Scale changes everything

Seventeen residences and a maximum of four homes per floor create a very different operating environment from a 300- or 500-unit Bangkok condo. Private lifts, a staffed front desk and a quiet pool become more plausible as genuinely private amenities. The trade-off is that a sophisticated building still has to be funded by a very small owner base, so the common-area budget and long-term service model deserve as much attention as the apartment itself.

House-sized floor plans

The core residences run from roughly 214 sqm to almost 392 sqm, with two to three bedrooms in the Simplex format and three to four in the Duplex format. That makes EDEN Ekkamai more relevant to buyers comparing a city home, a large penthouse or a family residence than to someone simply looking for another Sukhumvit condo. The value of the space is in how it supports long-term use, not in squeezing the maximum bedroom count into a compact footprint.

Privacy is designed in

Private lift access, separate service circulation, dedicated delivery storage and a 24-hour front desk form one coherent privacy strategy. The point is not just fewer neighbours; it is reducing the amount of everyday service traffic through the resident arrival path. Whether that promise survives after handover will depend on staffing and building rules, so a buyer should review the management setup rather than assuming architecture alone guarantees a hotel-like service experience.

Ekkamai, not BTS-front

The address is inside Ekkamai 12 / Pridi Banomyong 37, in a residential pocket rather than at the BTS entrance. That suits an owner who wants an Ekkamai address with more separation from the main Sukhumvit road and expects to use a car for many trips. It is less convincing for a buyer whose first requirement is a short daily walk to rapid transit. The location is central in a neighbourhood sense, but it is not a station-door product.

Construction still matters

The structure is complete, but the June 2026 progress report still showed systems, architectural and facade work in progress. A previous mid-2026 completion statement has been overtaken by events, and the current working target is Q1 2027. Buyers should therefore treat delivery timing as a contractual matter: check the agreed transfer window, inspection process, delay provisions and payment milestones for the selected residence instead of relying on older marketing dates.

About the project

EDEN Ekkamai is a deliberately small residential building rather than another tower on the Sukhumvit skyline. The project sits on Soi Pridi Banomyong 37, also known as Ekkamai 12, in Khlong Tan Nuea, Watthana. A fresh August 2026 design feature places the seven-storey building on a site of more than 1,600 square metres and says there are only 17 residences, with no more than four homes on a floor. That scale is the first thing a buyer should understand. The pool, lounges, lifts and staff are shared by a tiny resident population rather than several hundred apartments. It can create a quieter, more house-like atmosphere, but it also makes management quality and long-term operating costs unusually important because there are very few owners over whom to spread those costs.

The homes are much larger than the typical Ekkamai condominium. The latest detailed design publication describes Simplex residences with two or three bedrooms at 214–224.4 sqm and Duplex residences with three or four bedrooms at 343.7–391.9 sqm. The current project website simplifies those choices into marketing anchors of roughly 200 sqm for a two-bedroom Simplex and 400 sqm for a three-bedroom Duplex, while the 2024 launch used starting figures of 220 sqm and 350 sqm. Those are not separate phases. Current listings and the newer architectural material point to the same two core families of residence, just with unit-specific dimensions: active late-August listings include Simplex homes around 217.6–220 sqm and Duplex homes around 342–343 sqm. At this price level, the exact floor plan matters more than a rounded brochure number.

The daily-living proposition is closer to a private urban home than a conventional amenity-heavy condo. Each residence is designed with private lift access, while a separate back-of-house circulation route keeps service traffic apart from the main arrival sequence. The 2026 project description also details dedicated parcel and food-delivery cabinets and a 24-hour front desk. Shared amenities are focused rather than sprawling: a residence lounge, saltwater infinity pool with a children’s pool and pool lounge, two private fitness rooms and a sauna. The low unit count makes those spaces potentially calm even at peak times. The other side of the same equation is financial: a sophisticated service model serving only 17 residences needs to be understood through the actual common-area budget and management contract, not just through renderings and facility names.

