The estate contains five detached houses, avoiding the density of a large villa community. That intimacy provides privacy, while making the management rules, common budget and viable security provision especially important for such a small ownership base.

Practical for frequent flights

Sakhu is close to Phuket International Airport and Blue Canyon. That is a strong everyday benefit for a frequent traveller, provided aircraft noise, road routes and real journey times are tested at the selected plot.

A complete single-level home

Three bedrooms, four bathrooms, a large shared living zone, laundry, storage, pool, garden and two parking spaces support family life and longer stays. Removing stairs also makes daily use easier for children and older relatives.

Five identifiable plots

Areas and prices are published against SK-01 to SK-05, so buyers can compare actual land and built area rather than a vague range. Availability still needs a dated inventory immediately before reservation.

Construction-stage payments

The off-plan schedule separates foundation, structure, walls, floors and completion. It becomes meaningful only when combined with independent inspection and contractual milestone tests; a stage label alone does not prove workmanship.

About the project

Botanica Skyport is an ultra-boutique estate of five single-storey pool villas in Sakhu, close to Soi Nai Yang 13 and Phuket International Airport. Botanica's own project directory places it in Sakhu and displays a THB 19.9–24.4 million range. This is neither another large Laguna-area phase nor a condominium supported by resort facilities. The buyer is acquiring a detached house, a private plot and pool, and only a handful of neighbours. The format is particularly legible for someone who values quick airport, Blue Canyon and north-west beach access and is willing to make a car part of everyday life.

The project's identity is reasonably clear. Botanica Skyport, BOTANICA Skyport and Botanica Sky Port all point to the same five-plot masterplan numbered SK-01 to SK-05. The corporate developer is identified as Botanica Luxury Phuket Co., Ltd., while the consumer-facing brand is Botanica Luxury Villas. Other Botanica developments, including Wisdom, Pru Jampa and Four Seasons, sit in different locations and are not part of this record. When documents are requested, both the official project name and the SK number should be used: the short name alone does not lock the area, price or readiness of the selected house.

There are two variants, although both serve the same household brief: three bedrooms, four bathrooms, one floor, a private pool and two-car parking. Type A covers SK-01 and SK-02. Their published figures are 340 and 345 sqm of built area, plots of 479 and 506 sqm, and a THB 19.9 million price for each. Type B covers SK-03, SK-04 and SK-05, with 355–361 sqm homes, 564–618 sqm plots and prices from THB 22.974 to 24.438 million. The premium buys additional house and land area and the particular plot configuration, not a fourth bedroom.

The layout is intended to work for extended stays, not only a short holiday. A central living and dining space shares an open western kitchen and opens to the covered terrace, pool and garden. The principal suite is described with a walk-in wardrobe and an en-suite containing both bath and shower; a laundry, guest toilet and storage are also listed. High ceilings and large glazed openings maintain the relationship between the interior and courtyard. Every element should still be checked against the selected villa's construction drawings. A render and generic type plan are not substitutes for a room schedule, engineering drawings and a binding finish specification.

Skyport's main amenity is the private ground attached to each home. A villa has its own pool, terrace, landscaped yard and covered parking, while project-level sources support a secure environment and CCTV. That is more credible for a five-house estate than a large clubhouse, restaurant or resort programme. One portal automatically attributes a very long amenity list, including a lift, sauna and shuttle, but that inventory is inconsistent with the project's scale and specialist descriptions and has not been carried into this record. The useful due-diligence items are the gate, security staffing, lighting, drainage and actual condition of the shared access road.

Air-conditioning and built-in furniture are advertised, while a loose-furniture package is priced separately. That wording needs a detailed contract appendix. It should list the kitchen and appliances, wardrobes, sanitary ware, lighting, air-conditioning units, pool pumps and filters, landscaping, boundaries, curtains and utility connections. Without it, built-in furniture does not answer whether a home is genuinely ready to occupy on handover. For a show house or a villa described as completed, display items must also be separated from the assets legally included in the purchase price.

