Why this project is worth a look
Small building
One seven-storey block with roughly 65 apartments gives Mirage a more intimate scale than many larger Pattaya-market condominiums. It is easier to inspect as a whole and easier to compare the condition of a unit with the common areas around it. A low unit count does not automatically mean low fees or quiet living, however, so the juristic-person budget and actual occupancy still deserve attention.
Already delivered
Completion in December 2019 means the buying decision can be based on the building that exists today. The façade, lifts, corridors, parking, pool, gym and individual unit can all be checked in person, including the real view and signs of wear. For a resale purchase, that evidence is more useful than launch-stage renders or older promotional claims.
Clear unit range
The project is built around studios plus one- and two-bedroom apartments, broadly spanning about 22 to 96 sqm. That covers compact holiday-use homes as well as layouts with enough space for longer stays. Current resale examples sit inside those ranges, so buyers can compare actual usable layouts instead of relying only on a historical unit schedule.
Rooftop focus
The infinity pool and rooftop bar concentrate the leisure experience at the top of the building, supported by a gym and sauna. That is an efficient use of a small site and gives the project a distinct resort-residence character. Operating hours, current condition and access rules should still be checked because these facilities materially shape day-to-day enjoyment of the building.
Real resale market
Live listings in early September 2026 show a studio and several one-bedroom units, while other portals also display two-bedroom stock. Mirage can therefore be assessed against current asking prices rather than a historical developer launch. Inventory is naturally thin in a small project, so the right combination of floor, view, condition and foreign-quota eligibility may not be continuously available.
About the project
Mirage Condominium is a completed low-rise residential project in Bang Sare, Sattahip, Chon Buri, within the broader Pattaya market rather than central Pattaya itself. It is a single seven-storey building developed by Sisaran Group, a developer with several projects concentrated in Bang Sare. Construction was completed in December 2019. For a buyer in 2026, that distinction matters: Mirage is no longer a plan on paper or a developer launch. The building, common areas and individual apartments can be inspected as they are today. The key risks have therefore shifted away from construction delivery and toward the normal resale questions — the legal title of the selected unit, foreign-quota availability, physical condition, furniture, outstanding fees, tenant status and the actual running condition of the condominium after several years of use.
The project is deliberately small in scale. The site area is about 1,204 sqm, with one building and seven floors. There is a persistent discrepancy in the total unit count: some building records say 64 while others say 65. This dossier uses 65 because that figure is repeated in the more detailed building descriptions, but the difference should ultimately be resolved against the condominium registration documents. Either way, Mirage remains a compact building rather than a high-density resort development. That can appeal to buyers who prefer a smaller resident population and a project that is easy to understand physically, although low unit count on its own does not guarantee quiet operation or low common-area costs.

