A real beach walk
Several independent project profiles place Pratumnak Beach roughly 150–200 metres from Sands. That is meaningful for both personal use and rentals because the beach relationship can be verified on foot rather than inferred from marketing language.
A building you can inspect
Sands has been operating for years, so a buyer can judge the exact unit, views, common-area condition, lift traffic and general maintenance before committing. Resale removes some off-plan uncertainty, although the juristic person and seller documents still need proper review.
Broad unit range
The tower includes compact studios, regular one-bedroom apartments and much larger high-floor homes. That gives the address several use cases, from a small beach base to a more spacious residence. Resale listings do not always use room labels consistently, so title-deed area and the actual layout matter more than the headline bedroom count.
Useful on-site facilities
Pool, gym, sauna, jacuzzi, restaurant, lobby and security reduce the need to leave the building for basic leisure and exercise. The 15th-floor pool is a distinctive feature in a tall tower. Parking, however, is reported at only about 30% of units, which can matter for full-time residents with a car.
An active resale market
There are multiple competing listings in the building rather than a single developer price list. Buyers can compare floors, views, renovation quality and tenure across several sellers. The trade-off is that the cheapest listing may differ materially in title, quota, condition or ownership structure, so price alone is not enough to rank the options.
About the project
Sands Condominium is a completed high-rise by the beach on Pratumnak Hill, on Pattaya's south side. It is no longer an off-plan proposition where the buyer has to judge a promise from renderings. The building is operating, units are being resold and rented, and the exact apartment can be inspected before money changes hands. The most detailed project databases place completion in March 2019 and describe one 27-storey tower. For a resale buyer, that changes the due-diligence process in a useful way: the real view, noise, common areas, lifts, furniture and condition of the unit can all be checked rather than inferred from a brochure.
The location is the project's clearest physical advantage. FazWaz, Casa Pattaya and several other project profiles place Sands roughly 150–200 metres from Pratumnak Beach and describe direct or near-direct beach access. The tower sits around Soi Pratumnak 5 on the western side of the hill. It is not a detached beachfront plot with private sand in front of the lobby, but the sea is genuinely within a short walk. In Pattaya that distinction matters, because many listings use beach-oriented language for buildings that still require a drive. Pratumnak also sits between central Pattaya and Jomtien, so the immediate surroundings feel more residential than a large self-contained resort while remaining connected to the wider city.

The building mixes compact studios, one-bedroom apartments and much larger two- and three-bedroom homes. FazWaz's project profile lists studios of about 23.25–34.45 sqm, one-bedroom units of 52.02–67.22 sqm, and larger two- to three-bedroom layouts of 123–175 sqm. Current resale inventory is less tidy: listings show studios around 26–37 sqm, one-bedroom homes around 52–73 sqm, a two-bedroom unit around 109 sqm, and larger high-floor residences. That wider resale spread is normal in an established condominium, especially when agents use different room labels or when owners have altered interiors. A buyer should therefore compare the title deed area, actual layout and unit number rather than relying only on the bedroom category shown in an advertisement.
The common facilities are built around an adult residential and leisure use case rather than a family resort programme. Repeated features across the project sources include a swimming pool, gym, sauna, jacuzzi, restaurant, lobby, car parking and 24-hour security with CCTV and key-card access. FazWaz places the pool on the 15th floor and the gym and lobby on the ground floor. Multiple sources also describe three passenger lifts plus one service lift. Parking is reported at roughly 30% of units, while Pattaya Prestige says there is no on-site EV charging. Those points are practical rather than promotional: they affect daily convenience depending on whether the buyer lives here full time, keeps a car, rents the unit out, or uses it as a holiday base.
Today Sands is best treated as a secondary-market building, not as a developer launch. PropertyHub showed a broad set of sale listings in early September 2026, with a visible low entry point of THB 2.4M for a compact unit of about 26 sqm. Casa Pattaya simultaneously listed a roughly 27.5 sqm studio at THB 2.69M, while larger homes and high floors were materially more expensive. The spread inside one tower is understandable: floor, sea orientation, refurbishment, furniture and ownership status can move the price far more than a project-wide average. For that reason, a quoted price per square metre is only a rough reference here. A sensible comparison uses several units that are genuinely similar in size, view, condition and tenure.
The public record is not perfectly consistent, and the inconsistencies are material enough to keep visible. FazWaz, Thaiger Property, Casa Pattaya, Dot Property and PropertyScout generally state 283 units. Pattaya Prestige says 62, while PropertyHub and Lazudi show 286. Completion dates also vary: the most detailed project profiles use March 2019, whereas Lazudi and PropertyHub show 2017. An AEAS engineering portfolio describes a development period from January 2016 to August 2018, which may refer to the construction assignment rather than final registration or handover. None of these differences automatically makes the building problematic, but they are a reminder that an aggregator is not the legal record. The juristic person and the documents for the selected unit should settle unit count, quota, debt status and ownership before transfer.
The developer identity is comparatively well supported. Multiple project profiles attribute Sands to Pratumnak Sands Co., Ltd., and a Thai corporate-data service drawing on public records lists PRATAMNAK SANDS COMPANY LIMITED under registration number 0205555010514, incorporated in 2012 and shown as active in its latest dataset. What is missing is a current primary project or developer website with a complete official archive. That matters because old developer payment plans and launch-era sales language should not be treated as current resale terms. For a 2026 buyer, the useful questions are now the building's management, actual common charges, the seller's documents, the exact unit condition and the ownership quota attached to the apartment being considered.
For a foreign buyer, ownership follows Thailand's condominium framework rather than a specific to the project exception. Foreign freehold is available only within the statutory foreign quota, which is capped at 49% of the total condominium area in the building. Thailand's government portal notes that the condominium juristic person must issue confirmation that the foreign proportion remains within the permitted limit for a transfer. A listing marked as foreign-name ownership is therefore useful screening information, not the final proof. Sands listings currently show a mix of foreign-name, Thai-name and company-held units. A buyer who wants clean freehold title in their own name should make the quota letter and title review an early part of the transaction, not a last-minute administrative step.

A foreign buyer may hold a condominium unit freehold within the statutory 49% foreign quota measured against the building's total condominium area. The exact unit still needs a quota letter and ownership check from the condominium juristic person; where foreign freehold is unavailable, a leasehold structure may be offered instead.

The lowest-entry format in the building. On 3 September 2026, the visible low market anchor was THB 2.4M for roughly 26 sqm. A low ticket price does not mean the units are equivalent: floor, view, refurbishment and ownership status vary materially between studios.
The most versatile format for a couple, longer stays or rentals where a separate bedroom matters. Resale stock varies substantially by size and floor, so comparisons should be made between genuinely similar apartments rather than grouping every one-bedroom listing together.
Larger homes sit in the higher-price segment and often derive much of their appeal from high floors and sea orientation. This is where the original plan and title-deed area are especially important because current resale listings do not fully match the standard size ranges in the project profile and some units may have been altered or combined.
