The building is substantial but not a multi-tower resort: the official project page lists one tower with 268 units, a site of roughly 2.5 rai and about 32,000 square metres of usable space. The original unit programme is unusually generous by contemporary Pattaya standards. One-bedroom residences were offered at roughly 80–91 sqm, two-bedroom homes at 127–131 sqm and four-bedroom layouts at 238–313 sqm. There is no tiny studio tier in that original mix. That makes Ocean Portofino relevant to buyers who want a condo to function as a real home rather than a compact holiday base. It also changes the cost profile: furnishing, refurbishment and recurring building charges can all be materially higher in absolute terms simply because the apartments are larger.

Ocean Property describes a V-shaped form intended to widen views, and that is useful context when comparing resales. Within the same nominal unit type, the practical experience can vary sharply by orientation and floor. A marina-facing apartment, a broad sea view and a lower-floor side view are not interchangeable products, even if the floor areas are similar. Balcony exposure, glazing condition, afternoon sun, obstructions and renovation quality all deserve separate attention. This is one of those buildings where a project-level average price can hide more than it reveals. A buyer is better served by comparing several live units inside Ocean Portofino than by relying on a single project-wide price-per-square-metre benchmark.

Ocean Portofino now trades as a mature resale building. On 6 September 2026, major portals showed active sale and rental inventory, with the lowest live asking level around THB 9.5 million. That figure should be read as a resale entry point, not as a guaranteed developer price or a promise of stock. Ocean Property's own project page still displays a THB 6.9 million starting price, but we could not verify a currently available developer-owned unit at that level. For that reason, the registry uses the more defensible live-resale anchor. The actual purchase decision should compare the title structure, foreign-quota status, renovation quality, inclusions, arrears with the condominium juristic person and transfer-cost allocation alongside the headline price.

Foreign ownership is workable here, but it still follows Thailand's condominium rules. Public resale records and active listings show units held in the foreign quota, while DDproperty classifies the project as freehold. A foreign individual can take freehold title only while foreign ownership remains within the statutory 49% ceiling for the building's total condominium area. The decisive evidence is not the wording in an advertisement; it is the documentation for the specific unit and the foreign-quota confirmation issued through the condominium juristic person for transfer. A unit marketed in the Thai quota should not be assumed to be freely convertible to foreign freehold. Quota availability can change as other transfers are registered.

The building's age is part of the investment case rather than a footnote. Public sources disagree on whether completion should be recorded as 2008 or 2009: the developer's older project information listed May 2008 as the expected finish, while several current market databases use 2009 and PropertyHub uses 2008. For a buyer in 2026, the more important question is how the building and the individual residence have aged. Coastal conditions are demanding. Windows and sliding doors, balcony waterproofing, air-conditioning, plumbing, electrical systems, fitted kitchens and bathrooms can all materially affect the post-purchase budget. The same applies to common corridors, lifts, car parking and pool areas. A fully renovated resale may justify a meaningful premium over an untouched unit even when both have the same nominal floor area.

The core amenity set is straightforward and well suited to a residential coastal building: swimming pool, fitness room, steam facilities, landscaped areas, children's play space, barbecue area, private lobby, concierge, access control, CCTV and 24-hour security. Ocean Property also references services associated with Ocean Marina Yacht Club and Wi-Fi in common areas. The useful question in a completed project is not whether these items appear on a historical feature list, but how they operate today. A viewing should include the arrival sequence, parking, lobby, lifts, pool deck, gym and the route to the waterfront. Maintenance standards in those spaces tell a buyer far more about the day-to-day experience than brochure-era language about luxury.

The developer itself has a longer operating history than this single condominium. Ocean Property states that it was established in 1989 and has developed residential, office, hospitality and marina-related assets, with Ocean Portofino named among its signature Pattaya projects. That background helps explain why the condominium is tied so closely to the Ocean Marina setting. It does not, however, remove resale due diligence. The seller may be an individual owner, the unit may have been renovated several times, and its title, fee position and contents are unit-specific. A recognised developer name can explain the origins of the project; it cannot substitute for checking the property that is actually being purchased.

Taken on its own terms, Ocean Portofino is a distinctive mature option for buyers who value generous internal space and a marina-edge setting more than central-city walkability. It is not a low-entry-price condo and it is not a fresh launch where every unit follows the same specification. The building's appeal is strongest when a particular resale combines the right view, sound condition, clear title and an ownership structure that works for the buyer. Its main risk is also unit-specific: an attractive asking price can be offset by dated interiors, hidden refurbishment needs, a less desirable orientation or a quota structure that does not suit a foreign purchaser. Shortlisting several comparable units in the building is therefore more useful than falling in love with the project name first.
