Why this project is worth a look
Beach without isolation
View Talay 7 sits by the Dongtan–Jomtien beach zone while its inland side connects to Thappraya Road. That suits buyers who want the sea to be part of daily life but do not want a resort location that feels detached from Pattaya. The advantage is easy to test before buying: walk from the lobby to the beach, use the surrounding streets at different times and see whether the location works for your routine.
Space beyond new-build norms
Studios around 48–49 sqm are generous compared with many newer compact products, and the resale market includes much larger homes. Yet size comes with variation: units have been renovated, reconfigured and in some cases combined. The real question is therefore not simply how many bedrooms the advert claims, but whether the current layout is efficient and whether it matches the registered area and documents.
A transparent resale market
The building is complete, occupied and actively traded. A buyer can compare several units in the same tower and assess the real lobby, pool, lift experience, views and noise rather than relying on renderings. The other side of that transparency is that each unit has its own ownership and renovation history, so legal and technical checks need to follow the exact apartment rather than the project name.
Published running costs
A common-area fee of THB 30 per sqm per month is repeatedly published by independent project databases and local agencies. That gives a useful starting point for ownership budgeting. It should still be verified against current documentation from the condominium juristic person, together with any outstanding balance or special assessments attached to the selected unit.
Foreign freehold is feasible
Foreign-quota units are visibly traded in View Talay 7, including stock marketed as Foreign Name and Foreign Quota. That makes foreign freehold a realistic route for eligible units. It is not a building-wide guarantee: the title, seller and available foreign quota must still be confirmed for the apartment being purchased before the transfer appointment.
About the project
View Talay Jomtien Condominium 7 is a completed high-rise at the northern end of Jomtien, close to Dongtan Beach. Most market databases shorten the name to View Talay 7 or View Talay Condo 7. The evidence consistently points to one 27-storey tower with 936 units, completed in July 2010. That immediately changes the buying process compared with an off-plan launch: there is no need to guess how the building will feel when finished, but there is much more reason to inspect the exact resale unit, the common areas and the seller's documents.
The building's most useful characteristic is not a marketing theme but the combination of beach access and relatively generous floor areas. A 48 sqm studio appears repeatedly as a base format, and current resale inventory still contains many 48–49 sqm homes. Beyond that, the internal market is highly varied. One-bedroom layouts can be converted from studios, larger homes may have been reconfigured or combined, and finishes range from dated owner-occupied interiors to extensive renovations. In this building, bedroom count is therefore a weak shortcut; title-deed area, actual layout, floor, orientation and condition matter more.

At the beginning of September 2026, the lowest visible resale anchor we found was THB 3.05M for a 48 sqm unit marketed as a one-bedroom apartment. Other active listings in the same building show studios around the upper THB 3M to THB 4M range, while large two- and three-bedroom homes can reach well into eight figures. The spread is not surprising for an established condominium where units have different views, renovation histories, sizes and ownership status. A sensible comparison is made unit by unit rather than by treating the building as if it had one current price list.
The shared facilities are practical rather than resort-heavy: a large communal pool, gym, resident parking, lobby or reception area, 24-hour security and CCTV. The published common-area fee is THB 30 per sqm per month. That figure is useful for screening ongoing costs, but it should still be checked against a recent invoice or the condominium juristic person's current fee schedule before purchase. A public fee figure is not a substitute for a unit-specific debt-free and fee check.
Location is the clearest reason many buyers keep View Talay 7 on a Jomtien shortlist. The building has access toward Dongtan and Jomtien Beach, with the nearest beach recorded at about 0.2 km. On the inland side, Thappraya Road links Jomtien with South and Central Pattaya. The practical result is a building that can work for buyers who want the beach to be part of daily life without moving into a more isolated resort enclave.
Because the condominium has been occupied for years, condition should be assessed at unit level. Two apartments on the same floor can have very different air-conditioning systems, kitchens, bathrooms, windows, storage and electrical work depending on when and how they were renovated. A viewing should therefore go beyond the view and furniture package. Water pressure, signs of leaks, balcony doors, air-conditioning age and noise inside the actual unit can affect the ownership experience more than a generic project description.
Foreign ownership is available in principle under Thailand's condominium rules, and current View Talay 7 inventory includes units marketed in foreign freehold. That is useful evidence that foreign freehold transactions occur in the building, but it does not prove that quota is available for every unit or on every date. The selected title, seller status and the juristic person's quota certificate still need to be checked before transfer.
The most accurate way to think about View Talay 7 is as a mature address containing many different resale products rather than one uniform apartment specification. The building gives a buyer the advantage of inspecting the real asset, seeing the common areas and comparing several units in the same location. The trade-off is that the quality of one listing says little about the next. Due diligence therefore needs to follow the exact apartment: registered area, ownership form, renovation history, outstanding common fees and the condition that will actually be handed over.

Ownership format
A foreign buyer can hold a condominium unit freehold if foreign quota is available in the building; foreign ownership may not exceed 49% of the aggregate condominium unit area. If quota is unavailable, resale options may be offered on a leasehold basis, commonly with a term of up to 30 years and any renewal governed by the contract. The exact ownership form and the condominium juristic person's foreign-quota certificate should be confirmed for the selected unit before transfer.

Some one-bedroom homes appear to be reconfigured base modules rather than a single standard developer layout. Treat the bedroom label as the seller's current configuration and verify the registered area and plan.
The wide size spread shows that two-bedroom homes are not one standard product line. For family or long-stay use, compare circulation, natural light and any history of combining units rather than relying on bedroom count alone.
Large three-bedroom homes are individual resale products rather than a uniform stock type. Title, registered area and any history of combining original units deserve particular attention before comparing asking prices.
Historical project descriptions list 48 sqm studios, 93 sqm one-bedroom units, 254 sqm two-bedroom units and 228 sqm three-bedroom units.
