Why this project is worth a look
Three genuinely different footprints
Smart and Passion both offer two bedrooms, but with substantially different listed areas. Inspiry adds two bedrooms and a private wellness component, creating a different ownership and maintenance proposition rather than just a larger version of the entry-level unit.
Shared spaces with purpose
A gym, coworking area and on-site food and beverage facilities could make everyday life less dependent on outside venues. The value rests on which spaces have opened, who operates them and what owners actually pay to use them.
Built around daily routines
Jalan Bumbak places the compound in a residential setting between two busy lifestyle districts. It may appeal more to longer-stay residents with transport than to holidaymakers looking for a beach they can reach on foot.
A management-led concept
The promoted concierge, maintenance and hospitality model could suit an owner who spends time outside Bali. Before valuing that convenience, the service contract needs to make clear who is responsible, what the fees cover and how the owner can use the home.
About the project
Escape Concept Villas is a private-pool villa development on Jalan Bumbak in Umalas, within the Kerobokan area of North Kuta, Bali. Its distinctive proposition is not simply the architecture of an individual house. The scheme combines private homes with shared work, leisure and hospitality spaces and an advertised management operation. Most current directories describe a collection of 17 villas, although an older page hosted on the project's own domain refers to 16. The distinction matters because the size of the community affects how facilities are funded, how much shared space there is per owner and whether the final estate matches the original master plan. Buyers can identify the development with reasonable confidence, but its definitive approved unit count still calls for a final site plan.

The clearest location evidence is the project's published site address, Jl. Bumbak No.34-32, Kerobokan, Kuta Utara, Kabupaten Badung, Bali. The project website gives a different number, 27, for its office on the same road. It is worth keeping those addresses separate rather than turning up at a sales desk expecting to see a finished villa. Umalas sits between the Seminyak and Canggu social hubs, but the property is inland: the developer advertises roughly three kilometres to the ocean and thirteen to the airport. Neither figure guarantees a particular drive time. This location makes most sense to people who expect to use a car or scooter and care about a settled residential routine as much as access to beaches and restaurants.
There are three named villa products. Smart is presented as a two-bedroom home of 159 square metres, while Passion also has two bedrooms but is listed at 194 square metres. Both are planned with their own pools, gardens and parking. On paper, Smart offers a more contained footprint and therefore a different maintenance commitment; Passion gives households more room to spread out, work or host visitors. Those are useful differences, but the published floor-area figures are not detailed measured surveys. The proportion devoted to enclosed living space, outdoor terraces, utility rooms and circulation has to be checked against the plan of the particular house. A well-arranged smaller villa can work better for a long stay than a larger one with less usable indoor space.
Inspiry sits at the other end of the range. It has four bedrooms and is marketed with a private swimming pool, spa area and sauna, making it a different kind of property from the two-bedroom models. Several listings give its built area as 479 square metres. One broker's own price table, however, says 439 square metres while its descriptive text says 479. That is a material inconsistency, not one to resolve by averaging the numbers. We retain the better-supported 479-square-metre description while treating the precise measurement as outstanding. The larger home may suit extended family stays or groups who want more privacy. For a rental owner it also brings more housekeeping, equipment maintenance, staffing and vacancy exposure. The four-bedroom headline alone says little about the net economics.
The public realm is central to this project's appeal. Promoted facilities include a gym, yoga area, coworking space, restaurant and bar, managed entrance, concierge and round-the-clock security. Early design material also describes guest parking and a separate shared swimming pool with a children's area. If delivered and operated as advertised, those spaces could make an extended stay more convenient and distinguish the compound from a single freestanding villa. Yet there is a practical difference between a master-plan amenity, an open amenity and a service that is included in the owner's fees. A café may be open to the public and charge separately; cleaning may be priced per visit; some facilities may only be available after the management business opens. Published material does not establish a verified current schedule of services and charges.
ESCAPE describes smart-home controls, solar technology, efficient air conditioning and centralised maintenance as part of the specification. Other marketing material refers to moisture protection, backup power and concealed technical systems. These are sensible things to examine because they influence living comfort and the cost of keeping a tropical home in good condition. They are not independently certified specifications in the sources available here. In particular, an advertised reduction of around 30% in utility costs should be treated as a promotional estimate, not as an operating record for these villas. The useful evidence would be the actual installed equipment, warranty terms, waterproofing documentation, maintenance access and utility bills from occupied units. It is possible to value thoughtful engineering without assuming every savings claim has been proven.
