A building you can test

The project is old enough to be judged as an operating condominium rather than a sales promise. A buyer can inspect actual noise, lift performance, parking pressure, corridor maintenance and the condition of a specific resale unit. That makes due diligence more concrete: management quality and the way the building has aged are visible, not hypothetical.

Useful rooftop amenity stack

The upper floors do more than provide a view. Co-working sits on level 28, while the main pool, fitness, warm jacuzzi and lounge occupy level 29 with a roof garden above. Residents who work remotely or use a gym regularly may extract genuine value from those spaces. A high-floor buyer should still check whether proximity to the amenity levels creates extra foot traffic or noise.

Manageable project scale

With 406 residential units in one tower, The Tree sits between a boutique building and the very large Bangkok complexes with thousands of apartments. Typical residential floors carry roughly 20–21 units, and density falls on the highest levels. The scale is understandable, but three passenger lifts for the residential population are something worth observing during rush periods rather than judging only from the specification.

Road and rail optionality

Rama IV is useful for drivers heading toward Khlong Toei, Sathorn and the inner city, while Phra Khanong provides access to Sukhumvit and the BTS. The sources do not agree on the walk to the station, so the practical advantage depends on the route you actually take. For a commuter, a ten-minute real-world walk is more meaningful than a portal's straight-line distance.

Quota before bargain hunting

The current lower asking-price anchor is attractive, but the live listing is tagged Thai Quota. A foreign buyer should therefore treat ownership eligibility as the first filter, not an administrative detail after negotiating price. If the foreign quota is unavailable for the selected resale, its headline price is not directly comparable with a foreign-freehold unit elsewhere.

About the project

The Tree Sukhumvit – Rama 4 is a completed Pruksa high-rise on Rama IV Road in Phra Khanong, built as a single 29-storey tower rather than a multi-building compound. The best-supported project count is 409 units: Pruksa's investor-relations material lists 409 at launch, and the detailed Homenayoo project record breaks that into 406 residential units plus three retail units on a 1–3–20 rai site. PropertyHub currently shows 206 units, but that figure is inconsistent with the primary corporate disclosure and several other project records. For due diligence, 409 is the defensible working number while the 206 figure remains a documented source conflict rather than something to average away.

This is now a resale building, which changes the way it should be judged. Homenayoo and current FazWaz data place completion in July 2022, while some older databases still show 2020. A buyer no longer needs to rely on renderings or construction promises: the building can be inspected as it operates today. Lift waiting times, traffic noise on the Rama IV frontage, corridor condition, parking pressure, actual views, juristic management and the wear inside an individual unit are all observable. Those factors are likely to matter more to a 2026 buyer than the launch campaign.

The original apartment mix was deliberately small-to-mid sized. Published layouts run from 23.6–29.1 sqm for the Leisure one-bedroom, 26.7–34.2 sqm for the Private one-bedroom, 36.4–37.95 sqm for the larger one-bedroom Plus, and 41.9–64.2 sqm for two-bedroom units. Project references give a 2.8 m ceiling height. At the compact end, this is a city-apartment product for one resident or a couple; the larger two-bedroom range opens up more credible long-term living for two people working from home or a small household. On resale, however, nominal type names matter less than the exact floor plan, orientation, glazing, furniture and how efficiently the current owner has used a relatively small footprint.

The common facilities are concentrated vertically. Level 28 combines residential units with the project's networking/co-working area. Level 29 carries the main leisure deck: a roughly 33 m lap pool, warm jacuzzi, sky terrace, lounge and fitness area, with a roof garden above. The ground floor provides the principal lobby spaces, mail room and landscaped garden. This arrangement is a sensible response to a small urban site: instead of consuming land with a large courtyard, the building shifts social and leisure space to the upper levels. Buyers who genuinely work from shared spaces or swim regularly may get real use from that design; buyers who rarely use amenities should focus more closely on the unit itself and recurring building costs.

Parking is the clearest physical constraint in the published specification. Homenayoo records parking at about 39% excluding tandem spaces, with parking floors on levels 2–7 and residences beginning on level 8. That ratio is not unusual for a transit-oriented Bangkok condominium, but it is not generous either. Anyone planning to keep a car should visit at peak evening hours and ask the condominium juristic office how spaces are allocated in practice, how tandem parking is managed and whether retail users create separate demand. For an owner who drives daily, parking friction can outweigh the appeal of rooftop facilities.

The location works in two directions. Rama IV gives direct road access toward Khlong Toei, Sathorn and the central business districts, while the Phra Khanong area connects into Sukhumvit and the BTS network. The exact station distance is not consistent across sources: Homenayoo describes Phra Khanong BTS as about 600 m away, whereas FazWaz gives a much shorter figure of roughly 140 m. Rather than choosing the more convenient number, a serious buyer should walk the route from the actual entrance. In Bangkok, distance on paper is only part of the story; pavement quality, crossings, heat exposure and the side of the road can change how usable a station really feels.

Current public inventory is thin. On 15 Sep 2026, FazWaz showed one active 23.6 sqm unit at THB 3.26M, and Hipflat reflected the same broad price level, around THB 138,000 per sqm. The important detail is that the live FazWaz listing is marked Thai Quota. That makes it a valid lower asking-price reference for the project but not evidence that a foreign buyer can acquire that exact unit in personal freehold. Foreign quota availability has to be confirmed at unit level with the condominium juristic person before price comparisons become meaningful.

Launch pricing provides context but should not be mistaken for today's market. In late 2019, the published starting points ranged from THB 2.59M for the smallest Leisure one-bedroom to THB 6.27M for a Plus one-bedroom and THB 5.96M for a two-bedroom. Those numbers say something about the original positioning, not about 2026 value. Resale pricing now depends on floor, orientation, fit-out, condition, ownership quota, furniture and how motivated the seller is. A sensible comparison set should therefore use current units in Phra Khanong and nearby Ekkamai/On Nut rather than trying to infer performance from an old brochure price.

The ownership framework is conventional for a Bangkok condominium but still needs transaction-level checks. Thai law permits foreign freehold ownership only while foreign-held space remains within the statutory 49% limit for the condominium. The juristic person must certify quota availability for the transfer. A buyer should therefore verify the unit title, the current quota position, outstanding common-area liabilities and the documentary route for incoming purchase funds. The fact that the development is described as freehold is only the starting point; the selected resale must itself be transferable to the intended buyer.

Ownership format

The project is a freehold condominium. A foreign individual can hold a unit in personal freehold only while the building remains within Thailand's statutory foreign quota of no more than 49% of the aggregate condominium unit area. The condominium juristic person must confirm quota availability for the transfer. If a particular resale is outside the available foreign quota, it should not be assumed to be directly transferable to a foreign buyer in freehold.
