Why this project is worth a look
BTS is genuinely close
Surasak is the nearest station, with current project sources placing it at roughly 0.1–0.2 km. That proximity makes rail a realistic everyday option rather than a map-based selling point. At the same time, the developer advertised parking at 120% of the unit count, so the building also works for owners who rely on a car outside the BTS corridor.
Space is the differentiator
One-bedroom homes are generally around 59–67 sqm, and the project's two-bedroom stock is substantially larger than the compact layouts common in many newer Bangkok towers. The value proposition is therefore less about a fashionable launch story and more about usable interior space in a central location. Special high-zone and duplex configurations need unit-by-unit checking because portal classifications are not fully consistent.
Privacy was designed in
Private lift access was one of the project's original design features, while major shared facilities were spread across different floors. In a 468-unit tower, circulation matters: the experience of entering a residence can feel very different when the lift arrangement limits exposure to long public corridors. A resale viewing should test how that works in the actual core rather than assume every unit has an identical access pattern.
Resale choice is broad
The project has visible sale and rental inventory across several major portals in 2026, giving buyers a real internal comparison set. That is useful for negotiating and for separating building-level value from apartment-level value. Portal counts overstate unique supply because listings are often duplicated, so the shortlist should be built around verified unit details rather than headline inventory numbers.
Quota comes before price
Foreign buyers need to distinguish foreign-quota units from Thai-quota stock. Both appear in current advertisements for the building. A slightly cheaper Thai-quota apartment may not be directly transferable to a foreign buyer as freehold, so legal transferability and the juristic person's quota confirmation should be established before a deposit becomes hard to recover.
About the project
The Bangkok Sathon is a completed single-tower condominium on South Sathon Road, beside the Surasak BTS corridor. Land and Houses used the official spelling THE BANGKOK SATHORN in its own releases; Sathon and Sathorn are naming variants for the same building. The scale is straightforward: 50 floors and 468 residences. What makes the building more distinctive today is the size of the core apartments. Project databases consistently show one-bedroom layouts around 59–67 sqm, while two-bedroom homes start at roughly 106 sqm in the original project data, although the upper end varies by source and special high-zone layouts complicate the classification. That puts the building in a different category from many newer Bangkok developments built around smaller units. A buyer here is generally paying for usable central-Bangkok space, direct transit access and an established building rather than for a new-launch payment plan. Because the project is already operating, due diligence can be much more physical: inspect the actual apartment, ride the lifts at busy times, check common areas, listen for road and neighbour noise, review the view from the exact floor and look at how finishes and building systems have aged. The trade-off is that a mature resale property needs a more serious look at juristic-person records, maintenance history and future capital works than a brochure can provide.
The address is one of the easier parts of the decision. The strongest current mapping and listing evidence places the building at 111 South Sathon Road, Yan Nawa, Sathon, Bangkok 10120. Surasak BTS is typically shown at roughly 0.1–0.2 km from the project, and Land and Houses historically marketed the site as immediately connected to both the station and the nearby expressway access. That gives the building a useful two-mode transport profile: rail works for daily central-Bangkok movement, while a car remains practical for trips that do not sit neatly on the BTS network. The developer also promoted parking equivalent to 120% of the unit count, which is unusually generous for a central high-rise. Still, location quality is not identical from every apartment. South Sathon is a major urban road; lower floors, road-facing units and certain orientations can have a very different sound and view profile from higher apartments looking toward the city or river. Buyers should treat floor, orientation and window exposure as part of the property itself rather than as cosmetic details. The project location is strong, but the value of that location depends on the actual route a resident uses every day and on how the chosen apartment interacts with the street below.

The amenity concept was built vertically rather than concentrated in a single podium. In a 2017 project update, Land and Houses described a private garden, barbecue area, business lounge and separated lobby zones at the lower level; fitness, yoga, steam, sauna and a landscaped terrace on the sixth floor; and two pools on the 32nd floor. The developer also highlighted private lift access to residences. These details matter because they shape privacy and circulation, not simply because they expand an amenity checklist. A private-lift arrangement can make a large central building feel less exposed in daily use, while facilities distributed over several levels reduce the sense that every resident is funneled through one shared deck. For a resale buyer, however, the more important question is how these spaces are maintained today. Current project databases quote a common-area fee of THB 70 per sqm per month and a sinking-fund rate of THB 800 per sqm, but historic database figures are not a substitute for the latest juristic-person statement. Before transfer, the buyer should verify the current fee schedule, confirm whether the seller has any outstanding charges and review whether major equipment or common-area works are expected. The building's amenity package is a real part of its appeal, but it also creates ongoing operating and renewal costs.
There is a visible secondary market rather than a thin one-off resale. In late September and early October 2026, sale and rental inventory appeared across PropertyHub, FazWaz, DDproperty and other portals, covering both one- and two-bedroom units and including some tenant-occupied apartments. That breadth is useful because buyers can compare real alternatives inside the same building. Portal inventory counts should not be treated as unique supply, though: the same apartment can be syndicated by several agents, and older advertisements can remain indexed after the seller changes price or status. A better comparison set is built around actual unit attributes — size, floor, orientation, view, renovation standard, quota, tenancy and readiness to transfer. The lower current asking-price anchor we found was THB 12.9M for one-bedroom units in September 2026. Two-bedroom asking prices can begin around the low-THB-20M range, with a much wider spread above that. Those numbers are useful for establishing the budget band, but they are not an appraisal and they do not tell you whether the cheapest unit is the best value. In a building like this, the difference between a tired low-floor apartment and a well-kept high-floor unit can be more important than a modest headline discount.
