Why this project is worth a look
A genuine format choice
Small apartments and private-pool villas meet quite different needs. The range makes sense only when each residence is assessed on its own floor plan, privacy and running costs.
About the project
Ubud Dream is a residential development under construction in inland Bali, close to the Penestanan and Sayan side of Ubud. It combines compact apartments with private-pool villas. That mix matters: a buyer choosing an apartment of around 18 square metres is making a fundamentally different decision from someone purchasing a two-level villa for personal use. The Indonesian island, the developer’s branding and the planned shared amenities are common to both, but the space, running costs and likely guest experience are not.

The Russian-language project website describes 41 villas alongside 33 apartments. Koalista’s project directory gives a corresponding total of 74 residences, while several large listing sites carry only the 41-villa inventory and describe that subset as the whole development. The English project landing page adds confusion by displaying “41 unit” next to “33 apts.” These do not appear to be different schemes or phases marketed under the same name. Rather, third-party catalogues are showing inconsistent slices of a single mixed residential development. Buyers should still ask for the current master plan and the precise unit schedule.
LOYO & BONDAR is the developer brand publicly associated with Ubud Dream. Its corporate website lists the scheme in the Ubud portfolio and links to the project’s dedicated marketing page. Some sales channels use the name Loyo Development. The corporate website footer names PT. LOYO GROUP BALI, but this should not be treated as evidence that the same entity holds the land, issues every lease or receives every buyer payment. The identity and authority of the actual contracting company have to be established from the agreement and supporting corporate and land papers.
The setting is one of Ubud’s better-known cultural and dining pockets rather than a beach district. The project materials use Zest, Alchemy and the Campuhan walking trail to explain the neighbourhood. Cafes, local attractions and wellness businesses make this part of Ubud appealing to people who want access to daily services without living on the coast. The exact site boundary and entrance are less clearly documented. One portal reproduces Jl. Penestanan No. 7 as the development address, yet that is also published as the address of Zest restaurant. A nearby landmark is not a cadastral description.
The villa proposition is straightforward in outline. One- and two-bedroom homes are marketed with a private pool, garden space and large glazing, with a tropical architectural theme. A specialist sales site displays 70-square-metre one-bedroom villas and 82-square-metre two-bedroom villas, both arranged on two levels. Other portals list homes of 78, 86, 91 or 103 square metres under similar bedroom labels. Those numbers may refer to different definitions of area, including outdoor surfaces, but the publicly accessible material does not establish a universal conversion. A buyer needs the dimensioned plan for the exact numbered villa.
The apartment range is potentially more interesting for someone with a smaller purchase budget, though it requires a closer look at what the layout actually provides. Advertisements include homes of 18–19 square metres, others of around 24–26 square metres, a 35-square-metre option and some larger layouts near 44 square metres. Even the bedroom labels are inconsistent: an 18-square-metre residence may appear as a studio on one platform and a one-bedroom unit on another. Room separation, usable storage, natural light and bathroom size cannot be judged from the category name.
The developer’s proposition is a furnished residence with appliances and access to its management operation. That could reduce the work involved in setting up a rental property overseas. Yet published offers do not agree on the handover specification: while the project marketing speaks of comprehensive furnishing, one agency database describes “kitchen only.” Furniture, appliances and finishes should therefore be recorded in a dated annex rather than inferred from renderings. The same applies to internet provision, air conditioning, pool equipment and any smart-home features mentioned by sales material.
On-site plans include yoga facilities, spa services, a tea house, smoothie bar, landscaped areas, concierge support and swimming facilities. These tell a prospective resident what the intended character of the compound is. They do not establish that every amenity will open alongside the first villas, that all services will be included in the annual service charge or that outsiders will have no access. Until the final specifications, common-area budget and management contract are available, the amenities are better understood as part of the planned product.
There is useful first-party evidence that construction is progressing. In an October 2026 report, LOYO & BONDAR states that villa engineering work had reached 93%, partitions 97%, roofing 94% and finishing 26%. The same update reports apartment excavation works at 28%. These percentages describe individual workstreams rather than overall completion. They also reveal a practical difference between the two residential components: substantial villa construction and much earlier-stage work on the apartment building can coexist on the same site.
The dedicated project page schedules construction completion for the third quarter of 2027. Some aggregators still show June 2027 or the second quarter. Neither date is an independently confirmed handover commitment. Completion of the shell, connection of services, inspections, issue of the necessary use documents and transfer of a particular residence may not happen together. Anyone intending to occupy the property by a fixed date should look at the contract definition of handover, permitted delays, compensation provisions and the planned opening of shared facilities.
