About the project

One9Five Asoke - Rama 9 is a completed two-tower condominium on Rama 9 Road in Huai Khwang, positioned in the office-and-retail corridor around Phra Ram 9 MRT rather than in a resort or low-density residential setting. That distinction matters because the buying case is easy to test in person. The towers, common areas, traffic patterns, views and neighbouring buildings all exist; a buyer does not have to infer the future environment from a launch presentation. Construction started in April 2018 and the developer’s project page records completion in March 2022. By September 2026 the building has an established secondary market, with many units advertised for both sale and rent. The practical comparison therefore moves away from launch pricing and toward the differences between individual apartments: tower, floor, outlook, condition, furniture, existing tenancy and the ownership status that can actually be transferred.

The project is large. Tower A contains 954 units and Tower B 957, for 1,911 homes across two 61-storey buildings. The developer lists a maximum of 18 units on a typical floor, six passenger lifts plus one service lift in each tower, and parking at roughly 50% of the unit count. Those figures help explain the character of the property better than the luxury label does. One9Five is designed as a high-capacity urban complex with enough resident population to support an unusually broad amenity package. The trade-off is density. Buyers who prefer a small building with a quiet lobby and very few neighbours should not assume that a premium fit-out makes a 1,911-unit scheme feel boutique. When inspecting a unit, its distance from lift banks, service areas and shared circulation can be as relevant as the nominal floor area.

A major part of the development is given over to shared landscape and resident facilities. The site measures 11 rai, 1 ngan and 6 square wah, while the developer describes 8.6 rai of landscaped or communal green space within the scheme. The amenity mix extends beyond a pool and gym: public project material and current property records identify spa and wellness rooms, library and work areas, children’s facilities, games and entertainment rooms, upper-floor lounges, meeting space, EV charging and extensive outdoor landscaping. For an owner who will actually use those facilities, the scale can be meaningful. It also creates an operating cost that needs to be checked rather than assumed. The developer’s older project-detail page still states a common fee of THB 50 per square metre per month, while PropertyHub currently lists THB 55. In a completed condominium, the juristic person’s current billing is the figure that matters.

The apartment range is unusually broad for a single Bangkok project. The developer groups one-bedroom units at 25.5–41 sq m, two-bedroom units at 55–68 sq m, three-bedroom units at 94–109.5 sq m and penthouses at 194–271.5 sq m. Some third-party portals use more detailed names for the one-bedroom layouts, and small units around 25–26 sq m are occasionally advertised as studios even though the developer’s project specification starts with one-bedroom product at 25.5 sq m. That naming difference is a reason to read the registered unit documents and floor plan instead of relying on a portal label. A 26 sq m entry-level apartment, a roughly 100 sq m family unit and a 200-plus sq m penthouse do not share the same tenant pool, ownership costs or resale audience simply because they are in the same towers.

As of 8 September 2026, DDproperty shows the project’s resale range starting at THB 3.29 million, and a live listing at that level offers a compact unit of about 26 sq m. The official One9Five website, meanwhile, continues to display a headline starting price of THB 3.65 million. The numbers describe different sales channels rather than a clean contradiction: the portal figure is tied to current secondary stock, while the developer website may reflect remaining direct inventory or a legacy campaign price. For this dossier the THB 3.29 million figure is used only as the lower market anchor. It should not be treated as the price of a representative apartment. Floor, view, furnishings, unit condition, tenant status, transfer costs and foreign-quota eligibility can change the economics of two otherwise similar listings.

The project is described by DDproperty as freehold, but foreign buyers still need a unit-level ownership check. Thailand’s condominium rules cap aggregate foreign ownership at 49% of the total unit area in a registered condominium. The building can therefore be a freehold condominium while a particular resale unit is not currently transferable to a foreign buyer in freehold because of quota availability or the seller’s ownership status. Before paying a reservation or deposit, the buyer should obtain confirmation from the condominium juristic person that the selected unit can be transferred within the foreign quota and make sure the required foreign-currency evidence can be produced for registration. A listing that simply says “freehold” is not a substitute for that transaction-specific confirmation.

Rama 9 is an urban convenience proposition. The developer places Phra Ram 9 MRT at roughly 290 metres from the project. Major office buildings and shopping destinations such as G Tower, Central Rama 9 and Fortune Town sit in the same commercial cluster, while the Si Rat Expressway is also close. This gives the project a different demand profile from a quiet Sukhumvit side street or a suburban family compound: it suits residents who value direct access to offices, rail transport, shopping and major roads. The same environment brings heavy traffic and a more intense streetscape. A serious viewing should include the route from the station, the road crossing, drop-off access and the apartment at the times of day when the buyer or tenant would actually use them.

The research risk here is relatively low at the project-identity level. Primary material identifies TC Development as developer, while the website’s terms name Tiancheng International Property (Thailand) Co., Ltd. as the company operating under the TC Development name on the site. The core physical data—two towers, 61 floors, 1,911 units and 2022 completion—also recur across independent project databases. The remaining work is therefore concentrated where completed-resale due diligence should be concentrated: the selected title, foreign quota, outstanding common charges, current juristic-person fees, furniture and defect condition, tenancy, transfer-cost allocation and the seller’s authority to transfer. One9Five gives a buyer a lot of public project data; it does not remove the need to verify the specific apartment being purchased.

Ownership format

The project is marketed as freehold condominium property. A foreign buyer can register a unit freehold only if that unit can be transferred within the statutory foreign quota, capped at 49% of the aggregate unit area in a registered condominium. If the quota is unavailable for the selected unit, another lawful transaction structure has to be checked before any deposit is paid.
