Why this project is worth a look

City and coast

Once Wongamat sits closer to North Pattaya's everyday infrastructure than many compounds tucked deeper into Wongamat. Terminal 21, restaurants and the main road network are close, while the beaches remain nearby. The compromise is equally clear: this is not a beachfront plot, so road exposure, the actual sea angle and the walking route to the coast should be judged from the selected unit rather than from the district name.

Amenities in layers

The common facilities are distributed across the 36th, 37th, 50th and 51st floors and the rooftop, creating separate recreation, wellness, work and social zones. That can make a large tower more usable for full-time residents than a single podium pool. It also raises the importance of building operations: lift capacity, access control, cleaning, maintenance and the long-term common-area budget will determine how good those facilities feel after handover.

A real size ladder

The 34-to-461-sqm range is broad enough to support genuinely different ways of living, not merely different furniture arrangements. A compact one-bedroom gives the lowest entry point, 74–90 sqm suits couples and smaller households, 123–172 sqm is credible family territory, and the upper-floor collections move into an entirely different budget bracket. Buyers can therefore compare lifestyle and exit-market depth across several distinct product bands within one building.

Construction is traceable

Bouygues-Thai's appointment gives buyers a source of construction information that is separate from sales advertising. The contractor confirms active substructure work, a 239-metre tower and a 2029 completion target. That is not a delivery guarantee, but it is a materially stronger reference than an old portal date. The same update also exposes design differences versus earlier filings, which is why the current approved drawing set is worth requesting before contract.

About the project

Once Wongamat is a large residential tower under construction on Pattaya–Naklua Road by Naklua Soi 33, at the North Pattaya edge of the Wongamat area. The core numbers are substantial: 56 above-ground floors, 548 residential units and a 4-rai, 6,400-sqm site. The most useful construction update is now coming from the appointed contractor rather than an early sales page. Bouygues-Thai said in mid-2026 that it had been appointed for structural design and construction, described the tower as 239 metres high, confirmed that substructure work was under way and said the superstructure was planned to start in August 2026. Its target is completion in 2029. That makes older portal dates showing 2028 much less useful for a buyer today. This is a real active construction project with a long remaining delivery horizon, not a finished condominium being sold off plan in name only.

The legal identity is unusually easy to trace for a Pattaya launch. Honour Thailand is the developer brand, while the environmental filing and the contractor both identify Honour Once Co., Ltd. as the project company. Thailand's environmental authority issued its approval notice on 7 February 2025 for Once Wongamat on Pattaya–Naklua Road in Na Kluea, Bang Lamung, Chon Buri. That filing also resolves what can look like a unit-count contradiction. It records 548 residential units and five commercial restaurant units, or 553 condominium units in the filing's broader count. The project website markets 548 units because it is talking about the homes. For due diligence, both numbers matter: 548 is the residential inventory figure used on this page; 553 explains why an official environmental document may show a higher total without referring to a different tower.

The address is more urban than the name 'Wongamat' may suggest to someone who has not visited the site. The plot is not a direct beachfront parcel. It sits on Pattaya–Naklua Road near Naklua Soi 33, close to Terminal 21 and the transition between North Pattaya and the Wongamat residential district. That gives the project a practical advantage over deeper beachfront compounds: day-to-day retail, restaurants, transport and central Pattaya are easy to reach. It also means buyers should evaluate road exposure, traffic noise and the exact orientation of the apartment instead of assuming every high floor will feel equally secluded. The project site quotes about five minutes to Pattaya Beach, and local property profiles put Terminal 21 at roughly a five-minute walk. The useful way to read the location is city-and-coast access, not private beachfront living.

The residence mix is one of the project's clearest differentiators. The official plan catalogue starts with one-bedroom layouts of 34, 54 and 56 sqm, moves through two-bedroom layouts of 74, 80, 88 and 90 sqm, and offers three-bedroom homes of 123, 164 and 172 sqm. Above those are two large-format collections: Penthouse layouts at 386, 414 and 461 sqm, and President Penthouse layouts at 354, 413 and 461 sqm. In other words, this is not a tower built almost entirely around small rental units. It has a genuine size ladder from compact one-bedroom homes to family-scale three-bedroom residences and very large upper-floor apartments. Detailed Thai project reviews also consistently describe approximately three-metre ceilings, full-height glazing and single-loaded residential corridors. Those are useful design cues, but the contract plan for the chosen unit should still be treated as the final reference for dimensions, doors, service areas and outlook.

Amenities are stacked through the tower rather than concentrated in one podium. The 36th floor is planned as a family and recreation level with the Beach Pool, children's pool and room, game and arcade rooms, a golf simulator and sauna. The 37th floor adds a semi-outdoor garden, fitness space and private theatre. Much higher up, the 50th floor combines the Ocean Pool with a co-living lounge, Pilates studio, private dining, steam room and hot-and-cold tub; the 51st floor adds yoga, co-working and another semi-outdoor garden. The rooftop is branded Sky Voyage. This arrangement should make the common areas feel like several separate destinations rather than a single clubhouse. The trade-off is operational: 548 residences plus commercial space will depend heavily on lift performance, access rules, maintenance quality and the eventual juristic-person budget. Rendered facilities are only half the story in a tower of this scale.

Parking deserves the same attention as a floor plan. The project website lists 235 car spaces, 62 motorcycle spaces and six private car spaces, and states a 43% car-parking ratio excluding parallel parking. That is not one car space for every residence. In a city where many owners drive, the practical questions are whether spaces are floating or assigned, how residents and commercial visitors are separated, whether EV charging is available in the final specification, and what happens at peak occupancy. A buyer who expects two cars should not assume the penthouse-style private parking provision applies to a standard apartment. The five commercial units recorded in the environmental filing also matter because they can add visitor movement to the building. None of this is a reason to reject the project; it is simply the type of operational detail that becomes important in a 548-home high-rise.

