Four low-rise blocks
Vivana is arranged as four eight-storey residential buildings rather than a single tower, with 363 apartments in total. That creates a more horizontal environment, but building choice still matters because pool decks, parking, entrances and shared spaces will affect the feel of an individual unit.
Layouts up to 128 sqm
The published range runs from 30 sqm one-bedrooms to 121–128 sqm penthouses. A buyer can stay within the same project while choosing between a compact personal base, a larger long-stay apartment and a genuinely spacious family format.
A pet-friendly building
Building A is officially designated pet-friendly and the plan includes pet-use areas. That is a practical differentiator, but weight limits, numbers of animals and access to common areas should be obtained in writing before a purchase is made on that basis.
Facilities for daily use
The confirmed programme goes beyond pools and a gym: co-working, a shared kitchen, meeting room, laundry, children’s areas and quieter lounges support longer stays and work-from-home routines. The project therefore has a stronger day-to-day living case than a purely holiday-led amenity deck.
Kamala, not beachfront
The site is inland in Kamala and the project plans a shuttle to the beach rather than direct beach access. It suits buyers choosing the neighbourhood and on-site facilities; it will not satisfy someone whose core requirement is to step from the lobby onto the sand.
About the project
The Title Vivana Kamala is a new low-rise condominium by Rhom Bho Property in Kamala on Phuket’s west coast. The developer’s material shows four eight-storey residential buildings, A through D, with 363 apartments on a site of roughly 6 rai 1 ngan 22 square wah. Building A is designated as pet-friendly. Sales launched in spring 2026. In Rhom Bho Property’s filing dated 5 August 2026, Vivana is still described as being in the sales stage, while launch reviews place the start of construction in Q4 2026. On that evidence, the sensible status as of 17 August is planned/pre-construction rather than a project where buyers can already judge progress from a mature building site.
The address is on Hua Khuan Nuea Road in Kamala, Kathu, Phuket, and the developer’s own map pins the site at approximately 7.950104, 98.295438. This is an inland Kamala location rather than a beachfront parcel. The developer plans a shuttle from the neighbouring Mingle Crystal Lake area to Kamala Beach, which tells a buyer something important about the proposition: Vivana is selling access to the Kamala lifestyle and a large amenity programme, not direct sand-at-the-lobby living. Buyers who require genuine beachfront access should rule it out early; those comfortable with a short local trip to the beach can assess the project on its wider residential merits.

The identity is reasonably clean once primary material is given priority. The Title Vivana, Vivana Kamala and The Title Vivana Kamala all refer to the same development. Both the official project page and brochure show four buildings—A, B, C and D—and no separately marketed second phase with its own specifications has been found. FazWaz and Hipflat display five buildings, a discrepancy that is not supported by the developer’s masterplan or the detailed launch reviews. The registry therefore uses four buildings as the confirmed configuration, while keeping the portal conflict visible for a later check against the final registered condominium plan rather than silently blending the two versions.
The apartment mix is more varied than a simple ‘one- and two-bedroom’ label suggests. The official brochure lists seven formats: 30 sqm, 32–36 sqm, 40–44 sqm and 50–56 sqm one-bedrooms; 60–66 sqm two-bedrooms; 89–100 sqm two-bedroom penthouses; and 121–128 sqm two-bedroom-plus penthouses. That creates a meaningful ladder from a compact holiday or single-person home to layouts that can support long stays and family life. Within the same bedroom count, the area spread is large enough that buyers should compare exact plans rather than assume all one-bedrooms or all two-bedrooms are interchangeable. Room proportions, terraces, service zones and furniture placement can matter more than the category name.
Two detailed launch reviews describe the apartments as fully furnished, but a buyer should treat the contract specification—not the phrase itself—as the deliverable. Off-plan furniture packages often raise practical questions: which appliances are included, how many air-conditioning units are supplied, whether loose furniture is part of the package, and which finishes or sanitary fittings can change before handover. The safest approach is to obtain the specification for the exact layout being reserved and have it attached to the sale documentation. That gives the handover inspection a concrete benchmark and prevents a rendered show unit from becoming the informal standard for a contract that promises something narrower.
Vivana’s amenity programme is one of the better documented parts of the project. The brochure and launch material include a main pool, a 25-metre lap pool, children’s pool, whirlpool and hot-water features, sauna and steam rooms, gym, yoga room, co-working and co-kitchen space, meeting room, games lounge, laundry, children’s play areas, outdoor lounges and dedicated pet spaces. A detailed launch review puts common areas at around 5,230 sqm, while the developer’s sustainability material refers to more than 1,800 sqm of green space. Those numbers should not be read as a promise of tranquillity; they are useful because they let a buyer inspect where facilities sit relative to a chosen building and how many residents will share them.
Building A being pet-friendly is a meaningful differentiator for buyers who actually live with an animal, but it needs to be read precisely. A pet-friendly building does not automatically mean unrestricted pets across every common area or identical rules in Buildings B, C and D. Weight limits, breed rules, the number of animals, designated lifts, cleaning obligations and access to landscaped areas may only become fully clear in the juristic rules. If pet ownership is a core reason for choosing Vivana, those rules should be requested in writing before reservation. Otherwise a buyer can end up purchasing for a feature that works much more narrowly in practice than the sales label implies.
