A buyer can inspect the actual apartment, common areas, noise, outlook and route to the beach before committing. The decision is based on an existing property rather than renderings and delivery promises.
A visible resale market
Dozens of sale and rental listings make it possible to compare one unit with others in the same development. That is more useful than the old launch price because premiums for floor, view, furnishing, condition and ownership quota can be observed directly.
Foreign-quota stock exists
Current listings include units explicitly marked as Foreign Quota and therefore potentially eligible for foreign freehold ownership. That status is unit-specific and must still be confirmed through the condominium juristic person before transfer.
Resort-style common areas
The project is associated with a pool, gym, reception, parking, security and other hospitality-style facilities. For an older completed condominium, the meaningful question is not whether an amenity appeared in the original brochure but whether it is operating well today and what it costs owners to maintain.
Compact entry sizes
Much of the current inventory sits around 30 sqm, keeping the absolute purchase ticket below many larger west-coast residences. The trade-off is that layout efficiency, storage and balcony usability matter more when the apartment is small.

This is not an off-plan scheme where the buyer is assessing construction risk and a promised amenity list; it is an established resale project where the building, units and common areas can be inspected today. The core facts are consistent across several major sources: 352 units, eight storeys and an address at 81/3 Patak Road, Karon, Mueang Phuket. FazWaz and DDproperty place completion in 2014, while Phuket’s official environmental-approval database records The Beach Condotel and The Beach Development Co., Ltd as early as 2012. The practical due-diligence focus is therefore the present condition and legal status of the exact unit rather than whether the development will be delivered.
The project is fairly substantial for the Kata area. Home.co.th records a site of roughly 3 rai 1 ngan 33.1 square wah and an overall historical residential area range of 30–97 sqm. Current resale inventory is much more concentrated at the compact end of that spectrum. Listings checked in September 2026 are dominated by studios and one-bedroom units around 30 sqm, with examples extending into the mid-30s. Buyers can find furnished and unfurnished apartments, different floor positions and views towards the pool, mountains or, in some cases, partial sea views. That variety makes headline price comparisons unreliable unless the exact unit specification is kept in view.

The original concept was resort-oriented rather than a stripped-back residential block. Current project profiles still list a communal pool, gym, reception or lobby, restaurant, spa, children’s area, security, CCTV and parking. An established condominium should not be judged only by the amenity list copied from launch materials, however. What matters now is which facilities are operating, how the common property is maintained, what the condominium juristic person is collecting, whether the selected unit has unpaid common charges and what the house rules permit. Some live listings disclose monthly common-area charges for individual small units, but those listing-level figures are not strong enough to present as a universal project-wide rate.
Location is the clearest part of the proposition. The 81/3 Patak Road address is supported by Thai property database Home.co.th and DDproperty, and the building is mapped in OpenStreetMap at approximately 7.82426, 98.30065. Project profiles describe Kata Beach as about 500 metres away. This is not beachfront property: the walk to the sea runs through the built-up Kata neighbourhood, with roads, hotels, shops and restaurants in between. For many buyers that is precisely the appeal. The apartment sits inside an established tourist district rather than a self-contained resort enclave, which can be useful for personal stays and for tenants who value day-to-day services within the neighbourhood.
One piece of project data should be treated cautiously: the number of buildings. FazWaz and its current project model show two eight-storey buildings, while Hipflat and several pages that reproduce a similar description refer to four buildings and also mention three-storey townhouses. A 2013 government environmental record uses the combined name The Beach Condotel and The Beach Hotel, suggesting that the wider site or development history included more than one component. To avoid merging different products, this dossier treats the 352-unit condominium as the core project and does not present a definitive building count. For a purchase, the building number and the unit’s registration within the condominium should be checked against the title and juristic-person records.
Because The Beach Condotel trades on the resale market, current listings are a better price reference than the launch price. On 6 September 2026, FazWaz showed asking prices from about THB 3.199 million and Thailand-Property from THB 3.2 million. Home.co.th still carries an older starting figure of THB 2.79 million from the primary-sale period, but that is not a current buying price. The lowest modern asking price may belong to a small, unfurnished or otherwise less competitive unit, so it should be used only as a market floor. A serious comparison needs the actual area, floor, outlook, furnishing, foreign- or Thai-quota status, common-fee position and transfer readiness of each apartment.
With the developer’s primary sales phase long over, the same address now contains many different products in practical terms. A 30 sqm unit that has been owner-occupied, one that has just been renovated and one that has spent years in rental use may look identical in a listing filter but require very different spending after completion. That distinction matters in an established 352-unit condominium. A fresh interior does not tell the buyer how the building’s common systems have been maintained, while an attractive pool says nothing about the seller’s title or outstanding obligations. The sensible resale comparison is therefore unit against unit: legal readiness, physical condition, furnishing, view, floor, common-cost position and asking price within the same project.
There is an active rental market, but the available evidence should not be turned into a yield promise. Thailand-Property currently shows long-term rental asking prices from roughly THB 17,000 to THB 25,000 per month, and FazWaz also carries active rental stock. That confirms that apartments are being marketed to tenants; it does not establish what an owner will earn after vacancies, management fees, repairs, utilities, tax and changing seasonal demand. The project’s name includes the word “Condotel”, yet that label by itself does not prove that every privately owned unit can be operated like a hotel room. No reliable source reviewed for this dossier established a blanket right for owners to run unrestricted short-stay accommodation. An investment case should therefore be built on a legally permitted rental strategy confirmed for the exact unit and current condominium rules.
For an overseas buyer, the decisive issue is not the marketing word “condotel” but the legal status of the chosen condominium unit. DDproperty lists the project as freehold, and multiple live FazWaz listings are specifically tagged Foreign Quota. Thai rules allow qualifying foreign buyers to own condominium units in freehold within the statutory foreign ownership ceiling, but quota availability moves as units are transferred. A portal tag seen today is therefore only a lead, not transfer evidence. Before the main payment is released, the buyer should obtain the unit title, confirmation of foreign-quota availability, the condominium juristic person’s debt-clearance documentation and the agreed transfer terms. That is normal resale due diligence and should be completed at unit level rather than inferred from the project profile.

A foreign buyer may hold freehold title to a condominium unit within the statutory foreign quota, capped at 49% of the total unit area in the registered condominium. Current listings at The Beach Condotel include units explicitly marked as Foreign Quota, but quota availability must be confirmed for the exact unit before transfer.
