Current asking prices start around THB 2.1–2.2 million. The discount versus newer stock comes with an older asset, so the price only becomes compelling after checking renovation needs, title, foreign quota and the building's ongoing maintenance position.
About the project
Zenith Place @ Sukhumvit is an established low-rise condominium on Sukhumvit Road in the Phra Khanong area, close to the Sukhumvit 71/1 junction. It is no longer a developer-led sales project. Buyers are dealing with individual resale units in a mature building, which changes the due-diligence priorities. The decision is less about a brochure or future delivery date and more about the exact apartment, the condominium's management, current common-area condition, recurring costs, title documentation and whether the chosen unit can legally transfer to a foreign buyer.
Most current project databases describe one building with eight residential floors and 134 units, completed in 2008. PropertyHub uses 2009, while a title-linked asset record from Sukhumvit Asset Management gives different building figures and identifies condominium registration number 3/2553. Those discrepancies are worth recording rather than smoothing away. For a resale transaction, the condominium registration documents and the selected unit's title deed matter more than a marketing completion date, so the file uses 2008 as the main public reference while keeping the conflicting registry-style data visible in the limitations section.

The developer can be identified more firmly than the English-language portals initially suggest. Thai corporate databases list บริษัท มหาทรัพย์ ดีเวลลอปเม้นท์ จำกัด as MAHASRUP DEVELOPMENT CO., LTD., registration number 0105550004789, established in 2007 and still shown as active. Several international property sites spell the name Mahasap Development. The Thai legal entity and the project references point to the same developer, so the dossier standardises the public developer name as Mahasrup Development rather than treating the spelling difference as a separate company.
For location, the most consistent modern address is 1747 Sukhumvit Road, Phra Khanong Nuea, Watthana, Bangkok 10110. DDproperty, LivingInsider and current sale listings repeatedly use that address, and the mapped coordinate at 13.712370, 100.595406 places the building directly on Sukhumvit Road. The '71/1' suffix is best understood as the nearby soi reference and an alternative project name. Older pages contain conflicting labels such as Sukhumvit 77/1 or Khlong Toei; those are recorded as source discrepancies rather than blended into the main address.
The unit mix is straightforward. PropertyHub publishes one-bedroom layouts from 32.5 to 48 sq m and two-bedroom layouts from 63.5 to 66 sq m. Resale listings show that real apartments can fall slightly outside those project-profile ranges: examples around 62 sq m and 70 sq m appear for two-bedroom units. In an older condominium, this can reflect measurement conventions, altered layouts or simply inconsistent portal data. A buyer should therefore treat the published unit mix as a project guide and rely on the condominium title deed for the exact legal area of the apartment being purchased.
The confirmed common facilities are typical for a city condominium of this era: swimming pool, fitness area, garden or relaxation space, passenger lift, parking, key-card access, CCTV and 24-hour security. An early project review specifies a salt-water pool. Some modern aggregators list a much longer amenity package, including sauna, library, meeting or co-working rooms and other features, but the lists are inconsistent and may reflect later database standardisation. The dossier deliberately keeps the facility set conservative rather than promising amenities that should be inspected on site.
Location is the clearest reason the project remains tradable. Different sources put Phra Khanong BTS at roughly 450 to 600 metres. That distance is short enough for many residents to use the rail network as part of a daily commute, and the surrounding Sukhumvit corridor provides the retail, food and service base that a smaller building does not need to replicate internally. The trade-off is exposure to a major road. Units facing traffic can behave very differently from quieter inward-facing apartments, so view direction, glazing and actual indoor noise should be checked at the unit level.
The resale market also makes Zenith Place accessible at a much lower nominal entry price than many new launches along the same corridor. FazWaz showed an asking-price floor of approximately THB 2.1 million when checked on 8 September 2026, while other active portals had comparable lower-end offers around THB 2.2 million. These are asking prices for individual resale units, not a project price list. Renovation standard, furniture, floor, view, ownership quota and seller urgency can move the price materially, which is why a cheap listing should be treated as a lead for inspection rather than a valuation of the whole building.
For a foreign buyer, the legal framework is familiar but unit-specific. Thailand permits foreign freehold ownership in a registered condominium only while the aggregate foreign-owned area stays within 49% of the building's total unit area. Current Zenith Place listings include apartments marketed under foreign quota, but the portal label is not the legal confirmation. Before paying a non-refundable deposit, the buyer should obtain the condominium juristic person's foreign-quota confirmation and verify the title, seller identity, debt-free status and transfer documentation required by the Land Office.
The project therefore works best when judged apartment by apartment. Its age is not automatically a negative: an occupied 2008 building has a visible operating history, an established neighbourhood and real resale evidence. But age removes the safety of assuming that two nominally identical units are equivalent. Renovation, water ingress, air-conditioning systems, common-area maintenance, sinking-fund health and any planned major works can all affect the economics. Zenith Place @ Sukhumvit is most convincing when the buyer values the Phra Khanong location and is willing to perform hands-on resale due diligence rather than paying a premium for a newer building with a more uniform product.
