Why this project is worth a look
Space is the differentiator
The most useful reason to shortlist Siam Ocean View is the size of its resale stock, not its age or branding. Current listings include one-bedroom apartments around 82–98 sqm, two-bedroom units around 95–145 sqm and a 157 sqm three-bedroom example. For someone planning long stays or full-time use, that internal space can matter more than a newer building's larger amenity deck, provided the apartment and the common property inspect well.
A genuinely small building
Forty-three apartments across seven floors create a very different ownership environment from Pattaya's newer towers with hundreds or thousands of units. Lower density may appeal to buyers who want a quieter building, but it also makes the condominium juristic person's finances especially important: major common repairs are shared across a much smaller owner base.
Pratumnak, not beachfront
The building is inside Pratumnak on Soi 6 rather than directly on the waterfront. Some residents will prefer that separation from beachfront traffic and the position between Pattaya and Jomtien. Others may find it less convenient if their daily routine depends on immediate beach access or direct public-transport routes. The address should be judged by the buyer's real weekly routine, not by a broad 'near the beach' description.
You can inspect reality
Because the condominium has been operating since 2008, a buyer can inspect the actual view, noise, corridors, lift, roof, pool, parking and neighbouring construction. There is no need to infer the finished product from renderings. The trade-off is that unit condition varies widely and building-level maintenance becomes a central part of the purchase decision.
An active resale pool
Siam Ocean View continues to appear across several independent sale and rental platforms, and the legacy group website still carries individual apartments. That does not prove strong liquidity, but it gives buyers real comparable stock. Comparing several units in the same building is particularly valuable because floor, view, refurbishment, tenant status and ownership quota can explain large differences in asking price.
About the project
Siam Ocean View is a small completed condominium on Pratumnak Hill rather than a new-build sales launch. The building has seven floors and, based on the strongest cluster of sources, 43 residential units; it was completed in 2008. That changes the buyer's due-diligence priorities. There is little value in judging a 2008 resale by its original marketing language. The practical questions are the condition of the specific apartment, the health of the building and its common property, the seller's title, the condominium juristic person's records, ongoing charges, and the ownership quota attached to the unit. The legacy Siam Royal Hill website still carries Siam Ocean View inventory, while FazWaz, DDproperty and several Pattaya property databases identify the same building. It should not be confused with Siam Royal Ocean View, a later 25-unit condominium created by the same development group.
Space is one of the building's defining characteristics in today's Pattaya market. Project profiles describe one-, two- and three-bedroom layouts and a broad usable-area range of roughly 50 to 160 square metres. Current resale and rental inventory gives a more concrete sense of the stock: one-bedroom units appear around 82 to 98 sqm, two-bedroom apartments commonly show up around 95 to 145 sqm, and a current three-bedroom listing is 157 sqm. These are observed resale examples, not a claim that every original floor plan falls neatly into those bands. In an older condominium, renovations, reconfigured rooms and unit-specific changes are normal. The key point for a buyer is that Siam Ocean View tends to offer substantially more internal space than many recent compact Pattaya condominiums, which may matter more for long stays than a large amenity deck.

The building is at 345/29 Moo 12, Pratumnak Soi 6, Nong Prue, Bang Lamung, Chon Buri 20150. A local agency map places it at approximately 12.91207, 100.86707. The address sits on Pratumnak Hill between central Pattaya and Jomtien, inside the residential fabric rather than directly on the beachfront. FazWaz identifies Pratumnak Beach as the nearest beach, while other project descriptions use Dongtan and Jomtien as the wider coastal context. For an owner-occupier, the location works differently depending on daily habits: some buyers value a quieter hill address between the two main centres, while others may prefer to be directly on a baht-bus route or within a shorter walk of their usual shops, cafés and beach access. The map position is therefore more informative than a generic 'near the beach' label.
