Queen Sirikit National Convention Centre MRT is the project's practical transport advantage. Published walking distances vary by entrance and route, but the station is consistently treated as walkable, with QSNCC, Benjakitti Park and Rama IV all forming part of the same immediate urban context.
A broad unit ladder
The project spans compact one-bedrooms around 35 sqm, larger one-bedroom-plus layouts around 58 sqm, two-bedroom units from roughly 76 sqm and much larger three-bedroom homes above 130 sqm. That creates several distinct buyer and tenant segments inside the same tower rather than one repetitive floorplan.
The Wyndham layer matters
The branded-residence history is documented by Siamese Asset, and an operating Wyndham hotel remains at the address. That can add a serviced-building character, but the residential entitlement to hotel-style services, shared facilities and any associated charges should be confirmed rather than assumed from the brand name.
Listings are benchmarkable
There is enough active resale and rental inventory in 2026 to compare similar units before negotiating. That transparency is useful, especially across different floors and sizes. It should not be confused with verified transaction data: advertised stock shows seller expectations, not completed-sale prices.
About the project
Siamese Exclusive Queens is a completed high-rise condominium in Khlong Toei, on the Queen Sirikit National Convention Centre side of central Bangkok. The project is generally documented as one 33-storey tower with 331 condominium units, completed in 2019. That matters because the 2026 purchase case is fundamentally a resale decision rather than an off-plan bet. A buyer can inspect the actual unit, test the building's common areas, compare views and fit-out quality, and review the title and juristic-person paperwork before committing. Asking prices inside the same building vary substantially by size, floor, outlook, furnishing and ownership status, so the project name alone tells you much less than the specific unit being offered.
The naming history is unusually important here. Siamese Asset originally marketed the development as Siamese Exclusive Queens and later rebranded its branded-residence projects; the company's 2020 annual report identifies Wyndham Residence as the former Siamese Exclusive Queens. A hotel operation, Wyndham Bangkok Queen Convention Centre, subsequently opened within the same complex and remains active at the same Phai Singto address. As a result, current searches can surface Siamese Exclusive Queens, Wyndham Residence and Wyndham hotel references around one building. They are connected, but they are not interchangeable for a property purchase. A privately owned condominium unit should be assessed as a condominium title with its own ownership, fees and building rules, not assumed to carry the same rights or services as a hotel booking.

Location is the project's clearest everyday proposition. The building sits on Soi Phai Singto in Khlong Toei, close to Rama IV and Ratchadaphisek, the Queen Sirikit National Convention Centre and Benjakitti Park. The nearest rail stop is Queen Sirikit National Convention Centre MRT, one station from Sukhumvit's interchange with the BTS. Published walking distances differ: historical project material often quoted roughly 50-100 metres from an exit, the current Wyndham site says about 250 metres from the hotel entrance, while DDproperty listing pages calculate roughly 420 metres. The useful conclusion is not a single disputed number but that the station is genuinely walkable and the project is tied into a major central-Bangkok transit and employment corridor.
The original unit mix is broader than the bedroom labels suggest. Project profiles describe standard one-bedroom units around 34.56-35.40 sqm, larger one-bedroom-plus layouts around 58.09 sqm, two-bedroom units from about 76.45 to 102.61 sqm, three-bedroom homes around 131.03-133.66 sqm, and a penthouse of about 154.04 sqm. The detailed mix is reported as 104 units in each of the first three categories, 18 three-bedroom units and one penthouse, which totals 331. For a buyer, the practical point is that two listings both called “one bedroom” can be very different propositions. A 35 sqm unit and a 58 sqm unit sit in different budget, rental and owner-occupier segments even before floor, view and condition are considered.
The amenity package was designed as part of a branded-residence concept rather than a bare condominium tower. Sources consistently mention a swimming pool, gym, sauna and steam facilities, library, business or meeting spaces, lounges, landscaped areas and controlled access; detailed profiles also describe automated parking. Historical project information puts parking at roughly 230 cars, around 70% of the residential unit count before tandem parking. That is useful context, but it should not be read as a guaranteed dedicated bay for every apartment. In a resale transaction, the current juristic-person rules are more important than the launch brochure: parking rights, guest access, facility hours and any separation between residential and hotel-operated areas should be checked against the rules in force now.
The Wyndham layer is real but needs careful interpretation. The original project website promoted concierge-style services, room service, resident shuttle arrangements and other hotel-like touches. Siamese Asset's corporate reporting confirms the rebranding, while the present Wyndham Bangkok Queen Convention Centre website shows an operating hotel at the same address in 2026. This can be attractive to buyers who like serviced-building environments and an internationally recognisable hospitality presence. It can also create assumptions that are not automatically true for a privately owned condo. The scope of residential services, any extra charges, shared or restricted facilities, and the relationship between the condominium juristic person and the hotel operation are all matters to verify for the specific unit rather than infer from the Wyndham name.
There is enough live inventory to benchmark asking prices. DDproperty was showing dozens of sale listings and a larger rental pool around the end of September 2026, and PropertyHub also carries a substantial set of active ads. That makes it easier to compare similar units before negotiating. It does not, however, establish transaction velocity or realised prices: listing portals show what sellers are asking, not what buyers ultimately paid. The lower current anchor used in this file is THB 6.97M from FazWaz on the date checked. Fresh DDproperty ads visible around the same period were more commonly around THB 9-10M and above for small one-bedroom units. The gap is a reminder to investigate unusually low listings rather than treat the minimum as a representative market price.
Ownership is straightforward only after the foreign quota is confirmed. The project is marketed as a freehold condominium, and Thai rules allow qualifying foreign buyers to own condominium units in their own name, but foreign ownership in a registered condominium cannot exceed 49% of the total condominium unit area. Thailand's official government guidance also notes that the condominium juristic person must issue confirmation of the foreign ownership proportion for the transfer process. A listing marked “freehold” therefore describes the tenure structure; it does not guarantee that foreign-quota capacity is available for that particular unit on the day of transfer. The quota certificate and the unit's title documents are part of the purchase case, not paperwork to leave until the end.
Ongoing charges deserve the same treatment. FazWaz currently states a common-area management fee of THB 75 per sqm per month and a sinking fund of THB 800 per sqm, while Shinyu publishes THB 80 per sqm for the common fee. Those figures are useful historical or portal references, but a completed building can revise its budget and fees through its own management process. This file therefore does not extrapolate them into a monthly ownership-cost estimate. A current juristic-person statement, the selected unit's debt-free status, and recent major-building expenditure are more decision-relevant than multiplying an old portal figure by the floor area.
The project works best as a concrete, inspectable central-Bangkok property rather than a story about future appreciation. Its case rests on the QSNCC/Benjakitti/MRT location, a completed tower, a wide spread of unit sizes and a visible secondary market. The complication is the same feature that makes it distinctive: several names, a branded-residence history and an operating hotel component at the address. A careful buyer should separate the condominium title from the hospitality branding, confirm foreign-quota eligibility, obtain the current juristic-person rules and fees, and establish exactly which services come with the residential unit. Once those points are clear, the decision becomes much simpler: compare the actual apartment, its view, condition, price and ownership paperwork against competing central-Bangkok options.
