Why this project is worth a look

A genuinely short BTS walk

Bang Chak station is close in practical terms: public sources place it roughly 150-240 metres from the development. That is useful for both an owner-occupier and a tenant because it is a benefit that can be verified on foot rather than inferred from a broad Sukhumvit location label.

An asset you can inspect

The condominium was completed in 2011, so a buyer can assess the real building rather than a promised specification. The unit, lifts, pool, parking and common areas can all be inspected before purchase, and the resale market shows which unit formats are actually trading.

A relatively small entry ticket

In early October 2026, resale advertisements included studios around THB 1.79 million and roughly 35 sq m one-bedroom units around THB 2.29-2.39 million and above. These are asking prices rather than a fixed project price, which makes unit condition and seller circumstances particularly important.

Trade-offs you can verify

There are 218 units but 88 original parking spaces, and the buildings have been in use since 2011. Those facts shift due diligence toward current parking practice, maintenance standards, major repair planning and the financial position of the condominium juristic person.

About the project

Casa Condo Sukhumvit 97 is an established Bangkok condominium in Sukhumvit Soi 97, Bang Chak. It is not an off-plan purchase: the development was completed in 2011, units have been trading on the resale market for years, and a buyer can judge the actual condition of the buildings, common areas and individual unit before committing. The development has two eight-storey buildings, A and B, with 109 units in each, for a total of 218. These are two buildings within one registered condominium rather than separate phases. Historical project disclosure gives a site area of 1 rai 3 ngan 31 square wah. In practical terms, the proposition is a compact low-rise condominium close to the Sukhumvit BTS line rather than a new master-planned complex with a wide choice of layouts and extensive on-site retail.

The clearest location advantage is the short walk to Bang Chak BTS. Public sources place the project roughly 150 to 240 metres from the station depending on the reference point and walking route, and the published project coordinates sit inside Sukhumvit Soi 97. That makes the train connection tangible rather than a broad location claim. For an owner-occupier, it can reduce the need to drive for routine trips along the Sukhumvit corridor. For a landlord, the same feature is easy for a prospective tenant to understand without relying on a projected rental yield. A buyer should still walk the route personally, preferably at the times they expect to use it, because pavement quality, traffic, lighting and the feel of the lane matter more in daily life than a portal's distance figure.

The developer history needs a little care because sources use different names. The original project disclosure identifies Casa Ville Co., Ltd. as the landowner and the company that would register the condominium after completion. Thailand's government EIA database also lists Casa Ville Co., Ltd. as the original project owner. Current property databases, however, commonly identify Quality Houses or Q House as the developer, while specialist project profiles describe Casa Ville as part of the Q House group. Rather than collapsing those records into one label, it is more useful to keep the distinction visible: Casa Ville appears in the historical legal project record, while Q House is the development brand under which the project is now widely classified in the market. For an actual resale purchase, the seller's title, the condominium juristic-person records and the transfer documents matter more than the brand label used by a portal.

The physical scale is well documented. Casa Condo Sukhumvit 97 has two eight-storey buildings, 218 units and 88 parking spaces, split as 42 spaces for Building A and 46 for Building B in the launch disclosure. Parking is therefore not one space per unit. Anyone who expects to keep a car should check the current parking rules with the condominium juristic person rather than rely on the original project brochure. Across multiple databases, the consistently reported shared facilities are a swimming pool, fitness room, lifts, parking, access control, CCTV, 24-hour security and landscaped or garden space. Some websites add sauna, steam room, jacuzzi, shops and other amenities, but those items are not consistent across the better project records, so they should be treated as site-check items rather than guaranteed current facilities.

The unit mix also deserves a distinction between the historical project record and what is actually offered on the resale market. Several established project databases show one-bedroom apartments from 33.84 to 41.35 sq m. At the same time, 2026 resale listings repeatedly advertise studios of roughly 24 to 26.5 sq m, including active or recently refreshed listings around 26 sq m. That could reflect original compact layouts omitted from older summary pages, or simply differences in how owners and agents classify smaller units. The safe approach is to treat studios as a verified resale format without presenting the public listing range as a complete reconstruction of the original unit schedule. For any purchase, the registered unit area and the legal plan should take precedence over the marketing description.

Today this is a resale market, so there is no single developer price. In early October 2026, live public listings showed a lower asking-price reference around THB 1.79 million for a studio of about 26 sq m. One-bedroom units around 35 sq m were being advertised around THB 2.29-2.39 million and above. Those are seller asking prices, not recorded transaction prices. Renovation quality, floor, building, orientation, whether a tenant is in place and the ownership position can all move the real negotiation substantially. On the rental side, late-September listings included examples around THB 9,000 per month for a 24 sq m studio and THB 13,000 for a roughly 35 sq m one-bedroom. We do not turn those asking figures into an advertised yield: acquisition price, vacancy, agency costs, furnishing, repairs, tax and the final negotiated rent all affect the result.