The unit programme is straightforward: studios, one-bedroom apartments and two-bedroom apartments. Studios start at about 22 sqm, one-bedroom homes span 28–44 sqm and two-bedroom homes span 44–96 sqm. Current resale stock shows how those ranges translated into completed units, including a 23 sqm studio, one-bedroom units around 41.7–43 sqm and a 70.9 sqm two-bedroom unit. That is a useful reality check because buyers are not choosing from an abstract master price list anymore; they are choosing among individual homes that may differ in floor, outlook, renovation, furniture and title. The area stated in a specific title deed and sale agreement should take priority over rounded portal figures or a generic project range.
Mirage combines a small footprint with a relatively broad leisure package. The project includes a rooftop infinity pool, rooftop bar, gym, sauna, relaxation areas, covered parking, key-card access, CCTV and 24-hour security, together with Wi-Fi and shuttle transport. Management-related services such as rental management, maid service and laundry are also offered. For a seven-storey boutique building, that gives the project more of a holiday-residence feel than a purely functional apartment block. A resale buyer should still separate permanent condominium facilities from optional commercial services. A service may require a separate agreement, may have changed since completion, or may not follow the unit automatically when ownership changes. Steam-room and jacuzzi information is inconsistent, so those two items should be verified on site rather than assumed.
Location is central to the buying decision. Bang Sare sits south of Pattaya's urban core and belongs to Sattahip district. The main approach is from Sukhumvit Road through Soi Na Chom Thian 56. Bang Saray Beach is the nearest seaside reference point, roughly half a kilometre from the condominium. The practical character is therefore different from a central Pattaya tower: the attraction is a smaller coastal setting and proximity to the Bang Sare seafront, while buyers who need the city centre every day should test the drive at the times they actually travel. The word Pattaya in a market label should not be read as a central-Pattaya address.
There is active resale evidence as of 3 September 2026. Live public stock includes a 23 sqm studio at THB 1.79M, a 41.7 sqm one-bedroom at THB 1.995M, a 43 sqm one-bedroom around THB 3.0–3.2M, and a 70.9 sqm two-bedroom offered at THB 6.5M. These figures are not a unified developer price list and should not be averaged. They are separate owners and units, potentially with different ownership quotas, views, floors, fit-out and tenancy conditions. The THB 1.79M figure is therefore used only as the lowest visible public market anchor at the date of research. It is useful for orientation, not as a promise that an equivalent unit will still be available when a buyer is ready to transact.
Ownership needs to be checked at unit level. Mirage is a freehold condominium, but that does not mean every resale apartment can be transferred freehold into a foreign buyer's name. Thai condominium rules cap foreign ownership at 49% of the aggregate unit area in the building, and a transfer depends on the available foreign quota and the documentation of the specific apartment. Some current Mirage listings are labelled Thai Quota or refer to company ownership. A foreign buyer should therefore treat the project-level tenure label as only the first layer of due diligence. The title deed, current registered owner, encumbrances, condominium juristic-person letter on foreign quota, outstanding common fees and transfer documentation all matter before the purchase structure can be confirmed. Published running-cost figures are also specific: the common-area fee is THB 50 per sqm per month and the sinking fund is THB 750 per sqm. On a resale, the buyer should confirm what has already been paid and whether any arrears or additional calls remain.
The strongest way to assess Mirage is as a tangible resale building rather than as an investment promise. A buyer can inspect the entrance, parking, corridors, lifts, rooftop facilities, gym and pool, then compare more than one apartment inside the same project. That makes differences in view, furniture, maintenance and floor position much easier to price than in an off-plan launch. The trade-off is limited inventory: in a building of roughly 65 units, the preferred size, floor, view and foreign-quota status may not be available at the same time. Buyers who like the project should compare the live options rather than anchoring on one advertisement. For this particular building, the quality of the chosen unit and its legal transfer route are likely to matter more than broad marketing claims about Bang Sare or future returns.

Ownership format
The project is presented as a freehold condominium. A foreign buyer may own a unit freehold within the 49% foreign quota of the building's aggregate unit area. Outside the available foreign quota, a foreign buyer would commonly need a leasehold structure, typically up to 30 years with contractual renewals; quota availability, title and the permitted structure must be confirmed for the specific unit before purchase.

The most compact format. Current resale stock includes a completed 23 sqm studio, showing that an individual built unit can differ slightly from the rounded project schedule. It suits one or two occupants, shorter stays, or a buyer who values a lower absolute entry price more than a separate bedroom. Before purchase, the title area, furniture package, ownership quota and unit-specific common charges should all be checked.
The project's most flexible mainstream format. Live resale stock includes completed units around 41.7 and 43 sqm, so the upper end of the range offers materially more space than the smallest one-bedroom layouts. A separate bedroom is generally more practical than a studio for longer stays, but two similarly sized units can differ substantially in outlook, balcony, fit-out and furniture. Asking prices should therefore be compared after inspection, not on floor area alone.
The broadest size band and potentially the most varied layout category. A 70.9 sqm two-bedroom unit with two bathrooms was listed in 2026, confirming that the building includes genuinely larger family-style options. Because the published 44–96 sqm range is wide, bedroom count alone says little about comfort. The actual plan, storage, balcony, fit-out condition and title-deed area need to be reviewed for the specific apartment.
The ranges describe the project programme, while current resale evidence shows individual completed sizes such as 23, 41.7, 43 and 70.9 sqm.
