becomes even more important with combined units, because one marketed residence can represent more than one legal property. Jada Beach can make sense for a buyer who wants an existing Jomtien home, values larger resale floor areas and is comfortable inspecting an older building carefully. It is a weaker fit for someone who wants a named developer with a current track record, a standardized new-build product, a staged developer payment plan or the amenity depth of a modern resort-scale condominium.
