Why this project is worth a look
A genuinely beach-close site
Origin states 500 m to Kata Beach and 1.2 km to Karon Beach, with cafés, a night market and several everyday services also close by. That is a meaningful difference for a holiday home because many short trips need not start with a car. The only caveat is practical rather than factual: walk the actual route yourself and see how it feels in Phuket heat and rain.
Amenities with real depth
The pool, gym, steam room, co-working space, social rooms, play room, relaxation areas and rooftop garden provide more than the minimal amenity set of a small condo. That matters when the private units are compact because some daily activities can move into shared spaces. The trade-off is equally real: a larger amenity programme needs maintenance and creates recurring owner costs.
Foreign-quota stock exists
Current market listings include So Origin Kata Phuket units explicitly marked Foreign Quota. For an international buyer that is a key distinction because qualifying quota units can be transferred on a Freehold basis under Thai condominium rules. The check still has to be done on the exact unit and current quota availability rather than assumed from the project name.
A simple size ladder
The project is built around compact 26 and 30 sqm formats and a much larger type around 65 sqm. The choice is therefore easy to understand: a small Phuket base for one or two people, or a two-bedroom layout that works better for longer stays. The smaller homes can be efficient, but buyers should be realistic about storage, desk space and day-to-day living in a 26–30 sqm footprint.
Timing deserves scrutiny
The construction schedule is the project's main diligence issue today. The official brochure points to March 2027, while Origin's July 2026 progress page shows 0% in the principal construction categories and major portals publish different completion dates. Before paying a substantial instalment, an off-plan buyer should see the latest programme and understand the contractual consequences of a delay.
About the project
So Origin Kata Phuket is a new low-rise condominium under the Origin Property brand in Karon, on the side of the district commonly associated with Kata. Origin's official Russian brochure names Origin Kata Phuket Company Limited as the project developer entity. The developer's current project page describes four eight-storey residential buildings, 686 units and a site of roughly 5 rai. That immediately tells you what kind of development this is: it is not a boutique residence with a few dozen owners. Buyers get the scale and amenity range of a larger resort-style condominium, but they also get more neighbours and potentially heavier use of the pool, lobby and shared areas in busy periods. Some buyers will prefer that trade-off because a bigger project can support more facilities; others may value privacy and low density more. It is worth making that choice consciously.
The clearest location advantage is proximity to Kata Beach. Origin states 500 metres to Kata Beach and 1.2 kilometres to Karon Beach. Its location list also puts The Coffee Club at 270 metres, Karon Night Plaza at 350 metres, SC Plaza at 500 metres and Health H Plus at 850 metres. In practical terms, a meaningful part of daily life can happen without a long drive: the beach, food, coffee and basic services are close. Still, '500 metres from the beach' should not be read as a promise of an effortless walk every day. Phuket heat, heavy rain, local gradients and the exact pedestrian route can make short map distances feel very different. The distance is supported; the comfort of the route is something a buyer should experience in person.

The residential mix is deliberately compact. Origin lists three core formats: SO SUPERIOR at 26 sqm, SO SUPREME at 30 sqm and SO SOCIETY at 65 sqm. Current market listings make the bedroom mix clearer, showing studios around 26–26.6 sqm, one-bedroom units around 30–30.55 sqm and two-bedroom units around 65.75–67.35 sqm. These sizes make sense for holiday use, couples and owners who spend much of the day outside the apartment. They are less forgiving for full-time family living. A well-designed 26 or 30 sqm home can be efficient, but it remains a compact home with limited storage, working and dining space. The two-bedroom layouts offer a more realistic long-stay footprint, at a materially higher purchase price.
The amenity programme is closer to a resort condominium than to a simple apartment block with a pool. Origin lists a swimming pool, pool lounge, gym, steam room, co-working area, party/function room, play room, landscaped relaxation areas and a rooftop garden. Security features include 24-hour CCTV and staff, face-scan access for the building and parking areas, and key-card access for lifts. That can be useful for an owner who comes to Phuket seasonally because much of the day-to-day environment is contained within the project. The trade-off is ongoing cost. FazWaz currently reports a common-area fee of THB 60 per sqm per month and a one-off sinking fund of THB 600 per sqm. Those figures should be checked against the contract for the exact unit before committing.
