Why this project is worth a look

Ready to inspect

Completion in 2024 means the decision can be based on the actual building rather than a future promise. Buyers can compare exact floors, views, common-area condition and noise before signing, while due diligence shifts toward the title and management of the specific unit.

Nai Yang access

The project sits in Sakhu near Nai Yang Beach and within the northern Phuket airport catchment. That is genuinely convenient for frequent arrivals and seasonal use, although noise-sensitive buyers should test the exact building and orientation rather than relying on a general location description.

Amenity-led plan

The official master plan revolves around a loop pool, two additional pools, landscaped areas, pavilion and relaxation spaces. The common area is therefore a meaningful part of daily use, but an owner should also review current juristic-person fees, rules and maintenance quality before buying.

Simple unit choice

The core product is one and two bedrooms. Corporate Phase 1 and 2 material gives the whole development a 35–80 sqm envelope, while the detailed Part 2 kit documents specific layouts from 36 sqm through standard 64 sqm two-bedrooms, allowing comparison without pretending the internal sales phases used one identical schedule.

About the project

For a buyer, the most useful starting point is that The Title Halo 1 is no longer an off-plan proposition. It is a completed condominium in the Nai Yang area of northern Phuket, with six seven-storey residential buildings and 329 units. Current project profiles date completion to 2024, and the developer now presents it as ready to move. That changes the buying process completely: instead of judging renderings, you can inspect the exact building, floor, outlook, furniture condition, common areas and day-to-day operation before committing. Corporate disclosures also show that most of the development had been sold by the time construction finished, so the 2026 market should be treated primarily as resale stock plus any residual developer-related inventory, not as one uniform launch price list.

The site plan is a major part of the product. Rhom Bho Property's official sales kit gives a project land area of 14,333.60 sqm and lays the six blocks around a network of water and landscaped space. The residential buildings are named Mercury, Venus, Saturn, Moon, Mars and Jupiter, with the condominium juristic-person office shown separately. Rather than relying on a single pool beside a lobby, the plan includes a large loop pool, two additional swimming pools, a pavilion, relaxation areas and pool decks distributed through the grounds. This makes the route from a particular unit to the lifts, parking, pools and exit worth checking in person; two apartments with the same internal layout can feel quite different because of their position within the master plan.

Halo 1 sits in Sakhu in the Nai Yang Beach area. For the public address, the most stable level across sources is Soi Bangmalauw 2, Sakhu, Thalang District, Phuket 83110, Thailand; house numbers vary between accommodation and property portals, so using a disputed number would create false precision. The official project material ties the development to Nai Yang Beach and Sirinat National Park. It is close to the coast, but it is not a true beachfront building with a private strip of sand. That distinction matters: buyers get a residential compound with substantial internal amenities near the beach, while anyone whose priority is direct ocean frontage should evaluate a different category of property.

Airport access is another genuine advantage with a practical trade-off. Phuket International Airport is in the same northern part of the island and the project's own material describes it as a short drive away. That can make Halo 1 especially convenient for owners who fly in for weekends, use Phuket seasonally or want to avoid a long cross-island transfer after every arrival. The other side of the equation is noise sensitivity. Aircraft exposure can vary by building, orientation and time of day, so no map or generic project description can settle the issue for an individual buyer. If quiet sleeping conditions are important, inspect the exact apartment during the hours you are most likely to occupy it.

With 329 units, this is not a boutique condominium. It has multiple residential blocks, a larger owner community and a meaningful dependence on the condominium juristic person to maintain landscaping, pools, security and shared systems. The benefit is that the common area is not an afterthought: the official plan dedicates substantial space to water, greenery and circulation between buildings. For someone living in the property for weeks or months at a time, that may matter more than a dramatic lobby. For an investor, scale is neither automatically positive nor negative. What matters is how the exact unit competes with other units in the same project on floor, view, furnishing, ownership status and asking price.

As of 26 August 2026, FazWaz shows a live lower asking-price anchor of about THB 3.95 million. That figure should be read as the floor of current advertised stock, not as a guaranteed developer starting price. In a completed project, the lowest listing may differ from another unit because of floor, outlook, fit-out, wear, seller urgency or ownership quota. We therefore do not create an artificial average price per square metre by dividing unrelated listings. A more useful method is to compare several real units of the same bedroom count and similar area, then identify what premium is being asked for a better floor, pool outlook, furniture package or legal position.