Parking is a good example of why even first-party material needs cross-checking. The text version of the official project page says 115 car spaces, while the official brochure shows 155 standard spaces, including eight EV spaces and seven accessible spaces, plus 34 parallel-parking positions. The brochure describes this as 42% without parallel parking and 52% including it, and the detailed ThinkofLiving launch review repeats the 155 figure. The dossier therefore uses 155 as the better-supported number but does not hide the official-page inconsistency. More importantly, none of these ratios means every apartment comes with a private bay; buyers who need regular car parking should confirm allocation and usage rules before signing.
Completion dates also vary across the market. ThinkofLiving and CondoNayoo, both reporting around launch, give Q4 2028; Phuket.pro currently lists November 2028; FazWaz and Hipflat use April 2029. Q4 2028 is the most consistent launch-era target and is therefore used in the registry, but a portal date should never replace the contractual handover clause. Because the project was still in the sales stage in the latest corporate filing and construction was expected to start in Q4 2026, buyers should focus on the legally agreed completion date, any grace period, remedies for delay and the inspection/transfer process rather than treating a single marketing month as guaranteed.
Current asking prices illustrate how quickly the commercial layer moves. A DDproperty listing published on 10 August 2026 asks THB 3.679 million for a 30 sqm one-bedroom and labels the tenure freehold. Phuket.pro’s inventory checked against a price list dated 14 August starts at THB 3.692 million. The registry uses THB 3.679 million as the lowest current market anchor found, not as a developer-guaranteed starting price. A foreign buyer should verify several items together: exact unit number, view and floor, registered area, final price, whether the apartment is still available, and whether foreign quota remains available for that unit. A headline ‘from’ price is only useful once all of those match the intended purchase.
FazWaz currently publishes a common-area fee of THB 85 per sqm per month and a one-off sinking fund of THB 850 per sqm. These are useful due-diligence reference points, but the official material reviewed for this dossier does not independently lock them in. A buyer should therefore request the current fee sheet before contract signing and check the billing period, advance-payment requirement, sinking-fund basis, meter or connection charges and the mechanism for future fee changes after the condominium juristic person is formed. Ownership costs are not just a footnote on a resort-style project with extensive pools, landscaping and shared facilities; they are part of the long-term economics of the apartment.
For an overseas buyer, Vivana sits within Thailand’s standard condominium ownership framework. Foreign freehold is available only within the statutory foreign quota, limited to 49% of the aggregate unit area of the registered condominium. Current listings do show apartments marketed as Foreign Quota/freehold, but that is not evidence that every unit—or the same unit several months later—will be eligible. The quota status of the exact apartment should be confirmed before money becomes non-refundable. If quota is unavailable, foreign freehold cannot be registered; any leasehold structure should be reviewed on its own contractual terms rather than treated as an automatic substitute for registered ownership.
The project makes the most sense for a buyer who is comfortable buying before construction, wants Kamala rather than a busier central Phuket location, prefers low-rise buildings and expects to use the facilities rather than merely admire them in renders. Larger one-bedrooms, two-bedrooms and penthouses broaden the use case beyond short holidays, while the pet-friendly building and work-from-home spaces add practical reasons to live there. The trade-offs are equally clear: it is not ready, it is not beachfront, parking is not one-to-one and some key commercial terms still need contract-level confirmation. The best way to judge Vivana is therefore unit by unit—building, orientation, amenity exposure, quota, furniture schedule, payment milestones and contractual handover date.

Ownership format
A foreign buyer may register condominium freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the registered condominium. Current The Title Vivana Kamala inventory includes units marketed as Foreign Quota/freehold. The remaining quota for the exact apartment must be confirmed before reservation; if foreign quota is unavailable, foreign freehold cannot be registered and any leasehold alternative needs to be checked against the contract.
Unit types & sizes
The smallest official format. It can work for one person, a couple or intermittent use where a separate bedroom matters more than generous living space; storage and the exact unit orientation deserve a close look before reservation.
A modest step up from the 30 sqm plan, but the type itself spans four square metres. At this size that difference is material, so price should be compared alongside the exact wall layout, balcony and furniture arrangement.
A larger one-bedroom for buyers who find 30–36 sqm too tight but do not need a second bedroom. The value of the extra area depends on where it is allocated—living room, kitchen, storage, circulation or balcony.
The largest one-bedroom format in the published range. At 50–56 sqm it should be price-checked against smaller two-bedrooms, because the better choice depends on whether the buyer needs a second enclosed room or prefers a larger primary living space.
The project’s core family format. A second bedroom supports children, guests or a dedicated office, but from 60 sqm the exact bedroom widths, storage and bathroom arrangement should be checked on the chosen unit plan rather than assumed from the bedroom count.
A substantially larger two-bedroom intended for longer stays. The size band is wide enough that two penthouses within the same category may feel and price very differently, making terrace, view, orientation and exact internal geometry central to the comparison.
The largest confirmed Vivana format. At 121–128 sqm it moves beyond a compact resort apartment and can support full-time family living; view quality, privacy, terraces and the ongoing cost of a large unit become key decision points.
The official brochure confirms seven layout types and their area bands. ThinkofLiving and CondoNayoo described the launch product as fully furnished; the exact furniture, appliances and finishes for the selected layout should be matched to the contract specification rather than inferred from a show unit.