Pricing needs more context than the headline on a sales page. The project website currently displays a THB 6.9M to THB 59.9M range, but live August 2026 inventory is wider: entry units appear around THB 6.5M–6.6M, while larger upper-floor residences are being marketed well above THB 59.9M and in some cases above THB 100M. The website's upper figure should therefore not be read as the ceiling for every residence in the tower. We use THB 6.5M only as a lower market anchor on the date checked. Several current property profiles also converge around a common-area fee of about THB 80 per sqm per month and a sinking-fund contribution of about THB 700 per sqm. Prepayment periods and other transaction costs vary across public offers, so the current unit-specific quotation and sale contract should control.

Foreign ownership is workable here, but it is unit-specific. Thai condominium law allows a foreign buyer to register freehold ownership only while the building remains within the 49% foreign-ownership quota measured by condominium-unit area. Live Once Wongamat inventory includes units marketed as foreign ownership, which is useful evidence that foreign-quota sales are active, but it does not guarantee that every layout or every promotional price is available in that form. Before paying a reservation fee, a buyer should match the exact unit number to the foreign-quota status, payment schedule, specification, view orientation and transfer conditions. This matters even more in a project completing in 2029 because public materials have already diverged on basement count, gross floor area and payment milestones. The safest way to buy Once Wongamat is to treat the tower concept as the starting point and the unit-specific contract pack as the actual product.

Ownership format

A foreign buyer may register a condominium unit in freehold only within Thailand's foreign-ownership quota, capped at 49% of the aggregate condominium-unit area. Live Once Wongamat listings include foreign-quota units, but quota availability must be confirmed for the exact unit before reservation. We did not find a current primary project document confirming a specific to the project leasehold alternative once foreign quota is unavailable.

Unit types & sizes

1 bedroom
34–56 sqm

The official catalogue has three distinct one-bedroom formats: a 34-sqm base plan, a 54-sqm Veranda and a 56-sqm Corner layout. They should not be treated as the same apartment with extra floor area; storage, kitchen placement, frontage, balcony geometry and orientation need to be compared plan by plan. Agency inventory often shows more precise figures such as 34.30, 53.87 and 56.09 sqm, so the unit-specific contract drawing matters more than the rounded marketing number.

2 bedrooms
74–90 sqm

The two-bedroom range is broader than a single standard plan: the official site lists a 74-sqm Corner unit, an 80-sqm layout, an 88-sqm Ocean Wongamat version and a 90-sqm Ocean Pattaya version. The word 'Ocean' should not substitute for checking the actual stack and view corridor. At 74–90 sqm these homes can work for longer-term living, but bedroom separation, bathroom count, storage and balcony exposure should be compared before choosing between the stacks.

3 bedrooms
123–172 sqm

The official three-bedroom collection steps from a 123-sqm Corner layout to 164-sqm Ocean Wongamat and 172-sqm Ocean Pattaya homes. A gap of nearly 50 sqm between the smallest and largest format is too large for a simple price-per-square-metre comparison. Buyers should look at privacy between bedrooms, kitchen and living-room scale, service space, lift-core proximity and the exact view corridor. For these units, the whole-floor plan is almost as important as the apartment plan itself.

Penthouse
386–461 sqm

The standard Penthouse collection is listed at 386 sqm for Wongamat Bay, 414 sqm for Pattaya Bay and 461 sqm for Sea View. This is a separate product tier inside the tower, and current market listings show that large upper-floor homes can sit far above the THB 59.9M upper figure shown in the project's general price panel. At this budget, buyers need a precise specification, parking allocation, lift-access arrangement, documented view orientation and a clear schedule of what is actually delivered with the residence.

President Penthouse
354–461 sqm

President Penthouse is presented as a separate collection: 354 sqm for Wongamat Bay, 413 sqm for Pattaya Bay and 461 sqm for Sea View. Those sizes overlap with the standard Penthouse range, so the 'President' label alone does not explain the product difference. A serious comparison requires the current plan, exact floor, room programme, confirmation of any private-pool or other exclusive elements, and the parking allocation attached to the chosen unit. At this level, the specification matters far more than the category name.

The project website rounds unit areas, while detailed agency inventory often uses decimal figures such as 34.30, 53.87, 56.09, 73.94, 88.11, 89.74, 123.45, 164.03 and 171.67 sqm. The cards above keep the official rounded ranges rather than mixing different price-list editions. For a purchase, use the area and drawing attached to the exact unit contract. Labels such as Ocean Wongamat, Ocean Pattaya and Sea View describe product orientation; they should not be treated as a legal guarantee that the outlook can never change.   • Terminal 21 is very close; local project profiles put it at roughly a five-minute walk. That makes everyday shopping, dining and meeting points easier to reach without a car than from many deeper beachfront compounds.
  • The project map quotes roughly five minutes to Pattaya Beach. Wongamat Beach is also nearby within the district, but the route to the water is outside the development, so the proposition is city-and-coast access rather than a private path to the sand.
  • Pattaya–Naklua Road provides straightforward access to North Pattaya and the wider road network. A road-facing unit can, however, feel very different from a higher bay-facing stack, so orientation and floor should be checked on the actual plan and during a site visit.
  • Hospitals, retail and restaurants in North Pattaya are within normal city reach. Travel times to international schools, golf courses and the airports are traffic-sensitive; marketing drive-time figures are best treated as rough references rather than promises.
