Why this project is worth a look

Large beachfront layouts

The confirmed core of the project is a set of unusually large two- and three-bedroom homes from about 106 to 268 sqm. That can work well for families, long-stay owners or buyers who genuinely need a separate office, proper dining space and generous living areas. The trade-off is straightforward: refurbishment, air-conditioning, furniture replacement and recurring building charges scale with area, so a low purchase price per unit does not necessarily mean a low total cost of ownership.

A resale decision

This is not a 2026 off-plan launch, so an old developer instalment schedule should not be treated as the commercial reality of a purchase today. The transaction is usually with an individual owner and the decisive documents belong to that specific unit: title, quota position, juristic-person debt clearance, furniture inventory, physical condition and transfer terms. The advantage is that the apartment and common areas can be inspected now; the drawback is that condition and ownership history vary from unit to unit.

Foreign quota matters

For an overseas buyer, the cleanest structure is foreign freehold within the statutory 49% foreign-ownership quota. Current La Royale Beach advertisements do include units explicitly marketed in foreign quota, which shows that such stock exists, but it does not prove quota availability for another apartment. Before paying a reservation deposit, obtain the juristic person’s confirmation for the selected unit and make sure the remittance route and bank evidence will support registration at the Land Office.

A live common-property issue

In 2026 the La Royale Beach juristic person asked the Department of Lands about a discrepancy between parking shown in the project’s EIA materials and parking recorded in the condominium registration. The submission refers to a difference involving 143 spaces. This is not proof that every apartment has a defective title, and it should not be exaggerated into a blanket rejection of the building. It is, however, a concrete reason to review the current common-property register, parking allocation and any court or Land Office follow-up before committing to a unit.

Developer status is relevant

Wise Power Land is consistently identified as the developer, and the 2026 Department of Lands response records that the company was under absolute receivership and bankrupt. A buyer of a completed, individually titled condominium is not relying on the developer to finish construction, so this fact does not carry the same meaning as it would in an unfinished project. It does raise the standard for document review: title integrity, unresolved claims, juristic-person finances and the treatment of common assets should be understood before transfer.

A purchaser is not simply comparing headline entry prices; floor, sea exposure, internal condition, renovation quality, noise, common-system maintenance and the usefulness of a large floor plate matter much more. Current resale stock repeatedly shows 106 sqm and 148 sqm two-bedroom homes, with larger 208–268 sqm apartments also appearing. Some 268 sqm listings are marketed as four-bedroom units, but the original project information does not consistently establish four bedrooms as a standard launch type, so those examples are better treated as unit-specific configurations rather than a confirmed original category.

The identity of the development needs a little historical untangling. Contemporary project databases call the condominium La Royale Beach, while later sales material and brokers also use The Residences @ Dream Pattaya for apartments at the same address with the same large floor plans. Earlier reporting from the mid-2000s used La Royale Beach for a broader beachfront scheme by Wise Power Land that included the high-rise condominium together with beachfront villas and triplex garden villas. This dossier is deliberately limited to the condominium tower. The later Dream name is treated as a marketing alias for the same residential tower because listings and project pages cross-reference the two names, rather than as evidence of a separate condominium phase. The villa components of the original master development are excluded.

Completion dates are unusually inconsistent online. Many current portals label the project as completed in December 2017; others use 2010, 2016 or early 2018. The historical record points much earlier. Pattaya Mail reported that the La Royale Beach condominium tower topped out on 19 February 2007 and that apartment handovers were expected toward the end of that year. More importantly, a 2026 Department of Lands response identifies La Royale Beach condominium registration no. 3/2551, which is a 2008 registration. For the registry entry here, 2008 is therefore used as the stronger legal reference for the existence of the registered condominium, while 2017 is preserved as a conflicting commercial-database date rather than presented as an undisputed original completion year.

The physical address is 335/253–254 Moo 1, Na Chom Thian, Sattahip, Chon Buri 20250, Thailand. That address appears across current listings, the mapped condominium complex and company records for Wise Power Land. The Department of Lands also identifies the registered condominium as being in Na Chom Thian subdistrict, Sattahip district, Chon Buri. Property portals sometimes file the project under Nong Prue or Bang Lamung because they are merchandising it within the Pattaya market. That category mismatch should not be carried into legal due diligence: the actual land and condominium records point to Na Chom Thian and Sattahip. The coordinates in this record come from the exact-address street-view reference, with a modest radius retained rather than pretending to identify a survey-grade point.

The most repeatable structural figures in current project profiles are 165 units and 35 floors. Some descriptions on the very same portals say 36 floors, and building counts vary between one and three. The discrepancy probably reflects different ways of counting the residential tower, podium and other components of the registered development, but there is not enough primary documentation in the public record used here to settle that detail cleanly. The JSON therefore avoids a building-count field and keeps 35 floors as the structured value used by several major databases. For a buyer, the more important point is that this is an established coastal building. Two apartments with the same size can carry very different future costs depending on past renovation, water ingress, balcony exposure, air-conditioning replacement, lift performance and the condition of common mechanical systems.

As of 5 September 2026, the lowest live asking price we could verify was THB 5.9 million for a 106 sqm two-bedroom resale unit. Larger apartments and upper-floor sea-view stock were being marketed far higher, in some cases into the tens of millions of baht. That range should not be turned into an artificial project-wide “fair price”. These are asking prices, not confirmed registered transaction values, and the spread is driven by area, floor, outlook, fit-out and ownership position. A sensible comparison is unit against unit inside the building: match size, floor, view, renovation quality and foreign-quota status, then check whether an unusually low price is connected with deferred refurbishment, unpaid common charges, parking limitations or a Thai-quota title that does not suit the intended buyer.

The project’s most important due-diligence point in 2026 is not a lifestyle feature but the legal and common-property record. Wise Power Land is consistently identified as the developer. In an official Department of Lands response published in August 2026, the authority records that the condominium juristic person had asked how to address a discrepancy involving parking spaces shown differently in the EIA materials and the condominium registration. The same question states that the developer company was under absolute receivership and bankrupt. None of that automatically invalidates title to an individually registered resale condominium, but it makes documentary checks more than a formality. Before committing, a buyer should review the unit title, foreign-quota certificate where relevant, juristic-person debt clearance, meeting minutes, current common-property register, pending litigation and any documentation explaining how parking rights are treated for the selected unit.

The large three-bedroom homes form a distinct segment within the building. They are not direct substitutes for compact resort condos: refreshing finishes and mechanical systems in 235–268 sqm can be expensive, but the reward is genuine long-stay space with proper bedrooms and substantial living areas. Some 268 sqm resales are marketed with four bedrooms; without the original plan for that unit, that should be treated as a unit-specific layout rather than a confirmed standard project type.