Common facilities are straightforward rather than resort-scale. Across the project sources, the recurring items are a swimming pool, gym, parking, lift, key-card access, 24-hour security and CCTV; legacy material also refers to a rooftop pool and relaxation area. FazWaz currently reports a common-area management fee of THB 40 per sqm per month. In a condominium of this age, an amenity checklist should not substitute for an inspection. A buyer should look at lift maintenance, roof and pool waterproofing, façade and balcony condition, water pressure, corridors, parking allocation, the juristic person's financial position, the sinking or reserve fund, and records of major repairs. Those items can materially affect ownership costs even when the apartment itself has been renovated to a high standard.
As of 5 September 2026, the lowest visible resale asking level is around THB 4.8 million. That figure appears both on FazWaz and in the current Siam Royal Hill inventory. Larger units are marketed substantially higher; the legacy inventory includes two-bedroom examples from roughly THB 5.2 million up to THB 9.9 million, while other agencies show a much broader range of asking prices. This is not a developer price list and should not be treated as one. Every resale has a different floor, outlook, renovation history, furniture package, tenant status and ownership quota. The starting figure is useful only as a market entry point. A meaningful comparison has to be unit against unit, with the title, maintenance arrears, juristic-person certificate, ownership eligibility and physical condition checked alongside the asking price.
Ownership needs unit-level verification. DDproperty describes the project tenure as freehold, which is consistent with a registered Thai condominium, but the current FazWaz sale examples visible during this research were marked Thai quota. Those statements can both be true. Foreign freehold registration is possible only while the building has room within the statutory foreign quota, capped at 49% of the aggregate unit area. A Thai-quota resale cannot simply be assumed to become foreign freehold at transfer. Before paying a deposit, a foreign buyer should obtain current confirmation from the condominium juristic person that foreign quota is available and confirm the exact title status of the chosen apartment. A lease arrangement, if offered, is a separate contractual structure and should not be treated as an automatic substitute for foreign freehold.
Siam Ocean View therefore makes most sense as a building to inspect rather than a brand to buy on reputation. Its attractions are tangible: only a few dozen apartments, generous unit sizes, an established Pratumnak address, a functioning resale market and a set of basic common facilities. Its limitations are equally tangible. The building is nearly two decades old, renovation quality varies by owner, and some units are sold with tenants in place. The development history also deserves careful wording. The legacy Siam Royal Hill site says that the later Siam Royal Ocean View was built by the same group that created Siam Ocean View, while secondary databases name Siam Royal Ocean View Company as the developer. The currently registered Siam Royal Hill Co., Ltd. was incorporated in 2012, after Siam Ocean View had already been completed, so it should not be presented as the confirmed original project company without documentary evidence. For a completed resale, the critical legal evidence now sits with the unit title and the condominium's registered records.

Ownership format
The condominium is presented as freehold. A foreign buyer can register a unit in their own name only within the available 49% foreign quota of the building's aggregate unit area. Quota status must be checked for the specific resale before any deposit; some current Siam Ocean View listings are explicitly marked Thai quota.
Unit types & sizes
These are large one-bedroom resales by current Pattaya standards rather than compact new-build layouts. Verified listings include 82 sqm and 98 sqm examples; configuration, refurbishment and bathroom count vary by apartment.
Two-bedroom apartments make up a visible share of current resale stock. The market includes more compact examples around 95–98 sqm as well as large 144–145 sqm units. Floor, outlook, refurbishment, furnishing and tenant status all have a meaningful effect on asking price.
Three-bedroom stock appears less frequently, but the type is supported by project profiles and a current 157 sqm seventh-floor listing. At that size, the apartment competes more with family-oriented homes than with compact holiday-investment condos.
Project profiles give a broad original-style range of roughly 50–160 sqm and one- to three-bedroom layouts. The cards above are based on current verified resale examples rather than an original developer floor-plan catalogue; renovations and reconfigurations are possible in a building of this age. - Unit-count data conflict on some aggregators. The legacy group website, FazWaz and DDproperty consistently give 43 units, while different Hipflat views show 37, 49 or 50. The registry value is therefore set to 43 because it has the stronger and more repeated support.
