The development is finished and actively transferring and occupying units. Buyers can judge the actual apartment, view, lift journey and common-area condition rather than rely on renderings or construction forecasts.

Two distinct towers

Tower R has 33 storeys and 550 homes; Tower 9 has 41 storeys and 891. That creates a meaningful choice between the road-side lower tower and the larger inner tower, so orientation and floor matter as much as unit type.

Facilities at real scale

Noble describes more than 12,800 sqm of common facilities, eight zones and over 50 functions. Pools, fitness, work and creative spaces are distributed across several levels rather than compressed into one small amenity floor.

Rama 9 without driving

Central Rama 9 and MRT Phra Ram 9 are close to the project and on the same side of the wider junction. For a resident who uses the MRT every day, that can be more valuable than maximising the parking ratio.

Foreign-quota stock exists

Current market listings include units specifically marked as foreign quota, including live 2026 stock. That does not guarantee quota for every apartment, but it gives foreign buyers concrete options to verify rather than only a theoretical ownership route.

About the project

NUE District R9 is no longer a presale story. By August 2026 it is a completed, ready-to-occupy high-rise condominium on Rama 9 Road, close to Central Rama 9 and MRT Phra Ram 9. Legally it is one registered condominium development arranged as two towers: 33-storey Tower R and 41-storey Tower 9. Noble's current statutory disclosure lists 1,441 residential units plus one commercial unit. That distinction matters because some market pages quote 1,442 units by adding the shop to the residential inventory. For this dossier, 1,441 is used as the residential unit count.

The developer story also deserves a precise explanation. The registered project company is Phraram 9 Alliance Company Limited, and Noble's live project page gives Condominium Registration No. 2/2568 and land title deed No. 5958 in Huai Khwang. Proud Real Estate acquired the relevant project-company interest in 2023. In Noble's November 2025 completion announcement, Proud is described on the ownership side of the project while Noble Development is described as the project manager. The NUE brand, the active Noble sales page and current campaigns remain very visible. A buyer therefore should distinguish the consumer-facing brand from the legal seller named in the selected unit's contract.

The physical layout is straightforward once the two towers are separated. Tower R faces the Rama 9 Road side, rises 33 storeys and contains 550 residences. Tower 9 sits deeper into the site, reaches 41 storeys and contains 891. A seven-storey podium links the towers. The detailed project layout published during the launch period placed homes on floors 2–6 and 8–32 in Tower R, with the 33rd floor used for amenities. Tower 9 placed its main residential floors from 8 through 40, with the 41st floor reserved for shared facilities. The seventh-floor podium level acts as a substantial amenity bridge between the two buildings.

With 1,441 homes on a site a little over six rai, this is a dense urban project. Density should be treated as a design condition rather than a slogan. Tower R has fewer units and a shorter route to the road, which can make everyday access more direct, but it is also closer to Rama 9 traffic. Tower 9 has more apartments and therefore more resident movement through its lift cores, yet its position further inside the site can feel more removed from the main road. Anyone sensitive to lift waiting, corridor traffic or road noise should compare the actual tower, floor and unit orientation rather than choose only by bedroom count.

The official unit line is compact. Noble currently shows one-bedroom formats at 26 sqm and 30.20 sqm, a 34.80 sqm one-bedroom-plus format, and a 46 sqm two-bedroom. Its completion release also specifies a 40.50 sqm two-bedroom type. The practical progression is easy to understand: the 26–30 sqm homes are primarily city-base layouts for one person or a couple; 34.80 sqm introduces a flexible additional room that can work as a study, guest room or compact second sleeping zone; the 40.50 and 46 sqm homes provide two separate bedrooms. Larger 53, 56.5 and roughly 70 sqm properties do appear on the resale market, but they are not part of the current standard matrix on Noble's project page. Their approved plans and title areas should therefore be checked individually.

Facilities are a genuine part of the product rather than a token pool-and-gym package. Noble's completion announcement describes more than 12,800 sqm of common facilities, eight zones and more than 50 functions. Named examples include Rising Pool, Twilight Pool, Surf Studio, Sky Fitness, a photography studio, private spa room, co-kitchen and Art Hub. The more detailed floor-by-floor project review shows why the headline count is so high: amenities are spread across ground level, the seventh-floor podium and the top floors of both towers. This is useful for residents who want different work, exercise and leisure settings, but it also means some functions may require changing lifts or crossing between towers.

