A visible resale market
The project has substantial sale and rental inventory, and FazWaz publishes a small set of recorded resale transactions. That gives a buyer more than an agent's asking price to work with. For the common 28–29 sqm units, recent deals can be compared with current asks, floor, fit-out and ownership quota.
Lower Sukhumvit entry point
Current asking prices start around THB 1.4–1.5M, materially below many newer condominiums sitting directly on the rail line. The trade-off is straightforward: the project is inside a residential soi rather than at a BTS exit. Part of the purchase-price saving is exchanged for a real last-mile journey.
A simple core layout
The clearly documented original unit is a roughly 28 sqm one-bedroom. The reviewed layout separates living space, bedroom, kitchen and balcony rather than treating the apartment as one open room. Resale interiors vary widely because the project originally sold with a basic finish, so the present unit condition is more owner-specific than project-standard.
Density changes daily use
Six buildings, more than 1,200 apartments and 400 documented parking spaces are operational facts, not background statistics. They shape lift traffic, parking availability and how busy the pool or gym can feel. A serious viewing should include an evening or weekend check rather than relying only on a quiet daytime inspection.
Quota is unit-specific
Listings within the same project appear under both Foreign Quota and Thai Quota. A foreign buyer should not treat the project's general freehold label as proof that any advertised unit can be registered in their name. The condominium juristic person needs to confirm the selected unit's quota position before transfer.
About the project
Regent Home Sukhumvit 97/1 is an established Bang Chak condominium rather than a new-build proposition that still depends on future delivery. Regent Green Power's own website lists it among the company's closed projects, while major property databases place completion in 2019. FazWaz and the detailed Condonayoo review describe six eight-storey buildings with 1,244 residential units. PropertyHub and several other databases show 1,245, so the discrepancy is retained rather than averaged away. For a buyer, the advantage of a completed project is that building condition, common areas, access, management and resale liquidity can be judged in the real world.
The development is deliberately functional. The original project review identifies a 28 sqm one-bedroom as the core developer layout. Residential floors start from level two. Parking occupies the ground level across the buildings, with an additional basement level under Buildings D, E and F. The main amenity cluster sits on the second floor of Building D and includes a 15.75 by 7 metre swimming pool, seating area, fitness room, toilets and the juristic management office. Each building has its own lobby and mail area and two passenger lifts. This is a practical urban condominium rather than a resort-style project built around an extensive leisure programme.

Low-rise should not be confused with low density here. Six buildings and roughly 1.24 thousand units create a large resident base even though the structures are only eight storeys. The detailed project review gives 400 parking spaces, about 32% of the unit count excluding double parking. That matters more than a generic 'parking available' label: a car space is not effectively provided for every apartment. The same logic applies to the pool and gym. Buyers who value quiet common areas or easy parking should inspect at times when residents are actually home, because a mid-day viewing can understate the operational feel of a high-unit-count project.
The resale market is active and relatively easy to benchmark because many compact units are advertised at the same time. At the 2 October 2026 check, DDproperty displayed a sale range starting at THB 1.4M, PropertyHub had active asks from roughly THB 1.49M, and FazWaz started from THB 1.65M. Those numbers are not interchangeable: units vary by fit-out, floor, view, ownership quota, tenancy and listing freshness. FazWaz's recorded resale data also shows 28–29 sqm transactions between roughly THB 1.6M and THB 1.79M in 2023–2026, with examples in both Thai and Foreign Quota. Comparing a target apartment with several current and recorded transactions is therefore more informative than relying on a single project average.
Larger 57–60 sqm resale units also appear on current portals, but their labels are inconsistent. Some are advertised as one-bedroom apartments, occasionally with two bathrooms, while a secondary review describes larger units as combinations of two standard modules. The detailed original project review we found, however, only clearly documents the 28 sqm one-bedroom as the developer's standard type. A buyer considering a larger apartment should therefore distinguish market description from registered configuration and verify the title, plan and any alterations rather than assuming that every 57–60 sqm listing was an original developer layout.
The developer is identifiable and still operating. Regent Green Power says on its corporate site that its property-development history dates to 1988 and that the company and affiliates have delivered more than 30,000 units; Regent Home Sukhumvit 97/1 remains listed in its closed-project portfolio. That is useful context and reduces the ambiguity that comes with an unknown project origin. It does not, however, settle the questions that dominate a resale purchase years after completion: the seller's title, the unit's foreign-quota status, outstanding common charges, the condominium juristic person's records and the physical condition of the apartment.
The location is residential Bang Chak rather than the main Sukhumvit frontage. Multiple mapping and agency sources point to 358 Soi Sukhumvit 97/1 near Soi Phueng Mi 20, and the detailed site review describes access through Phueng Mi 20 with a connection toward Sukhumvit 93. PropertyHub places BTS Bang Chak at about 1.1 km or a 13-minute walk, while several listing pages use an approximately 900-metre reference. It is therefore better understood as a project within reach of the Sukhumvit Line, not a station-door condominium. The last kilometre—walking, motorcycle taxi or another local connection—is part of the daily commute and should be tested rather than treated as a map footnote.
The rental side is also unusually easy to observe because so many similar compact units compete within the same development. In late September and early October 2026, FazWaz showed asking rents from roughly THB 7,500 per month, DDproperty from THB 8,500, while PropertyHub carried many 28–29 sqm listings around THB 9,000–10,500 and above depending on furnishing and condition. Those are asking rents, not a guaranteed project rate. Two nominally identical apartments can perform differently because of furniture, appliances, floor, outlook, tenancy terms and how aggressively the owner prices against dozens of close substitutes. For an investor, that makes the depth of comparable supply more useful than the highest advertised rent. The detailed historical review lists a common-area fee of THB 30 per sqm, and Hipflat's current project profile repeats the same figure, but the payable rate and any outstanding balance should still be confirmed with the condominium juristic person at the time of purchase.
Ownership format
The project is marketed as a freehold condominium. A foreign buyer can register condominium freehold only within the foreign ownership quota, capped at 49% of the aggregate unit area in the registered condominium. Current Regent Home Sukhumvit 97/1 listings include both Foreign Quota and Thai Quota units, so the selected unit's status must be confirmed before transfer. If the foreign quota is unavailable, that unit cannot be transferred to a foreign buyer as condominium freehold; any leasehold alternative would need separate documentation and review.
Unit types & sizes
The 28 sqm one-bedroom is the clearly documented original project type. Current resale listings include nearby sizes from roughly 28 to 33 sqm, and some agents label a 28 sqm unit as a studio even though historical project material describes the core layout as one-bedroom. The actual plan should therefore be checked unit by unit.
FazWaz and PropertyHub currently show 57–60 sqm apartments, but their configurations are labelled inconsistently, including one-bedroom units with one or two bathrooms. The original material we found does not establish a separate standard developer range at these sizes, so the registered plan and alteration history should be checked.
The detailed original project review clearly confirms the 28 sqm one-bedroom as the core type. Larger or differently labelled units above reflect the 2026 resale market, not a fully verified original developer catalogue.