Across the whole development, the dependable product description is one or two bedrooms, but the source set does not support one perfectly clean size schedule. A 2023 Rhom Bho Property corporate document describes The Title Halo (Naiyang-Phuket) Phase 1 and 2 as a single 329-unit project with homes from 35 to 80 sqm. The detailed sales kit currently hosted by The Title is marked Part 2 and provides a narrower, more granular A-to-D1 plan set. Both levels are retained here. For the full project, 35–80 sqm is the confirmed overall envelope without inventing which bedroom count owns every intermediate size; the detailed Part 2 cards below show the layouts that are actually documented plan by plan.

Within the detailed Part 2 plan set, one-bedroom units are shown in A-, B- and C-series layouts. Individual pages label versions at 36, 40, 41, 46 and 53 sqm, and these are not simply one identical apartment stretched by a few metres: the living-room shape, kitchen position and balcony proportions change. The 53 sqm C2 plan is still a one-bedroom home and provides materially more shared living space than the basic 36 sqm versions. The kit also specifies 2.80 m ceilings on the first and seventh floors and 2.65 m on floors two through six. Its own summary line nevertheless says 36–51 sqm, so the registered unit plan matters more than the headline schedule.

For Part 2, the standard two-bedroom D and D1 plans in the official kit are 59 and 64 sqm. The 64 sqm D1 clearly shows two separate bedrooms, two bathrooms, a shared living area, kitchen and balcony, making it a genuine small-family or live-and-work layout. The corporate Phase 1 and 2 description, however, gives the full project an overall upper size of 80 sqm, which indicates that earlier Halo 1 stock may include larger configurations than the detailed Part 2 set. Current resale portals even show 81 sqm and 90-plus sqm listings; those should not be treated as standard without the title deed and registered plan because they may be combined, altered or simply mis-entered listings.

The amenity list is well supported by the developer's master plan and sales kit: a loop pool, two further swimming pools, relaxation areas, pavilion, pool deck, steam room, fitness room, car parking, 24-hour security and CCTV. The practical value is distribution. Residents are not all directed to one small recreation deck, and different buildings have different relationships to the central water and garden areas. The practical responsibility is maintenance. Because Halo 1 is already operating, buyers should ask for the current common-area fee schedule, sinking-fund position, parking rules, pool rules and recent juristic-person information instead of assuming launch-period conditions remain unchanged.

The project is structured as condominium freehold. A foreign buyer can register a unit in their own name only while that unit can transfer within the statutory foreign ownership quota, capped at 49% of the registered condominium area. For a completed project, that distinction matters: foreign freehold may be legally possible in the building while a particular resale unit is not currently transferable within foreign quota. The juristic-person letter and transaction documents should confirm the quota position before any non-refundable commitment. We do not assume a project-wide leasehold alternative exists for every unit; if a seller proposes one, it needs to be documented for that specific property.

Because the building is completed, old launch payment schedules are not a reliable template for a 2026 purchase. A resale transaction depends on the seller, reservation or deposit structure, due-diligence period and the agreed date for transfer at the Land Office. A remaining developer-related unit may follow a different commercial schedule again. For that reason, no historic down-payment percentage is presented here as if it were current. The safer sequence is to identify the exact property and owner, verify title and ownership quota, agree the price and deposit conditions, and then put transfer timing, document obligations and allocation of transfer costs into the contract.

Halo 1 is best understood as an inspectable, completed beach-area condominium with a substantial internal recreation component rather than as a promise of future capital growth or guaranteed rent. It suits buyers who want one or two bedrooms, proximity to Nai Yang and convenient airport access, and who value pools and landscaped grounds. It is less natural for someone needing a standard three-bedroom family home, private low-density living or a contractual rental-return guarantee. The strongest advantage of buying in a finished project is the ability to compare real alternatives inside the same development. Use that advantage: identical project names do not make two apartments equivalent in noise, view, condition, ownership status or price.

Ownership format

Condominium freehold; a foreign buyer can register freehold in their own name only within the 49% foreign quota. Availability of foreign quota for the selected unit must be confirmed before any non-refundable commitment; a project-wide leasehold alternative is not confirmed.

Unit types & sizes

1–2 bedroom units — full project
35–80 sqm

Rhom Bho Property's corporate description of The Title Halo (Naiyang-Phuket) Phase 1 and 2 treats both internal sales parts as one 329-unit project and gives an overall 35–80 sqm size envelope. It does not support assigning every intermediate size to a bedroom count, so no missing types are inferred. This card represents the confirmed full-project range; the published Part 2 plan set is broken out separately below.

1 bedroom — detailed Part 2 plans
36–53 sqm
1 bathroom in the shown plans

The published Part 2 kit shows A-, B- and C-series one-bedroom layouts at 36, 40, 41, 46 and 53 sqm. Their living rooms, balconies and kitchen positions differ materially between versions. The brochure specifies 2.80 m ceilings on the first and seventh floors and 2.65 m on floors two through six. Its summary page says 36–51 sqm even though C2 is labelled 53 sqm, so the title deed and registered unit plan should control for any purchase.

