That does not replace house-level due diligence, but it gives a solid project identity behind modern resale listings.

The original product was a four-storey townhome/home office of about 225 sqm with four bedrooms, five bathrooms and two parking spaces. It offers a lot of internal space for an urban address, but buyers should be comfortable with stairs and with functions distributed over several levels.

More than a decade after completion, homes differ materially in renovation, layout and advertised size. That creates choice but also removes the simplicity of comparing identical developer stock. Title, land area, condition and alterations matter as much as the project name.

Practical On Nut location

The estate connects well to On Nut, Srinagarindra and Pattanakarn, with Si Nut on the Yellow Line now the nearest rail option cited by current listings. It is not a walk-out-the-door BTS On Nut property, so commute testing is more useful than relying on a broad Sukhumvit label.

Land rules come first

Each townhouse sits on a separate land plot, which makes foreign-buyer structuring fundamentally different from a condominium purchase. A freehold tenure label does not answer whether a foreign individual can register the land; the title and buyer's legal position need to be reviewed before structuring the deal.

About the project

Areeya Mandarina Sukhumvit 77 is a completed landed development on On Nut Road in Suan Luang, Bangkok. It is no longer a developer-launch proposition: original sales are closed and the 2026 market consists of individual resale and rental homes. That changes the buyer's priorities. The original scheme and developer still matter, but due diligence now needs to focus on the selected house — title, encumbrances, renovations, physical condition, actual floor area, building alterations, tenancy status and what is included in the transfer.

The project's identity is unusually well documented for an older Bangkok townhouse estate. Home Buyers Guide names Areeya Property Public Company Limited as both project owner and land-right holder in its historical regulatory disclosure. That disclosure lists title deed numbers 3743, 3744, 3745 and 138968, land-allocation permit 44/2553 dated 8 April 2010 and an amended layout approval 93/2553 dated 20 July 2010. It also records 198 saleable plots, with 90 units in Phase 1 and 108 in Phase 2. This matters because it anchors the marketing name to a specific land-allocation project and original corporate developer rather than leaving buyers to rely entirely on modern broker listings.

The original product was closer to a vertical townhome/home-office than to a conventional two-storey townhouse. Historical project material describes four-storey homes in a modern Oriental design. Standard and corner plots are shown with four bedrooms, five bathrooms and parking for two cars, while the project page gives approximately 225 sqm of usable area and a typical land plot starting around 21 square wah. Areeya's own historical corporate material also described the Mandarina product as four-storey townhouses with roughly five- or 5.5-metre frontages. The format gives owners considerable flexibility for living and work zones, although it also means stairs are part of daily life and each resale home's internal arrangement can vary materially.

Today's listings are much less uniform than the original brochure. Current stock includes three-storey, three-bedroom houses as well as four-storey homes with four or five bedrooms, and advertised usable areas range widely. Some listings show approximately 128–132 sqm, others around 200–225 sqm, and some renovated or corner properties are larger again. Those figures should not be averaged into a fictional project-wide unit schedule. They may reflect renovations, extensions, different measurement conventions or listing errors. A buyer should therefore treat the historical layout as the original reference and verify the actual house against its title documents, approved plans and physical boundaries.

The address is on On Nut Road, between Soi On Nut 37 and 39, rather than beside central Sukhumvit's main BTS corridor. The Yellow Line's Si Nut station is the closest rail option cited by current listings; BTS On Nut and the Airport Rail Link at Hua Mak require onward travel. This is still a well-connected urban location, but its convenience depends on the buyer's real daily routes. On Nut, Srinagarindra and Pattanakarn provide several road connections, while shops, food and everyday services are available around the project entrance. For a resident commuting by car or using the Yellow Line, the location can work well. Someone expecting a short walk to the Sukhumvit BTS lifestyle should recognise that this is a different proposition.

Shared facilities are relatively conventional for a gated Bangkok townhouse estate: a communal pool, clubhouse, garden space, security, CCTV and parking are consistently reported, with some portals also listing a gym. For an estate completed more than a decade ago, however, the presence of an amenity is only the first question. Buyers should inspect its present condition, understand who manages the common areas, review current common charges and check whether major maintenance or capital works are expected. A well-run older estate can be easier to assess than a brand-new project, but deferred maintenance can turn apparently modest common fees into a future cost.

The resale price spread is broad. DDproperty currently shows asking prices from about THB 4.8M, FazWaz has active stock around THB 5.49M and above, while recent PropertyHub listings include four-storey homes from roughly THB 6.5M upward. These are not directly interchangeable products. Plot size, corner position, number of storeys, renovation quality, roof and façade condition, parking, tenancy and legal status all influence value. The lowest asking price is therefore best used as a search anchor rather than a valuation conclusion. Comparing two houses properly means checking the title, land area, built form, condition and transfer terms before comparing headline prices.

Foreign-buyer structuring deserves particular attention because this is landed property, not a condominium. Portals may label the tenure as freehold, but that describes the underlying property right and does not make Thai land freely registrable to a foreign individual. Thailand's Department of Lands states that foreigners generally cannot buy land directly, with a narrow Section 96 bis exception requiring qualifying investment of at least THB 40M and ministerial permission. A foreign buyer therefore needs transaction-specific advice on the land title, registered owner, any mortgage or other encumbrance and a lawful structure for the building and land. Nominee-company arrangements should not be treated as a shortcut around the land rules.

Ownership format

This is a landed townhouse development. A portal's 'freehold' label describes the underlying property tenure but does not mean a foreign buyer can automatically register the land in their own name. Foreigners generally cannot acquire Thai land directly; Section 96 bis of the Land Code provides a narrow residential exception subject to at least THB 40M of qualifying investment and approval by the Minister of Interior. For any selected house, the land title, registered owner, encumbrances and a lawful ownership or lease structure must be checked individually.