The interior planning is clearly aimed at long-term family occupation. The newest design coverage describes connected living, dining and kitchen zones, corner living rooms receiving light from two directions, deep balconies on Simplex homes, and pocket-garden areas on selected Duplex balconies. The kitchen concept separates an open everyday kitchen from a more enclosed cooking zone designed to manage stronger smells and smoke. Published specifications refer to Molteni&C kitchens and Miele appliances, plus VRV air-conditioning, MERV 8 filtration and a DALI lighting system with Lutron controls. These are meaningful details for an owner who intends to use the home for years rather than treat it as a generic rental box. They should still be checked against the specification schedule for the exact residence, particularly where a listing is described as bare shell or differs from the developer’s fully fitted presentation.

Timing needs a careful read because older public pages are now stale. Eden Estate said in March 2025 that completion was expected by mid-2026. The project’s own progress update from June 2026 shows why that date should no longer be used: D-wall and bored-pile works were at 100%, structural work at 100%, but systems installation was 51%, architectural work 63% and facade work only 16%. In MQDC’s corporate project disclosure, EDEN EKKAMAI remains the unfinished project in the relevant joint-venture table, the development period is shown as 2024–2027, and expected transfers fall in 2027. A current market source also points to Q1 2027. This dossier therefore treats Q1 2027 as the working completion target and the project as under construction, rather than repeating “completed 2025/2026” labels found on some portals.

Pricing is equally sensitive to date and unit configuration. The developer’s current project page still advertises Simplex homes from THB 70M and Duplex homes from THB 130M. On PropertyHub, a 220 sqm two-bedroom unit was refreshed on 28 August 2026 at THB 69M, while other current Simplex listings were around THB 72M–75.79M. Duplex listings around 342–343 sqm were refreshed at roughly THB 124.108M–130.64M. In a 17-unit building, a handful of listings can create the appearance of a broad market even when several ads refer to similar stock or different sellers. The THB 69M figure used here is therefore a dated lower market anchor, not a promise that a comparable unit will remain available at that price.

Foreign ownership is possible, but it is unit-specific rather than automatic. EDEN Ekkamai is marketed as a freehold condominium, and current sales listings include units identified as available under the foreign quota. Thai condominium rules cap aggregate foreign freehold ownership at 49% of the registered condominium area. That constraint is particularly relevant in a building with only 17 very large homes: the project can be a freehold condominium while the remaining foreign quota for one particular residence changes over time. Before a non-Thai buyer commits to a non-refundable payment, the practical checks are the quota certificate for the chosen unit, the title and contract, the fit-out schedule, and the payment milestones. Those details matter more here than a generic statement that “foreigners can buy condos in Thailand.”

Ownership format

The project is marketed as a freehold condominium. A foreign buyer can register freehold only while space remains within the statutory 49% foreign-ownership quota of the registered condominium. Quota availability must be confirmed for the selected residence before the transaction.

This is the main single-level family format. The latest architectural coverage gives a 214–224.4 sqm range, while late-August listings show individual homes at 217.6 sqm and 220 sqm. The plan centres on a generous living/dining zone, a deep balcony and distinct open and heavy-cooking kitchen functions. Fit-out needs to be checked unit by unit because current sales material includes both fully fitted positioning and listings described as bare shell.

The Duplex is the larger family layout, using two levels to create more separation within the residence. Eden Estate has also marketed one-off combined residences at substantially larger sizes, but those special configurations should not be treated as standard inventory or assumed to remain available.

The detailed size ranges come from the 28 August 2026 design feature and are cross-checked against current listings. The project website uses rounded 200 sqm and 400 sqm marketing anchors, while the 2024 launch used 'from 220 sqm' and 'from 350 sqm'. Transaction documents for the selected residence should therefore control. Special combined formats marketed separately by Eden Estate at 685 sqm and 777 sqm are not treated as standard inventory because their current availability has not been confirmed.