Tower R's top amenity level on the 33rd floor was designed around a 25-metre lap pool, children's and shallow-water sections, jacuzzi, fitness, Surf Studio, steam room, Ivory Lounge and rooftop garden. Tower 9's 41st-floor zone includes Twilight Pool, training areas, steam room, Indigo Lounge and a panoramic roof garden. The seventh floor is more everyday in character: co-kitchen, photo and recording studios, children's club, Art Hub, yoga and Pilates, golf simulator, library and work spaces, games room, spa and salon were all part of the published scheme. For a resident who works from home or uses the building heavily, the seventh-floor programme may be more valuable than the rooftop showpieces.

The address is functionally strong. Noble gives Rama 9 Road, Huai Khwang, Huai Khwang, Bangkok 10310; multiple current market pages use street number 59 for the same mapped object. Noble advertises approximately 180 metres to both Central Rama 9 and MRT Phra Ram 9. Property portals often show a walking route to the station closer to 350 metres. Those figures can coexist because one may use a site-boundary or straight-line measure while another follows a pedestrian route from a station exit. The sensible approach is not to argue over the marketing number but to walk the route from the exit you will actually use.

Rama 9 is an intensely urban location. Central Rama 9, Fortune Town, G Tower, major offices, hospitals and the Ratchada commercial corridor create a large concentration of work and daily services. MRT access makes the location practical for people commuting toward Asoke, Ratchada and other central districts. The trade-off is equally clear: Rama 9 and Ratchadaphisek can be busy, traffic is part of everyday life, and the neighbourhood is not designed around quiet residential streets. Buyers looking for a calm low-density environment may prefer a different part of Bangkok even if the transport convenience here is stronger.

Pricing needs to be separated by buyer eligibility. Noble's live Summer 2026 campaign currently presents NUE District R9 as ready to move from THB 3.59M, and DDproperty shows the same lower project-wide market range. However, Noble's project-page terms for a THB 3.59M promotion specify limited units and Thai-citizen eligibility for that particular campaign period. It would therefore be misleading to present THB 3.59M as a confirmed foreign-buyer entry price. The registry instead uses THB 4.48M, the lowest current listing found that was explicitly marked foreign quota: a 30.2 sqm one-bedroom on FazWaz updated in August 2026.

The resale and remaining-developer markets now overlap. DDproperty and FazWaz both show dozens of units for sale, but those listings are not equivalent to unsold developer inventory. Some are owner resales, some may be assignments or newly transferred investor stock, and some can still be controlled by project sales channels. Even the official sell-through figures are not perfectly consistent: Noble said more than 98% sold in November 2025, while Proud reported roughly 96% in March 2026. That is a useful warning against translating a marketing percentage into today's exact stock count. The seller identity and contract chain for the selected unit matter more.

Foreign ownership is a unit-level check. NUE District R9 is a registered condominium, which means a foreign individual can take registered freehold only while the building remains within Thailand's statutory foreign ownership quota of 49% of aggregate condominium unit area. Current listings provide concrete evidence that foreign-quota units exist: FazWaz and Hipflat show completed sales and available properties identified as foreign quota. They also show Thai-quota units in the same project. A listing marked 'freehold' is therefore not enough by itself; the buyer should obtain written confirmation that the selected unit can be transferred into foreign freehold at the Land Office.

Because the project is complete, due diligence can be much more practical than it was during presale. A buyer can inspect the actual tower, test the lift journey, see the view from the exact unit, review condominium-juristic-person rules, check common-area condition and compare real rental listings. Construction risk is largely behind the project, but other risks replace it: unit condition after handover, seller arrears, foreign-quota availability, what furniture is included, transfer costs, and whether the price comes from the developer channel or an individual owner. Completion reduces uncertainty; it does not remove the need to verify the exact apartment.

Ownership format

The project is registered as a condominium. A foreign buyer can hold a unit freehold only within the statutory foreign quota of no more than 49% of the aggregate condominium unit area. Current NUE District R9 listings include both foreign-quota and Thai-quota units, so the selected unit's quota status must be confirmed before reservation; without available foreign quota, registered foreign freehold is not available.