2 bedrooms — detailed Part 2 plans
59–64 sqm
up to 2 bathrooms in the shown plans

The detailed Part 2 kit shows D and D1 two-bedroom plans at 59 and 64 sqm. The 64 sqm D1 has two separate bedrooms, two bathrooms, a shared living area, kitchen and balcony. Corporate material for the full Phase 1 and 2 project allows an overall upper size of 80 sqm, while some 2026 resale ads go larger still. Any such unit needs a separate check to establish whether it belongs to earlier stock, has been combined, or has simply been described incorrectly online.

For Halo 1 as a whole, corporate Phase 1 and 2 material confirms a one- to two-bedroom product and a 35–80 sqm overall envelope. The official plan kit hosted by The Title is marked Part 2 and details one-bedrooms at 36–53 sqm and two-bedrooms at 59–64 sqm, while its own summary caps one-bedroom size at 51 sqm. The cards therefore preserve the source layers rather than forcing them into a single invented schedule, and larger 2026 resale listings require unit-level documents. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • Soi Bangmalauw 2, Sakhu, Thalang District is the most consistent street-level location across project-related sources.
  • Nai Yang Beach and Sirinat National Park define the immediate coastal setting; the condominium is near the beach rather than directly on the beachfront.
  • Phuket International Airport is in the same northern part of the island, making the project practical for frequent arrivals and shorter stays.
  • A Thai project directory places the development at 8.086334, 98.300370; the map radius is intentionally broader because public sources disagree on the house number.

Price & purchase terms

  • Current price: From THB 3.95M on FazWaz as of 26 Aug 2026. This is a lower anchor among active listings, not a guaranteed developer price; the selected unit, condition, ownership status, availability and seller terms need separate confirmation.
  • Completed: 2024

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A buyer who wants a completed Nai Yang condominium and prefers to inspect the real product before committing. Multiple live and resale units can be compared within the same development for floor, outlook, condition and price.; A solo owner or couple who needs a true one-bedroom apartment rather than a hotel room. The project offers several one-bedroom formats, from compact 36 sqm layouts to materially larger versions with more living and balcony space.; A small family, two adults needing separate rooms, or a live-and-work buyer considering the standard 59–64 sqm two-bedroom plans. The larger standard plan provides two bedrooms and two bathrooms without moving into a large-family apartment category.; An owner who travels to Phuket frequently and values northern-island airport access. The convenience is real, but the exact apartment should be tested for aircraft noise if quiet is a priority.; Someone who expects to use the project's pools, landscaping and shared recreation areas as part of everyday living. Halo 1 allocates meaningful space to common amenities instead of concentrating the experience in a lobby.; may not suit: Buyers who require a standard three-bedroom or larger family layout; the official Halo 1 range is built around one- and two-bedroom units.; Anyone who requires direct beachfront frontage or a private path onto the sand. The project is in the Nai Yang beach area but is not a true beachfront residence.; Pet owners who need guaranteed pet permission before purchase. FazWaz currently lists pets as not allowed unless specifically permitted by the condominium juristic office.; Investors who will only proceed with a contractual guaranteed yield or fixed rental programme. We found no dependable current guarantee that should be treated as part of the project economics..

What we confirm before booking

  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Technical sources disagree on site area and the exact completion month: the official sales kit states 14,333.60 sqm, while FazWaz and PropertyScout show 12,800 sqm; FazWaz dates completion to May 2024, while a later AssetWise disclosure lists June 2024. The core record therefore uses the official land area and the year 2024 without a month.
  • Unit sizes depend on the source layer: corporate material for the full Phase 1 and 2 gives an overall 35–80 sqm range, the published Part 2 kit details one-bedrooms at 36–53 sqm and two-bedrooms at 59–64 sqm, while its own summary caps one-bedroom size at 51 sqm. 2026 resale ads also show 81–93 sqm units. The title deed and registered plan should control for the actual unit.
  • Public sources use different building numbers, including 123, 222 and unit-specific fractional addresses. Soi Bangmalauw 2, Sakhu, Thalang and the project point are consistent, so the public address deliberately omits a disputed building number.

Halo 1 is a 329-unit, six-building resort condominium rather than a boutique beach block, with enough listings to create a real internal market. The 350-metre beach distance and fast airport access are practical, but parking is only around 50% and pets are generally prohibited.

Before purchase, the agreement, title documents and foreign-quota status for the chosen apartment must be checked separately.
