Differences between plots, pool privacy, orientation and actual built area therefore matter more than comparing storeys or bedroom counts.
Airport-side Phuket
The developer quotes roughly 4.5 km to Phuket International Airport and about 3 km to Nai Yang Beach. That is a practical advantage for frequent travellers and second-home use. Buyers who expect to spend most days in Bang Tao, Patong or southern Phuket should factor in longer driving patterns.
Made-to-order exposure
A meaningful share of current inventory is marketed with an approximately 12-month build period. That provides a new home but introduces construction risk. The technical specification, milestone definitions, inspection rights, delay provisions and defect-remedy process matter more than the renderings once money starts being released.
Land drives legality
A villa transaction includes rights connected to a specific land plot, so condominium ownership logic does not apply. Before a material payment, the buyer needs a clear land title, registered owner, encumbrance check, building-ownership position and a lawful land-use structure that fits the buyer’s nationality and circumstances.

Villa Cerulean Phuket is a low-density pool-villa development in Sakhu on Phuket’s north-western side, positioned between the Nai Yang and Nai Thon beach areas. The project’s own website now presents an 8.4-rai master plan with 18 villas and a clubhouse. The core product is deliberately simple: single-storey homes with three bedrooms, three bathrooms and private pools. The developer quotes usable areas of 266.39–308.78 sqm and land plots of 434.81–832.50 sqm. That places the buying decision much more on the individual plot, privacy, outdoor space and specification than on a long menu of unit types.
The developer identity is relatively clear. Villa Cerulean Phuket’s official site names Blue 1976 Co., Ltd., and the same attribution is repeated by Lazudi, PropertyScout, Nestopa and Home In Phuket. Blue 1976 presents Supsit Charoensin as the project’s architect and an experienced Phuket property professional. That background is useful context, but it remains developer-provided biography rather than independent evidence of delivery quality. For due diligence, the more important questions are which legal entity signs the sale and purchase agreement, which entity owns the development land, where buyer funds are paid and who carries the construction and warranty obligations.

The current master plan shows 18 villas, labelled CE01 through CE19 with gaps, plus a clubhouse. Older public materials still circulate totals of 20 or 22 homes. That is not merely a database detail: the number of owners affects the practical scale of the estate, common-cost allocation and how availability should be understood. A buyer should therefore match the selected villa number to the current master plan and transaction documents rather than relying on a headline unit count.
On 13 September 2026, the lower confirmed asking-price anchor is roughly THB 15.9 million. The lowest current offer we found is a three-bedroom, 266.39 sqm villa marketed with an approximately 12-month made-to-order build period. Other available homes extend into the upper-THB-20-million range depending on house and plot size, while older listings still show a THB 15.5 million entry point. Rather than treating either number as a permanent project price, a buyer should tie the figure to a dated unit sheet showing the plot number, land area, villa type, included specification and payment milestones.
The architecture is organised around four labels — Types A, B, C and D — but the published figures are not perfectly aligned. Current type cards show roughly 266 sqm for Type A, 270 sqm for Type B, 268 sqm for Type C and 274 sqm for Type D, while the wider project specification reaches 308.78 sqm. We do not try to reconcile that difference mathematically. It could reflect revised designs, a different measurement basis or villa-specific configurations. The correct area for a purchase is the one shown on the current drawing and contract for that exact plot.
Location is a defining part of the proposition. The published location figures are about 3 km to Nai Yang Beach, 4.3 km to Nai Thon Beach and 4.5 km to Phuket International Airport. UWC Thailand is listed at 9.8 km and Blue Canyon Golf Course at around 10 km. That mix suits owners who travel frequently, prefer the quieter north-west coast and value access to beaches, golf and schools without living in the denser Bang Tao corridor. The trade-off is dependence on a car: Sakhu is not a walk-everywhere urban resort district, and many daily errands or restaurant trips involve a drive.
The project is consistently placed at 61/20 Soi Saku 5, Sa Khu, Thalang, Phuket 83110. The public map point is sufficient to locate the estate in Sakhu and the Nai Yang area, but it is not a cadastral boundary for the whole master plan. A landed-property transaction ultimately depends on the selected plot’s title deed, survey boundaries and registered access. A project pin should never be treated as a substitute for those documents.
Shared facilities appear intentionally restrained: a clubhouse, 24-hour security, CCTV, landscaped common space and conventional parking. The homes themselves are designed around a private pool, garden and outdoor terrace or sun deck. For this type of estate, the quality of private space is more important than a resort-scale amenity package. Owners should still ask how common areas will be managed after more villas are occupied, what the recurring fee covers, whether the fee basis can change and how the sinking fund is controlled.
The published payment plan is useful as a working reference but should not be mistaken for the contract. One current structure shows 2% on reservation and 28% on signing the sale and purchase agreement within 30 days, followed by 20% after foundation work, 15% after the concrete structure, 15% after walls and roof, 10% after floor finishes, built-ins, paint, windows and doors, and 10% on handover. Finished-home material shows a shorter 2% + 48% + 50% structure, while another live sales card uses a fixed THB 300,000 booking fee and a more condensed schedule. The enforceable schedule is the one attached to the selected villa’s signed agreement, with each milestone defined clearly enough to verify before payment.
Ownership requires villa-specific legal work. Ordinary foreign buyers generally cannot own land directly in Thailand, except through narrow statutory routes that carry substantial investment and approval conditions. A foreigner may, however, own a building on lawfully leased land. Some sales material describes full ownership for eligible Thai buyers or entities and long-term land use for non-Thai buyers, but those labels do not establish the land title or guarantee the legality of a particular structure. We do not treat a Thai company as a default workaround, and we do not assume nominee ownership is acceptable. The land title, building ownership, lease terms and buyer eligibility need to be checked for the exact transaction.
In practical terms, Villa Cerulean Phuket makes the most sense as a new or made-to-order private home for someone who wants north-west Phuket, a one-level layout, three bedrooms, a private pool and a substantial plot without moving far from the airport. It can also work as a second home where quiet residential use matters more than walkable nightlife. The project name alone is not enough to value or approve a purchase, though. Plot sizes vary materially, the public area figures are not fully consistent, completion status differs by unit, and the ownership structure for a foreign buyer must be built from the actual title and contract rather than from an aggregator badge.
Ownership format
This is a landed-villa purchase. Thai law generally restricts direct foreign ownership of land, while separate ownership of a building may be possible under a lawful land-use or lease structure. Villa Cerulean Phuket does not publish the plot title or a specific to the project foreign-buyer structure in the primary materials we found, so both must be verified for the selected plot and contract.

The most compact of the current type profiles. Live inventory includes a 266.39 sqm villa near the lower end of the project’s asking-price range. Plot size and final specification still need to be matched to the exact villa number.