The estate is sold as off-plan and built to order. Storm Phuket gives an approximate 14-month completion period, whereas several current catalogues publish Q4 2027. Those statements may refer to different things: one can be the construction programme following a villa contract, while the other may be a project-level target or stock-specific handover. However, the developer's public site does not provide a villa-by-villa progress schedule as of 25 August 2026. The registry therefore uses the conservative planned status and does not hard-code a completion date. Current site evidence, the building permit, contractual programme and delay remedies are required for the chosen plot.

The THB 19.9 million entry price is supported by the official brand page and current local-market inventories. The official ceiling is rounded to THB 24.4 million, while the plot schedule lists THB 24.438 million for SK-05. The entry number cannot be applied to every house: Type B is more expensive, plot sizes vary, loose furniture is extra, and five named units can change status quickly. Before reservation, the buyer should receive a dated inventory marked available, reserved or sold, with total price, taxes, transfer costs, furniture, construction period and every potential extra clearly separated.

The published off-plan schedule links payments to physical stages. After a 2% reservation and 28% contract payment come foundation posts, structure, walls, floors and completion. Milestone-based billing can align cash flow with progress, but labels alone are insufficient. An independent surveyor should confirm the quantity and quality of work before each release. The reservation agreement should also say whether the fee is refundable following unsatisfactory legal due diligence, who certifies a milestone, how substitutions are approved and what completion means: physical readiness, regulatory sign-off or legal transfer.

Ownership cost extends beyond the purchase price. The project profile states a CAM charge of THB 20 per sqm per month and a THB 100,000 one-off sinking fund, but it does not explain whether the charge is based on land, building or another area. A large private home also needs pool and garden care, air-conditioning maintenance, moisture control, insurance and a repair reserve. Rental ownership adds furniture, cleaning, management, marketing, vacancy and tax. Public yield percentages shown by agents are deliberately excluded here because they cannot be tested without a specific unit price, specification, occupancy assumption and full cost model.

The location's clearest convenience is the airport. Sources place Phuket International Airport roughly 1.2–3.5 km away depending on the map point and measurement method, while Nai Yang Beach is quoted at about 2.6–3.9 km or a short drive. Sirinat National Park, convenience retail around Soi Nai Yang 13 and Blue Canyon Country Club are in the surrounding area; Nai Thon, Mai Khao and Phuket Yacht Haven require longer trips. This is not a verified walk-to-beach proposition. Airport boundaries and road geometry can lengthen the actual route, so regular journeys should be driven at the times the buyer expects to use them.

Airport proximity is both an advantage and a site-inspection item. It saves time for a frequent traveller and avoids a long cross-island transfer. A household sensitive to aircraft or road noise should visit the selected plot at different hours, stand inside the bedrooms with doors closed and observe flight paths. Public maps reveal only an approximate project position, so the registry coordinates carry a 500-metre radius and are not suitable for identifying the legal parcel. The actual boundaries can be established only from the cadastral plan and land title.

A foreign buyer must treat the villa and land as separate legal interests. A foreign individual cannot take ordinary freehold title to the land; the practical route is a registered lease of up to 30 years, with rights to the building documented separately. The word leasehold in a listing does not disclose the lessor, renewal mechanics, succession, onward sale or treatment of a damaged building. Those matters cannot safely be replaced by a nominee company structure. Before a material payment, an independent Thai lawyer should review the Chanote title, encumbrances, permits, land and building agreements, seller authority and the mechanism for a later resale.

Botanica Skyport is best understood as a personal or seasonal family villa for someone who prioritises privacy and northern Phuket logistics. Five homes create unusual intimacy, while a single-level plan works well for children and older relatives. The small estate also means little remaining choice once a plot is sold, a limited communal programme and reliance on competent management funded by a very small owner base. An investment-led purchase should be modelled without headline yield claims, comparing Nai Yang rents, short-stay rules, seasonality, airport-related demand, operating cost and the resale liquidity of the exact leasehold villa.

Ownership format

A foreign individual cannot own the land directly. The project is marketed with a leasehold route for foreign buyers: a registered land lease of up to 30 years with the building rights documented separately; land freehold is for a purchaser legally eligible to own land in Thailand. The selected plot's title, lessor, encumbrances, building ownership, renewal language and onward transfer must be checked by an independent Thai lawyer.