Foreign ownership needs to be checked at unit level. Thai condominium rules allow foreign freehold ownership only within the statutory foreign quota, capped at 49% of the condominium area. Current listings in The Bangkok Sathon show both Foreign Quota and Thai Quota units, so a foreign buyer cannot assume that every resale apartment can be registered directly in their name. Before a meaningful deposit is committed, the selected unit's quota status should be confirmed and the condominium juristic person should be able to issue the documentation required for transfer. The building's completed status removes construction-delivery risk, but resale due diligence shifts toward title, seller authority, outstanding common charges, tenancy, inventory and furniture, the actual condition of mechanical systems inside the unit and any building-level works that may affect future costs. Land and Houses also included The Bangkok Sathorn in an engineering inspection programme after the March 2025 Bangkok tremors; PropertyHub later displayed a safe structural-check status, but we did not locate the signed consultant report itself. For a buyer who cares about that event, the useful document is the latest inspection record held by the building rather than a portal badge. The project is best understood as an established central-Bangkok residence with unusually large layouts, direct BTS access and a substantial amenity package — a property to judge apartment by apartment, not by brand name alone.
Ownership format
A foreign buyer can hold a condominium unit freehold when foreign quota is available. Thai rules cap aggregate foreign ownership at 49% of the condominium area. Current resale listings for this building include both foreign-quota and Thai-quota units, so quota status must be checked for the specific unit and confirmed by the condominium juristic person before transfer.
Unit types & sizes
This is the clearest core layout in the building. At roughly 59–67 sqm for standard one-bedroom plans, it offers considerably more room than many newer central-Bangkok one-bed products. Current resale stock spans different floors, views and furnishing standards, and includes both foreign-quota and Thai-quota listings. For a buyer, the meaningful comparison is not price alone but orientation, condition, lift access, tenancy and whether the unit can actually be transferred in the required ownership form.
Two-bedroom apartments form the larger and more expensive part of the resale market, but this is also where the building's space advantage is most obvious. Fresh listings include homes around 104–128 sqm, while the FazWaz project profile extends the two-bedroom range to 152 sqm. The mismatch reflects inconsistent treatment of special upper-floor and duplex configurations across databases. A serious buyer should obtain the specific floor plan and confirm the registered area on the title rather than rely on a generic project range.
Land and Houses separately promoted high-zone duplex residences with a double-height living area; its 2017 release gave a 5.73 m floor-to-ceiling height for that space. Resale databases do not classify these special units consistently, so the two cards above describe the core apartment stock. Upper-floor duplexes should be checked against the actual floor plan and title for the selected unit. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The building sits on South Sathon Road in Yan Nawa, Sathon, placing it in Bangkok's central business area rather than an outlying residential cluster.
- Surasak is the nearest BTS station; current project sources place it at roughly 0.1–0.2 km from the building.
- Land and Houses also highlighted nearby expressway access, which keeps the location useful for residents who combine rail and car travel.
- Because the tower fronts a major urban road, floor and orientation materially affect noise, openness and view quality; those factors should be judged on the exact apartment.

Best for: Owner-occupiers who want a genuinely spacious one- or two-bedroom home in central Bangkok and value a very short walk to Surasak BTS.; Foreign buyers who are prepared to select a unit with confirmed foreign-quota eligibility instead of assuming every resale listing can be transferred in the same way.; Resale buyers who prefer comparing several real apartments on floor, view, renovation, tenancy and price rather than buying from a single developer inventory sheet.; Residents who use a car as well as rail; the developer's stated 120% parking ratio is a meaningful practical feature for a central high-rise.; Buyers who prefer an operating building where common areas, lifts, noise and apartment condition can all be inspected before committing.; may not suit: Buyers seeking a low entry budget: refreshed one-bedroom asking prices sit around the low-THB-10M range, while larger two-bedroom homes require materially more capital.; Anyone specifically looking for a new-launch developer instalment plan, first-owner finishes and brand-new building systems; this is an established resale property.; Buyers unwilling to investigate the exact unit's quota, title, common-fee status, tenancy and condominium records. In a mature building, those apartment-level details matter as much as the development brand.; People who expect identical quietness and views throughout the tower. The project fronts a major road, so orientation and elevation materially change the living experience..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing differs by source: FazWaz states December 2015, current DDproperty listings state June 2016, and PropertyHub shows 2017. The main field uses 2015 under the source-priority rule; Land and Houses' own 2017 release confirms the project was completed and ready to occupy by then.
- Street numbering is inconsistent. FazWaz, DDproperty and the current place listing use 111 South Sathon Road, while PropertyHub's Thai project profile shows 251 Sathorn. The main address and coordinates are tied to the mapped building at 111 South Sathon Road; the legal address should still be checked against the selected unit's title documents.
- Two-bedroom size bands are not consistent across databases: PropertyHub shows 106–123 sqm, while FazWaz extends the range to 152 sqm and the developer's historic material uses 152 sqm as the upper end of the broader one- to two-bedroom product range. Use the title and unit plan for the selected apartment rather than a generic project profile.
