Why this project is worth a look
Eight-home scale
The low unit count is one of the project's clearest verified characteristics: both FazWaz and Dot Property show eight villas. That should mean less internal traffic and a more residential feel than a large estate. It also means buyers should not assume a resort-sized amenity package; the management setup, common-area obligations and service budget need to stand on their own in the contract.
A focused product
The live inventory is not spread across many house types. What appears consistently is four bedrooms, five bathrooms, two storeys and two internal sizes, 454.30 or 486.33 sqm. The practical comparison is therefore between specific plots, orientation, land area, construction progress and specification rather than between radically different floor plans.
Northern Phuket logic
Sakhu and Nai Yang work best for buyers who actually want the north of the island. The beach is close and airport access is short, while the setting is less dependent on the southern tourist centres. Someone whose routine revolves around schools, offices or nightlife farther south should test their real weekday drives before treating the location as universally convenient.
Construction-stage purchase
Current sources describe Montana Hills Villa as under construction or off plan, and FazWaz publishes a milestone payment schedule. Staged payments can make progress easier to track, but they also make the sale contract, evidence of work completed and default provisions more important. No primary developer handover date was found, so timing remains a due-diligence item rather than a settled project fact.
About the project
Montana Hills Villa is a small eight-home pool-villa development in Sakhu, northern Phuket, commonly grouped with the Nai Yang area of Thalang. The most useful way to understand it is as a compact residential compound rather than a resort-style estate. FazWaz and Dot Property both identify eight villas, while the live sales inventory found during this review is consistently four bedrooms and five bathrooms. Two internal floor-area figures recur across listings: 454.30 sqm and 486.33 sqm. That puts the project firmly in full-size family-home territory rather than the compact holiday-villa segment. A fourth bedroom can remain a proper guest room, home office or staff room without taking over the main living space, and the two-storey format separates sleeping and social areas more naturally than many smaller single-level pool villas.
The project should not be treated as a completed development as of 22 September 2026. FazWaz's Thai project page labels it under construction, while Nova Property also lists it as under construction; English-language FazWaz pages use the broader 'off plan' status. Those labels are close enough to establish that buyers are still dealing with construction-stage inventory, but they are not a substitute for a unit-by-unit progress check. FazWaz currently shows six homes for sale. That figure is useful for market visibility, not as a definitive stock count: portal listings can be duplicated, retained after reservation or updated later than the seller's own inventory. A reservation should therefore be tied to a villa number, plot, specification and verified construction stage.

Pricing is one of the areas where the public record is not fully aligned. Current FazWaz sales inventory runs from THB 32.6M to THB 39.8M, and Dot Property's current Phuket project directory shows the same range. Nova Property and Vika Thai, however, display a starting point around THB 29M. Rather than averaging those numbers or advertising the lowest one as if it were guaranteed, this dossier uses THB 32.6M as the public lower anchor because it is visible across two major current directories. If a THB 29M villa is offered, the right question is what exactly that number refers to: a live unit, an earlier price list, a specific plot, a different furniture package, or a promotion. A multi-million-baht spread in a small villa project can be caused by land size, construction progress and specification, not only negotiation.
The product mix is unusually straightforward. Every current listing located for Montana Hills Villa is a four-bedroom, five-bathroom, two-storey villa. No smaller one-, two- or three-bedroom products were found. The two documented internal sizes are 454.30 sqm and 486.33 sqm, while plot sizes vary between villas. Individual listings confirm private pools, private gardens, terraces or balconies, Western-style kitchens and parking for two cars. At project level, the larger portals consistently list communal garden space, parking and CCTV. There is no solid source basis in the material reviewed for adding a clubhouse, gym, restaurant or hotel-style service package, so those features are deliberately left out. For a buyer comparing this project with amenity-heavy estates, that distinction matters: the value proposition is private space and a low unit count, not an extensive shared facility programme.