Ongoing building costs are part of the decision as well. Multiple sources report a common-area fee of THB 30 per sq m per month, and some databases also record an original sinking-fund contribution of THB 300 per sq m. A resale buyer should not assume that the historical sinking-fund figure is automatically a fresh charge payable on every transfer. The useful documents are the current fee schedule, a debt-clearance confirmation for the seller and information from the juristic person about major planned works or special assessments. With a building completed in 2011, management quality and reserve planning now matter more than the launch brochure. Lifts, waterproofing, pool condition, exterior maintenance, security systems and common-area upkeep can materially affect both living quality and resale appeal.

For a foreign buyer, the key structural point is that Casa Condo Sukhumvit 97 is a condominium rather than an apartment building without individual condominium titles. Thai rules permit qualifying foreign owners to hold condominium units on a freehold basis within the 49% foreign ownership quota, measured by the aggregate area of units in the condominium. Public listings cannot confirm that quota for a particular resale. The condominium juristic person must confirm availability for the transfer, and the buyer also needs the appropriate evidence of funds for registration. A listing marked freehold tells you something about the unit's tenure; it does not prove that a foreign buyer can register that same unit in their own name on the day of transfer.

That makes Casa Condo Sukhumvit 97 easier to evaluate as an existing asset than as an investment story. The main case is straightforward: compact units, a short walk to Bang Chak BTS and an active resale and rental market. The trade-offs are equally concrete: a building from 2011, fewer parking spaces than units, and incomplete public records for the original small-unit mix. A sensible inspection can therefore focus on things that can actually change the decision — the specific building and floor, noise, sunlight, unit condition, common-area maintenance, parking practice, current fees, seller documents and foreign-quota availability. For this kind of mature condominium, those checks are more informative than generic claims about future capital growth.

Ownership format

This is a registered condominium. A foreign buyer may hold a unit on a freehold basis within the statutory 49% foreign-ownership quota measured by the aggregate unit area in the condominium. Quota availability must be confirmed for the specific unit before transfer; a resale listing marked freehold does not by itself prove that foreign quota is available.

Unit types & sizes

Studio
about 24-26.5 sq m in 2026 resale listings
1 bathroom

Small units in this range appear repeatedly in current resale and rental listings, including examples around 26 sq m. Older project summaries do not show a studio category, so this range reflects verified secondary-market stock rather than a reconstructed original developer schedule.

From THB 1.79M in a resale listing checked on 3 October 2026
1 bedroom
33.84-41.35 sq m in established project records
1 bathroom

This is the most consistently documented original unit category for Casa Condo Sukhumvit 97. Resale stock frequently includes units around 35 sq m; the registered area, layout and any alterations still need to be checked unit by unit.

Current listings for roughly 35 sq m units include asking prices around THB 2.29-2.39M and above

Public sources do not fully agree on the original unit schedule. Older project records show only one-bedroom units at 33.84-41.35 sq m, while 2026 resale listings contain studios around 24-26.5 sq m. The categories above therefore reflect different kinds of evidence; the title deed and registered plan of the selected unit remain decisive. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 1.79M in current resale listings checked on 3 October 2026. This is a lower asking-price reference, not a developer price; the selected unit, its condition, availability, ownership status and final terms need to be confirmed separately.
  • Completed: 2011

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: Buyers who value a genuinely walkable connection to Bang Chak BTS and want to reduce everyday dependence on a car along the Sukhumvit corridor.; People who prefer a completed building where the unit and common areas can be inspected before purchase rather than relying on renders and future-delivery promises.; Buyers looking for a compact studio or one-bedroom resale and willing to compare individual units on condition, floor, building, orientation and documentation.; Foreign buyers seeking a condominium that can potentially be registered freehold when foreign quota is available, with the understanding that quota must be confirmed for the specific transfer.; may not suit: Buyers who specifically want a new-build warranty, new building systems and newly delivered common areas; this project was completed in 2011.; Households that need a large multi-bedroom home; the clearly documented public stock is dominated by compact studios and one-bedroom units.; Anyone who requires a guaranteed dedicated parking space; the launch record shows 88 spaces for 218 units, while current allocation rules need to be checked with the condominium juristic person..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • which units are free, and on which floors

  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Historical project disclosure names Casa Ville Co., Ltd. as the landowner and project company, while current property databases generally identify Q House / Quality Houses as the developer. Specialist sources connect the brands, but we did not find one current public document that collapses both names into a single legal developer field.
  • Older project records show only one-bedroom units at 33.84-41.35 sq m, while 2026 resale listings repeatedly show studios around 24-26.5 sq m. We did not find a complete original unit-type schedule in the public record.
  • The current foreign-ownership ratio and remaining foreign quota at Casa Condo Sukhumvit 97 are not publicly confirmed. Quota availability must be verified with the condominium juristic person for the specific transfer.