Public asking prices vary substantially by outlet. Estetico Estate displays figures beginning at USD 492,757 for Smart, USD 591,613 for Passion and USD 1,027,045 for Inspiry. RUMAVI gives USD 505,000, USD 550,000 and USD 1,110,000 for the same three types. The project's English site quotes prices per square metre and marks tax as additional. These are not interchangeable quotes for the same identified villa, and none proves that the unit is currently unsold. Depending on the offer, a quoted amount may exclude taxes, documentation, furnishings or service-related obligations. Currency of payment is another separate question. Rather than treating the lowest web price as a completed purchase budget, a buyer needs a dated offer showing the villa identifier and precisely what that figure includes.
The payment narrative has changed across published materials. A Russian-language project sales page advertises a 10% initial contribution and interest-free instalments over as long as two years. Independent directories instead refer to a 10% deposit followed by the remaining 90% over fourteen months. Both may describe genuine offers from different periods, but there is no reliable public basis for selecting one as the current contract. ESCAPE has also said that development is self-funded, an assertion that is not accompanied in the materials reviewed by audited funding evidence. The relevant protection lies in the signed milestone schedule, the payee's legal identity, provisions for delay, the conditions for a refund and the documents or security that support performance. Self-funding language cannot by itself remove construction or counterparty risk.
On tenure, the project itself uses the term leasehold. That describes a contractual arrangement, not an automatic transfer of Indonesian land ownership to a foreign individual. Indonesian land law distinguishes rights such as Hak Milik, which is land ownership, from other land interests and from a private lease. A third-party directory specifies a 25-year term ending on 7 November 2049, while another refers to a period of up to 25 years with an extension possibility. Neither page supplies the signed document for an identified villa. An extension should not be priced in as guaranteed simply because it appears in a brochure. The lessor, the title holder, the commencement date, the rights to sublet or transfer and what happens to buildings at expiry are all matters for the actual contract and land record.
Handover is the central unresolved issue as of October 2026. ESCAPE's own website still states a 2025 completion target. RUMAVI and some brokers continue to use off-plan wording, whereas Newhomes labels the project ready to move into. Posts associated with the project team discuss construction and operational launch preparation, without establishing that every villa and shared facility has been accepted and licensed for use. A dated possession notice, inspection record and evidence covering the relevant permits would be more decisive. Indonesia uses PBG for building approval and SLF to establish fitness for use. We have not been able to review project-specific copies of those documents. Their absence from open web pages is not proof that they were never issued; it does mean a public listing cannot settle the question.
The corporate presentation needs care as well. The brand ESCAPE Concept Properties is named as developer on RUMAVI and FazWaz and maintains its own company presence. Leading Investment Solutions, meanwhile, identifies Escape Concept Villas as an in-house project on its corporate website. That is useful corroboration of the project's commercial identity but not a substitute for knowing which Indonesian legal entity holds the land and which company will sign and perform the sale or lease agreement. A group can legitimately separate development, asset holding, sales and hospitality operations. Buyers should be able to see how those responsibilities connect, particularly where purchase payments go to one company and long-term obligations sit with another. Marketing credentials and experience are informative, not a legal guarantee.
There is a potentially attractive rental model here, but it is not yet a verified cash-flow proposition. The project site advertises marketing, housekeeping, inspections, reporting, maintenance, concierge and guest support. It does not publicly identify an executed third-party hospitality management agreement with a complete fee schedule, owner-use rules or an agreed maintenance reserve. Nor should the presence of hotel-style facilities be mistaken for proof that nightly letting is lawful for every unit; permitted land use and operating permissions still matter. An owner staying for several months will have different priorities from one expecting constant guest turnover. A credible decision compares those two uses, the actual management contract and ongoing costs, instead of starting from a quoted percentage return.
Escape Concept Villas therefore belongs on a shortlist for buyers seeking a private-pool residence in inland South Bali with more shared services than a typical standalone house. It offers a traceable site, meaningful layout choices and a coherent concept that is documented across the project's own channels and outside listings. Its limitations are equally concrete: a past-due advertised completion date, disagreement among published prices and measurements, and missing project-level proof of the tenure and operating structure. The next decision should be attached to a specific villa rather than the development name alone. A consistent set of plans, title evidence, signed lease terms, permit records, management documents and a current offer would turn the public concept into an assessable transaction.

The smaller two-bedroom format, advertised with a private pool, garden and parking. One broker quotes plots from 103 sqm, a separate measure from the advertised built area.
Get floor plans and current pricesA roomier two-bedroom proposition with its own pool, garden and parking. The extra listed area may be useful for long stays, but its allocation between indoor and outdoor spaces requires the unit plan.
Get floor plans and current pricesThe larger family-focused residence, advertised with a private pool, sauna and spa area. Broker descriptions and tables disagree on its built area; the approved measured plan is needed.