Parking is a more important limitation than it may look on a brochure. Origin states approximately 30% parking, including parallel parking. In a 686-unit project, that does not translate into a dedicated space for every residence. A buyer who expects to use a car regularly should ask how spaces are allocated, whether any are assigned, how resident and visitor access works and whether motorcycles have separate capacity. This matters in Kata because personal transport often becomes part of normal island life, especially for longer stays. If the apartment is intended as a primary or semi-permanent base, parking deserves to sit alongside layout, floor and view in the due-diligence checklist rather than being left until handover.
The most important diligence point today is the construction timetable. Origin's Russian project brochure states completion by March 2027. At the same time, the official construction-progress section, last updated in July 2026, shows the EIA and construction permit approved but reports 0% for structure, architecture and M&E systems. Major portals do not agree on the date either: FazWaz currently shows September 2027, while some DDproperty project cards show 2026. March 2027 is therefore best treated as the developer's published target, not as a guaranteed handover date. An off-plan buyer should obtain the latest build schedule and read the contract clauses dealing with completion, extensions and delay before relying on any marketing date.
Pricing also depends on which slice of inventory you are looking at. Origin's own website in August 2026 advertises a starting price of THB 4.40M. FazWaz simultaneously carries a lower listing around THB 4.19M marked Foreign Quota, while some cheaper units on the same portal are specifically marked Thai Quota. A single headline price would therefore hide a legally important distinction. Foreign buyers should compare like with like: the same ownership category, similar floor and view, and the same payment stage. A listing price is only the beginning. Furniture specification, common fees, sinking fund, transfer-related costs and the exact ownership quota all need to be checked in the unit-level offer.
From an ownership perspective, a condominium is more straightforward for a foreign individual than a villa with land. Thai rules allow qualifying foreigners to own condominium units on a Freehold basis within the statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium. Current listings for So Origin Kata Phuket include units explicitly marked Foreign Quota, so that ownership route is present in the market. It does not mean every available apartment can automatically be transferred to a foreign buyer as Freehold. The quota is unit-specific at the point of sale and transfer. If a chosen unit is offered under a different structure, that structure should be clear before the reservation fee is paid.
The project is therefore easier to evaluate if you ignore advertised yield claims and focus on four concrete elements: a Kata beach location, a broad amenity package, compact unit sizes and an off-plan timetable that still needs monitoring. It can make sense for a buyer who wants a Phuket base close to the beach or a property intended for future rental, but no rental return should be treated as guaranteed. The eventual economics will depend on acquisition price, quota, owner costs, the applicable rental rules and real occupancy after completion. At this stage the attraction is visible and specific. So is the main uncertainty: the pace of construction and the final handover date.

A unit within the condominium's foreign quota may be held on a Freehold basis by a foreign buyer. Thai condominium rules cap foreign ownership at 49% of the aggregate unit area in a registered condominium; the quota status of the specific unit must be confirmed before purchase. Current FazWaz listings for this project include units marked Foreign Quota.
Unit types & sizes
The most compact format in the project. Current listings show examples around 26–26.6 sqm, a footprint that can work well as a holiday base for one person or a couple who expects to spend much of the day outside. Storage, kitchen depth, balcony usability and air-conditioning placement matter disproportionately at this size, so the exact plan deserves more attention than the headline square metres.
The core separate-bedroom format. It gives better separation between sleeping and living space than a studio but remains compact, making it a natural fit for one person, a couple or seasonal use. Listings cluster around 30.2–30.55 sqm; the small numerical differences matter less than room shape, storage, outlook and the unit's position within the building.
The most family-capable confirmed format. Origin names the core type at 65 sqm, while current listings include 65.75 and 67.35 sqm examples with two bathrooms. For longer stays, the extra room can serve a child, guests or a dedicated office, and two bathrooms reduce everyday friction. The purchase budget, however, moves into a very different bracket from the compact units.
Origin's project page confirms the three core nominal sizes of 26, 30 and 65 sqm, while live listings show small variations within those formats. Some third-party sites advertise layouts up to 74.85 sqm, but without a current official schedule of every subtype we do not treat that figure as the standard upper boundary of the range.
