Why this project is worth a look
Coast over centre
De Amber is a Bang Saray coastal property, not a central Pattaya condominium. That suits buyers who prioritise a quieter seaside setting, but it is a real compromise for anyone expecting walkable access to Pattaya's central retail and nightlife. The Soi Na Chom Thian 56 address makes the trade-off easy to assess on the ground.
Built, not promised
This is an established resale building. A buyer can inspect the actual unit, common areas, roof facilities, view and noise environment instead of relying on launch material. The flip side is uneven resale stock: condition, furniture, ownership status and seller terms vary from unit to unit.
Smaller building
The main source group records one seven-storey building with 80 units, materially smaller than many multi-building resort condominiums around Greater Pattaya. Its amenity story is concentrated around the rooftop pool, gym, sauna, parking and security. Buyers who prefer a simpler residential scale may find that more attractive than a large resort-style compound.
Useful size spread
The project is not limited to one compact apartment type. Published plans and current resales show studios, several one-bedroom sizes, larger two-bedroom homes and a penthouse format. Because databases disagree on some size labels, the registered area and plan of the specific resale unit matter more than the portal category.
Quota is unit-specific
Foreign freehold exists in the project and some live listings are explicitly marked Foreign Quota, but that does not make every resale automatically transferable to a foreign buyer. Thailand's 49% foreign-ownership cap applies at condominium level. The selected unit's quota status should be confirmed before a deposit or transfer commitment.

De Amber Condo is a completed low-rise condominium by the Bang Saray coast, south of Pattaya's main urban core. Buyers will see two location labels used repeatedly online: international portals usually place the project in Na Chom Thian, while local brokers and older Thai sources often call the area Bang Sare. Administratively the property sits in Sattahip District, Chon Buri Province, so the Pattaya label used by property portals should be read as a market grouping rather than a central-Pattaya address. The building is reached from Soi Na Chom Thian 56. A detailed Thai project review places the entrance between the 56/2 and 56/3 side lanes and records coordinates of 12.775941, 100.903457. In practical terms, this is a coastal Bang Saray proposition first and a Pattaya-city proposition second.
The strongest cluster of current project profiles describes one seven-storey building with about 80 residential units, developed by KRK Beach Development. FazWaz, Lazudi, Cornerstone and Pattaya Prestige Properties all repeat the seven floors, single-building format and 80-unit total. A corporate profile for KRK Beach Development Company Limited also places the company at The Amber Condominium in Sattahip, which supports the developer identity. The unit total is not perfectly clean across the web: PropertyScout gives 20 units, Hipflat has shown roughly 20 to 22, and PropertyHub lists 70. We retain 80 as the main project figure because it is supported by the broader, more internally consistent source group, but a buyer should still rely on condominium-juristic-person records for the definitive registered count.

Completion data has a second, separate conflict. Most present-day international databases say February 2017, with several other project pages simply stating 2017. However, a Thai CondonaYoo article published in May 2017 says the condominium had been ready to move into since 2015, and Propso also records 2015. The registry entry therefore uses February 2017 in line with FazWaz and the dominant current project record, while the 2015 date remains explicitly flagged rather than silently discarded. For a resale buyer, the difference between those historical dates is less important than what it implies: this is an established building, and the current physical condition of the unit, common areas and building systems deserves more attention than the original launch narrative.
Open sources show a wider unit story than a single neat marketing range. Current project profiles commonly group one-bedroom units at 36–61 sqm and two-bedroom units at 82–102 sqm. An older Thai review that preserved floor-plan information shows a 28.21 sqm studio, several one-bedroom layouts around 31.65–35.89 sqm, a 71.97 sqm two-bedroom and a 101.66 sqm two-bedroom penthouse. Today's resale inventory also contains one-bedroom homes around 36–46 sqm and two-bedroom offerings around 82–82.11 sqm, with some 102 sqm listings. The practical lesson is straightforward: unit labels are not sufficiently consistent across databases to infer the registered area from the words 'one bedroom' or 'two bedroom'. The title deed and the specific unit plan should control the transaction.
Amenities are relatively focused rather than resort-scale. Repeated features across sources include a swimming pool, gym, sauna, garden or relaxation areas, parking, lift access, key-card entry, CCTV and 24-hour security. Cornerstone describes the pool as a rooftop saltwater infinity pool with a jacuzzi and also mentions a rooftop leisure terrace and barbecue area; Blue Horizon independently identifies a rooftop pool. That creates a clear lifestyle profile for the building: a smaller coastal condominium with its main social and leisure spaces concentrated on the roof, rather than a multi-building complex with a long catalogue of themed facilities. Because this is a mature resale project, buyers should verify the present condition, access rules and operating hours of those facilities rather than treating historical amenity lists as a warranty.
The 2026 market around De Amber is a resale market, so there is no meaningful single developer price list. PropertyHub showed active one-bedroom listings around THB 2.2M in late August 2026, including a unit of roughly 43.4 sqm. Other current portals showed one-bedroom asking prices starting around THB 2.2M–2.7M, while larger two-bedroom units around 82 sqm were listed much higher, including offers around THB 8.9M. These are asking prices for individual homes, not project-wide valuations. Floor, sea view, renovation, furniture, ownership quota and seller circumstances can materially change the number, which is why THB 2.2M is used only as a dated lower market anchor and not as a promise that an equivalent unit will still be available.
Foreign ownership needs to be checked at unit level. Thai government guidance states that foreign buyers can own condominium units freehold only within the statutory foreign quota, capped at 49% of the registered condominium area. Current De Amber listings provide useful real-world evidence that the project contains different ownership statuses: some units are explicitly marked Foreign Quota and others Thai Quota. A buyer therefore should not stop at the statement that the condominium supports freehold. The important question is whether the particular resale unit can be transferred into foreign freehold at the time of closing, which requires confirmation from the condominium juristic person and the proper transfer documentation.
De Amber makes most sense for someone who wants an already built coastal property and is willing to select carefully among individual resale units. The finished-building format lets a buyer inspect the actual sea outlook, road approach, lift, corridors, roof facilities, noise and condition of the apartment before committing. The trade-off is that resale stock is heterogeneous: there is no uniform developer fit-out, payment schedule or guaranteed selection of layouts, and two apartments in the same building can differ sharply in renovation quality and legal status. In other words, the project's value proposition is inspectability rather than novelty. Buyers who prefer a new launch with standardized contracts and staged developer payments are looking for a different product.

Ownership format
Freehold units are evidenced in the project, and current resale listings include units marked as foreign quota. A foreign buyer can hold condominium freehold only within the statutory 49% foreign-ownership quota by registered condominium area, so the quota status of the specific unit must be confirmed with the condominium juristic person before transfer.
Unit types & sizes
A historical project review preserves a 28.21 sqm studio plan, and PropertyHub also treats studios as a separate unit type. A resale broker currently shows a 25 sqm studio as well, so the exact size and registered classification of a chosen unit should be checked against its documents rather than inferred from the project profile.
This is the most visible part of the 2026 resale stock, with listings around 36, 38.6, 41–46 sqm and above. Older floor plans also contain smaller one-bedroom layouts around 31.65–35.89 sqm, which helps explain why portal ranges do not line up perfectly.
Resale stock includes units around 82–82.11 sqm as well as 102 sqm offers. A historical floor plan also shows a 71.97 sqm two-bedroom and a 101.66 sqm two-bedroom penthouse, making the specific layout, floor and outlook particularly important when comparing larger homes.
