Fifteen villas is a small estate by Phuket resort-market standards, and several sources place the project about 100 metres from Karon Beach. That combination can suit an owner who wants a full-size private home without giving up walkable access to the coast. The trade-off is that Karon is an active visitor area, so noise, road access, slope and the actual sea outlook should be judged villa by villa rather than assumed from the project headline.

Meaningful plot differences

The confirmed stock is not a row of identical houses. Built areas cluster around 431–470 sqm while land plots vary materially, and current listings attach different prices to different villa numbers. A useful comparison therefore needs the site plan, plot size, orientation and approved floor plan together. Price per house alone hides too much of the difference between one lot and another.

Construction-linked payments

The published schedule ties most instalments to visible construction stages, from site preparation through structure, enclosure, interior works and handover. That gives the buyer a practical framework for progress checks. It should not be mistaken for legal protection by itself: delay clauses, inspection rights, retention, refund terms and escrow arrangements are contract matters and are not established by the public schedule.

That distinction matters. Hennessy Residence is not a villa phase to be blended into this record; it is a different product with its own building format and ownership questions. For this dossier, Hennessy Villa means the small Karon villa community only: 15 houses, private pools, individual plots and a construction-stage purchase rather than a completed condominium purchase.

The clearest current inventory is three-bedroom stock. Current structured listings show three bedrooms and four bathrooms, while a detailed published layout describes a three-storey house with an additional lower parking level. Its floor narrative places the main living, dining and kitchen spaces on the principal floor, bedrooms above, and a more flexible top level. A private pool is consistently part of the villa specification. The project-facing marketing page creates some ambiguity by advertising “3–5 bedrooms” in its headline while its own layout section presents a 431 sqm three-bedroom villa. Until a separate four- or five-bedroom plan is published for an identifiable villa number, those larger bedroom counts should be treated as a possible custom configuration rather than a confirmed standard product.

Built areas are not identical across the estate. The most consistent project range is 431–470 sqm, and active unit tables include homes at 431, 435, 439, 442, 446, 452, 455 and 465 sqm. Plot size varies just as much and can materially change the value of two homes with similar internal area. Many published plots sit around 484–680 sqm, while the largest land holding shown is 960 sqm. One V15 entry is listed with 484 sqm of house area, which conflicts with the 431–470 sqm range promoted elsewhere. We have not “corrected” that outlier by inference. A buyer comparing V15 with the rest of the project should request the signed area schedule and architectural plan for that exact villa.

The project’s general location is well established, but its formal street number is not. Multiple independent databases place it in Karon, Mueang Phuket, and several sources state approximately 100 metres to Karon Beach. Surrounding-place data anchors the scheme in the northern Karon beachfront area close to Patak Road. A verifiable nearby reference is the former Novotel Phuket Karon Beach Resort & Spa at 568 Patak Road. We use that location only as the centre of a broad 500-metre map radius, not as the villa project’s address. The marketing page also displays a 60/58 Lagoon Road, Choeng Thale contact address, but the page expressly identifies itself as an independent marketing platform rather than the developer’s official website. That contact address should therefore not be copied into the project record as the construction site.

The sales structure is clearly that of an under-construction purchase. The most consistently published completion target is June 2027, with the project marketing page describing Q2 2027. Public payment schedules show a THB 300,000 reservation deposit, 35% on contract signing, 10% at land preparation and commencement, 15% after the main structure, 15% after windows and partitions, 15% after flooring and built-ins, then 5% at completion and another 5% at handover. The staged approach is useful because a buyer can see which construction milestones trigger money. It does not, however, tell us how delay remedies work, whether the reservation is refundable, how defects are handled or whether any part of the money sits in escrow. None of those protections should be assumed without the actual contract.

Private and shared facilities need to be separated when assessing what the owner receives. The villa itself is marketed with a private pool and two-car parking. Project databases repeatedly list a communal pool, gym, reception, garden areas, café, security and CCTV. The project marketing page adds a children’s zone, creative studios, a library and co-working area, rooftop green spaces, a cocktail bar, cigar lounge and laundry. This is a substantial amenity programme for only 15 villas, which makes the legal and operational boundary particularly important: a buyer should confirm whether each facility is part of the villa common property, part of a wider Hennessy destination, or simply planned. The answer affects access, delivery timing, maintenance responsibility and recurring fees.

Ownership requires more caution than the sales language suggests. Phuket.Net labels the project “Thai Freehold or Leasehold”, but that is not enough to define what a foreign individual acquires. Thailand’s Department of Lands treats foreign land ownership as restricted and describes only narrow statutory exceptions, while BOI guidance confirms that a foreigner may own a building standing on leased land. For Hennessy Villa, no public source reviewed here provides the land title, registered lease terms, building-ownership transfer documents or an executed buyer contract. A foreign purchaser therefore needs the exact legal package for the selected villa: who owns the land, the registered term and renewal mechanics if leased, who owns the structure, and what rights can be transferred on resale or inheritance.

Pricing is easier to verify than legal structure, but it is still a moving target. On 22 September 2026, the lowest active public listing we found is approximately THB 67.88 million for a three-bedroom villa. Other active listings run through the THB 70 million range and above, while a separate agency page publishes a higher starting point of roughly THB 72.9 million.
