For buyers who will use those facilities, the estate could deliver a self-contained resort rhythm. A richer amenity set also creates a bigger operating question. Common-area fees, commercial-space responsibilities, access rules and maintenance standards should be understood before transfer rather than after the facilities become the owners’ cost.
Tenure choice
Current listings show both foreign-freehold and leasehold stock. That can create flexibility, but it also means the tenure of one apartment cannot be assumed from the project name alone. Foreign freehold depends on quota availability and legal eligibility at the time of transfer. A buyer should ask for the exact tenure of the selected unit in writing before reservation and make sure the SPA uses the same structure.
Milestone payments
The published payment plan spreads instalments across construction milestones rather than asking for the entire price at reservation. After the booking amount and 35% contract payment, later instalments are tied to site preparation, foundations, structure, windows and partitions, unit completion and handover. That is easier to follow, but only useful if the SPA clearly defines each milestone and the project’s current physical stage is independently checked before further payments are released.

That can work well for a holiday base or for an owner who wants daily life centred on Karon rather than on cross-island driving. The same setting also means seasonality, visitor traffic and more evening activity than a quiet residential suburb. Anyone buying for personal use should see the immediate streets in daytime and after dark before deciding that the resort setting suits them.

The public record is unusually messy on timing: a number of older portals still show January 2026 or Q4 2026, and some automatically label units as completed. More recent structured project pages and market updates point instead to Q4 2027 or December 2027. This dossier therefore uses Q4 2027 as the current working target, not as a promise. In an off-plan transaction, the date that actually matters is the handover commitment in the sale and purchase agreement, together with the extension clauses, inspection process and construction milestones tied to payments. A refreshed site-progress check should be part of any reservation decision because portal completion fields have clearly lagged behind the project’s evolving schedule.
The most consistently documented unit mix is one- and two-bedroom apartments. One-bedroom stock repeatedly appears at 46.5 and 47 square metres. Project materials also show two-bedroom layouts at 57 and 94 square metres. Those are relatively generous sizes for a new Phuket resort condominium and change the way the product can be used: a 46–47 sqm one-bedroom has room for a genuinely separate sleeping area and living zone, while 57 sqm starts to work for longer stays rather than only short holidays. However, the live inventory visible in 2026 is heavily weighted toward one-bedroom listings. Buyers should not assume that every master-plan layout remains available. A larger two-bedroom home needs to be checked against current stock, building position and tenure rather than treated as a standard option simply because it appears in published plans.
Hennessy Residence is designed around a broader amenity programme than the basic pool-and-gym package. Published schedules include swimming pools, a gym, restaurant, lobby and reception areas, children’s space, a creative studio, a library with coworking, sauna, laundry, parking, security, gardens and rooftop leisure zones. Marketing materials also describe rooftop cocktail bars and themed lounges. Those features may make the estate attractive for resort use, but they should also trigger a cost question. A facility-heavy project needs an operating model: buyers should ask which spaces are common property, which are commercially operated, what hours and access rules apply, and how the common-area budget is funded. Amenities are only an advantage if they are delivered, maintained and priced in a way that works for owners after handover.
The current lower market anchor is around THB 8.86 million for a 47 sqm one-bedroom unit in active listings checked in August 2026. Comparable offers for similar floor areas sit higher, roughly from the high-THB 8 million range into THB 10 million-plus depending on floor, outlook, building and tenure. That spread is more useful than a headline “from” price because it shows how much unit-level variables matter. A buyer should compare apartments on the same date and ask for a line-by-line inventory sheet showing building, floor, view, furnishing package, tenure and payment status. We do not infer a per-square-metre price by dividing figures ourselves, and we do not turn the developer’s rental or capital-growth marketing into a return forecast. The transaction decision should be based on actual available units and documented terms.
Foreign buyers will see both foreign-freehold and leasehold stock associated with Hennessy Residence. These are materially different legal positions. Thai government guidance states that foreign freehold ownership in a registered condominium is capped at 49% of the total unit area, so a unit can only transfer into foreign freehold if quota is available and the legal requirements are met. Leasehold is a contractual right of occupation/use for the registered lease term rather than the same ownership title. That distinction explains why two apparently similar units may carry different commercial terms. Before paying a reservation, the buyer should have the exact tenure written into the offer and then reconciled with the SPA and the documents that will be presented at transfer. “Freehold available in the project” is not the same as “this unit is confirmed foreign freehold.”
Taken as a whole, Hennessy Residence is most compelling for a buyer who deliberately wants Karon, close beach access, apartment sizes that are larger than the compact end of Phuket’s resort-condo market, and a substantial on-site lifestyle programme. It is less compelling as a generic investment story because the key uncertainties are still execution issues: the final handover date, the legally registered project configuration, the exact floor count, live foreign-quota availability and the cost structure for the facilities. Those are all answerable questions, but they need primary transaction documents and a current construction check. Once those points are resolved, the project can be compared properly with completed Karon stock. Until then, the right comparison is with other off-plan developments carrying similar delivery risk, not with finished condominiums where the building and juristic-person costs can already be inspected.

Hennessy comprises nine five-storey buildings and 297 apartments between the Kata and Karon directions, not a small condo directly on the sand; both beaches are short drives rather than doorstep access. Rooftop bars, a library and resort facilities create a complex operating package, while sources disagree between 2026 and 2027 handover. Proximity to the coast does not guarantee convenient swimming access; road layout and shoreline type still matter.