Hipflat and international listing feeds give the address as 13/5 Trok Muang 2, Sa Khu, Thalang, Phuket 83110, which is materially more useful than a generic 'Nai Yang' label and helps distinguish the project from other villa compounds around Sakhu. FazWaz places Nai Yang Beach at roughly three kilometres and Phuket International Airport at roughly 4.5 kilometres. That is a practical northern-Phuket position for an owner who wants beach access and short airport transfers without making Bang Tao, Patong or Rawai the centre of daily life. The same airport proximity deserves a real-world check, however. Anyone sensitive to aircraft activity should spend time at the actual plot at different hours rather than relying on a map pin or a sales description.
Foreign ownership needs to be separated into land and building rights. As a general rule, a foreign individual cannot simply take freehold title to Thai land, subject to narrow statutory exceptions. A foreigner may own a building separately from the land, while a registered long-term land lease is a common structure for villa purchases. What we did not find is a primary Montana Hills Villa document setting out the exact package offered here: the land title, the registered owner, the proposed lease term, renewal wording, building ownership and the entity that signs the sale documentation. Those specific to the project documents matter more than any generic portal label. The ownership field is therefore not presented as settled fact in this dossier.
Developer identity also needs a second layer of verification. FazWaz, Dot Property and Hipflat attribute the development to 'Montana Hills', but a credible primary corporate site or official developer document identifying the legal entity was not found during the research pass. That is not a conclusion about the project's quality or legitimacy. It simply means the contract review has to establish who the seller is, how that entity is connected to the land and construction, where payments are made, and what authority it has to transfer the agreed rights. In this dossier, Montana Hills is treated as the developer brand reported by major property platforms, not as a verified legal company name.
Home types & sizes
The smaller of the two documented internal-area variants. A current FazWaz listing for this size confirms two storeys, a private pool, private garden and two parking spaces. Plot area varies by villa, so the house area should not be treated as a proxy for the land included.
The larger of the two recurring variants. Bedroom and bathroom counts stay the same, so the extra area expands the house rather than adding another bedroom. Pricing varies by plot; current FazWaz inventory places this size within the project's overall THB 32.6M–39.8M asking range.
Public sources point to one principal four-bedroom product in two documented internal sizes, 454.30 and 486.33 sqm, with plot areas varying by villa. Older FazWaz records carry lower prices than the current inventory and are not treated as a current price list. Nova Property currently shows a starting point around THB 29M, below the FazWaz and Dot Property range, so any unit at that level needs to be verified by villa number and specification. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 32.6M in current FazWaz listings and the Dot Property project directory as checked on 22 September 2026. This is a lower market anchor from published listings, not a verified developer price list; the specific villa, availability, specification, ownership package and final price need to be confirmed separately.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Families who genuinely need four proper bedrooms and a large home rather than a compact holiday villa.; Buyers who prefer an eight-home compound and private pool to a large shared resort-amenity programme.; Owners who intentionally want Sakhu and Nai Yang for northern Phuket, beach access and airport proximity.; Buyers comfortable entering during construction and verifying progress, contract terms and payments for the specific villa.; People who care more about choosing the right plot and house size than having a long menu of different floor plans.; may not suit: Foreign buyers whose non-negotiable requirement is direct freehold ownership of the land in their own name; that is not the normal legal starting point for a Thai villa purchase.; Anyone who needs a fully completed house with a verified handover history today.; Buyers expecting a clubhouse, major gym, restaurant and hotel-style service layer; the sources reviewed do not substantiate those facilities.; Anyone unwilling to verify the seller's legal entity and land documents before a substantial payment; no strong primary corporate developer source was found..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The developer's legal entity has not been verified from a primary source. Major portals attribute the project to the Montana Hills brand, but no official corporate document with the full legal company name was found.
- Nova Property gives Q1 2027 as the completion period, while FazWaz and Dot Property do not provide a verified handover date and no primary developer construction schedule was found. The date is therefore not used as a confirmed field.
- The land title and specific to the project foreign ownership package have not been verified. Public pricing and payment schedules also conflict: FazWaz and the current Dot Property directory show THB 32.6M–39.8M, while Nova Property and Vika Thai advertise a starting point around THB 29M.