Published entry prices start with apartments advertised by the developer from IDR 1.1 billion. Third-party offers put some small apartments near USD 65,000. The developer’s Russian project page lists villas from USD 215,000, and a specialist agency shows higher asking prices for two-bedroom homes. These are sales anchors, not confirmed availability. They vary by layout, exposure, date and listing channel; currency conversions by the agency may add another difference. For a sound comparison, obtain one dated price list covering the specific lot, the included fit-out, tax allocation and any mandatory management package.
The payment offer needs unusually careful reading. Eighteen-month instalments are advertised, with an initial contribution of 30% in multiple sales materials. One intermediary sets out five further instalments of 14% each, whereas another describes 30% on signing, 50% during construction and the remaining 20% expected to be funded from rental earnings. That last arrangement is not the same as a developer guarantee to forgive an unpaid balance. What happens if the property is unavailable to rent, the operator has a weak season or the projected income is never earned must be answered in the actual sale and management contracts.
Most sales platforms describe the buyer’s interest as a long-term contractual lease. Several specify 31 years initially, but the claimed extension varies: 25 years on one platform and 26 on another. Some also publish a fixed end date in September 2058. A further period is meaningful only when the contract explains who must grant it, at what cost, with what conditions and from which original commencement date. A headline such as “31+26” cannot establish enforceable rights on its own. Nor should a lease be described to an overseas buyer as freehold ownership of Balinese land.
A specialist third-party portal says it examined documents relating to land certificate SHM 1268 in Sayan, a spatial-planning approval dated April 2025 and a building permit dated February 2026. A different service still describes permits as being at application stage. The underlying approvals and authenticated site plans were not accessible for our independent review, so neither version can safely be promoted as a verified legal conclusion. A land certificate, building approval and certificate of suitability for use also serve different purposes. The latter cannot be assumed simply because a building appears finished.
Indonesian land law distinguishes land ownership, rights to use or build and a private contractual lease. Hak Milik is not an ordinary direct landownership route for an individual foreign buyer. Hak Pakai may be relevant under qualifying circumstances, while an Indonesian foreign-invested company may have other land-right options; none of those general structures tells us which right is actually being sold at Ubud Dream. The critical chain runs from the land title and authorised lessor through the unit-specific lease and any right to sublease or assign it to a later purchaser.
Professional operation can be convenient, especially for an owner who does not live on the island. It cannot make rental cash flow predictable. A studio and a villa with a private pool have different daily operating expenses, repair liabilities and guest audiences. Headline occupancy or returns quoted for a manager’s existing portfolio are not a substitute for modelling net receipts after commission, advertising, utilities, servicing, taxes, maintenance reserves and periods without guests. In a development still under construction there is no established operating history for the finished residence itself.
The right fit depends as much on how the buyer expects to use the home as on its brochure price. For short personal visits, an apartment may be convenient if the building is quiet and the common spaces operate reliably. For longer stays as a couple, a one-bedroom villa offers greater separation and outdoor space, provided the owner accepts pool upkeep and the management cost. A two-bedroom layout may serve more guests, but its greater purchase price does not automatically mean stronger net returns. The chosen unit’s floor plan and operating assumptions remain decisive.
Ubud Dream has enough public information to establish that it is a real mixed-format development with a named developer brand, a plausible location and work underway. It is less complete as a purchasing file. The missing pieces are a verified site and unit plan, the correct contracting entity, the executed or agreed land-lease chain, current permit copies, a single binding instalment schedule and the promised furnishing and management terms. Those should be resolved before the marketing price or rental projection carries any weight in a final decision.

Best for: A lifestyle buyer who wants Ubud dining, walks and cultural activities nearby rather than a beachfront address.; Someone genuinely comparing the privacy and upkeep of a pool villa with the lower purchase ticket and tighter footprint of an apartment.; An overseas owner who values possible on-site management but is prepared to negotiate fees, service levels and access to transparent accounts.; A buyer comfortable with construction timing risk and willing to examine the lease chain, approvals and milestone payments before committing capital.; Buyers needing a completed home for immediate occupation; construction and apartment excavation are still under way in October 2026.; Anyone requiring unrestricted personal freehold title over the land; the advertised transaction is a long-term lease.; Investors who need an unconditional yield guarantee or assume future rental income will automatically discharge a remaining purchase balance.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The exact parcel, entrance and development street number remain unverified. Jl. Penestanan No. 7 is also the published address of Zest; the map pin is approximate. Balinsky reports land title SHM 1268, PKKPR approval dated 29 April 2025 and PBG dated 9 February 2026, while BDA describes approvals as applied for. The underlying documents, the actual unit lease and the contracting legal entity were not independently inspected. The Russian project site specifies 41 villas and 33 apartments, but the English page labels “41 unit” ambiguously. Public handover estimates, lease extensions, instalment offers and furnishing schedules also diverge between sellers.
