Three clear house plans

The original range is easy to understand: 136 sqm and 151 sqm semi-detached homes, plus a 178 sqm detached house. All were designed around four bedrooms and two parking spaces, while the larger models add more internal flexibility. The choice is therefore about usable space and privacy, not just a different facade.

A registered 146-plot scheme

The Department of Lands records 146 plots across 27 rai and 15 square wah. That primary record is more reliable for the subdivision footprint than conflicting portal summaries. It establishes the scale of the estate, while the legal and physical condition of each resale property still requires its own check.

Eastern Bangkok road access

The Dok Mai location connects through Chaloemprakiat Rama 9 toward Kanchanaphisek and the wider Bangna-Trad corridor. For a driving household, that can support daily movement across Bangkok's eastern side. For a rail-first or highly walkable lifestyle, the same location is a more obvious compromise.

Title before branding

Golden Land, Frasers Property Thailand and a separate land-allocation company all appear in legitimate source records for different reasons. None replaces transaction-level due diligence. A resale buyer needs the actual seller's title and building documents, and a foreign buyer must be especially careful because land ownership is generally restricted.

About the project

Golden Neo Bangna - Suanluang is an established low-rise housing estate in Dok Mai, Prawet, on Bangkok's eastern side. It should be approached as a resale community rather than a fresh developer launch. Direct project sales are reported as closed, so today's stock comes from individual owners. That makes the buying process more property-specific: two homes with the same original layout can now differ substantially in renovation quality, maintenance, furniture, plot characteristics, title history and what the seller actually includes. The project name gives you a useful framework, but it is no substitute for inspecting the exact house and its documents.

Thailand's Department of Lands records 146 plots for the development and a registered subdivision area of 27 rai and 15 square wah. Contemporary project reviews broadly match that figure and describe three core two-storey house plans: Leicester at 136 sqm, Newcastle at 151 sqm and Winchester at 178 sqm. Leicester and Newcastle were marketed as semi-detached homes, while Winchester is detached. The original plans all provide four bedrooms and two parking spaces, with the larger model adding more bathroom and upstairs space. For a resale buyer, this original plan information is useful as a baseline, but any extension, enclosed terrace, converted room or altered parking area should be treated as a change to the individual property, not as a project standard.

The developer naming needs a little context. Older launch material identifies Golden Land, while many current directories use Frasers Property Thailand. Frasers Property Thailand completed its acquisition of a controlling stake in Golden Land in 2019, so both names appear around the same estate for legitimate historical reasons. The Department of Lands subdivision record separately names First Square as the land-allocation entity. None of that tells you who owns a particular resale house today. The current seller's title documents and chain of ownership remain the transaction-level evidence that matters.

The location is primarily car-oriented. The estate sits off Chaloemprakiat Rama 9 Road, Soi 30, with practical road access toward Kanchanaphisek Road and onward to the Bangna-Trad corridor and Bangkok's eastern expressway network. This can work well for households whose daily life is spread across Bang Na, Suan Luang, the airport side of the city or eastern employment zones. It is less compelling for someone building a routine around walking to rapid transit. The distinction matters because the house itself may offer more space than an inner-city condo, but part of that trade-off is accepting a more road-dependent lifestyle.

The shared facilities are conventional rather than overcomplicated: a clubhouse, swimming pool, fitness room, communal garden, children's playground, CCTV, key-card access and 24-hour security appear consistently across several project profiles. That is a sensible package for a family estate, but the recurring cost needs a fresh check. Older 2020–2021 sources quoted a common-area charge of THB 49 per square wah of land per month. We did not find a primary source confirming that the same rate still applies in October 2026, so it should be treated as historical information rather than a current ownership cost.

Pricing also needs to be read in context. PropertyHub showed an active resale asking price from THB 5.2M, refreshed on 24 September 2026. Older developer and launch-era material referenced starting levels around THB 5.39M–5.89M, but those numbers are not directly comparable with today's secondary stock. A resale house may be cheaper or more expensive because of its plot, condition, extensions, furnishing, seller urgency and legal position. The THB 5.2M figure is therefore only the lowest current asking-price evidence found during this review, not a standard project price and not an indication that every 136 or 151 sqm home can be bought at that level.

There is also a date discrepancy in public databases. FazWaz, Thailand-Property and several current brokerage profiles associate the project with completion in 2020, and a 2020 Homenayoo review described part of the estate as already ready to occupy. Zmyhome and some later directories show 2022 instead. The present status is clear enough — this is a completed, occupied resale estate — but the exact project-wide completion or final handover date is not sufficiently supported by a primary document for us to state one year as definitive.

For a foreign buyer, land ownership is more important than the house-plan comparison. Thailand generally restricts direct foreign ownership of land. There is a narrow statutory route involving a substantial qualifying investment, no more than one rai of residential land and ministerial approval, but it is not the normal path for a typical resale purchase. A buyer therefore needs to establish exactly what land title sits under the selected home, who owns it, who owns the building and which lawful transaction structure is actually available. Public project-level pages do not establish one universal foreign-buyer solution for every property inside Golden Neo Bangna - Suanluang.

The advantage of buying into a mature estate is that much of the product can be judged in the real world rather than from a launch presentation. A buyer can inspect street widths, actual parking behaviour, landscaping, clubhouse condition, neighbouring homes and the precise resale unit. The trade-off is that due diligence becomes more granular. Golden Neo Bangna - Suanluang makes the most sense for households looking for a four-bedroom low-rise home in eastern Bangkok, especially if regular driving is already part of daily life. It is a less natural fit for buyers who want the legal simplicity of foreign-quota condominium ownership, a brand-new developer warranty package or a transit-first urban routine.

Ownership format

These are houses sold with land plots. Direct foreign ownership of land in Thailand is generally unavailable; the narrow statutory exception requires a substantial qualifying investment, no more than one rai of residential land and approval from the Minister of Interior. For any specific resale, the land title, ownership of the building and legally available transaction structure need separate verification; public project-level sources do not establish one foreign-buyer structure across the estate.
