The Gentry Sukhumvit
The Gentry Sukhumvit makes the most sense when treated as an established resale community rather than a new-launch project. It sits inside Sukhumvit 101 in Bang Chak and was developed by SC Asset as a small collection of large urban houses.

Why this project is worth a look
Real family-scale space
The original plans run from 302 to 465 sqm, which puts the project firmly in full-size family-home territory. There is room for separate bedroom suites, work space, family rooms, staff accommodation in some layouts and multiple cars. The value proposition is urban interior space within the Sukhumvit corridor rather than a large suburban landholding.
A product you can inspect
Because the community is complete, buyers can judge the streets, common facilities and actual house condition instead of relying on renderings. On the resale market that is a meaningful advantage: inspection findings, renovation history and legal documents tell you far more about the purchase than the original launch brochure.
Different family layouts
The mix includes semi-detached and detached houses, from the three-bedroom Queens to larger four-bedroom Brooklyn and Manhattan variants. Resale stock now includes altered and enlarged homes as well. That creates useful choice, but it also makes labels less important than checking the plan and built area of the exact house.
Sukhumvit, not station-front
The project keeps buyers in the Sukhumvit corridor without putting them directly beside the BTS. That works well for households that prioritise driving, space and a gated setting. It is less convincing for someone who wants a genuinely walkable rail commute every day, because the last 1.5–1.7 km to Punnawithi still needs a transport solution.
House-level pricing matters
Current asking prices reflect land plot, position, fit-out, private amenities, alteration history and seller motivation as much as nominal floor area. The right comparison is therefore between specific houses with equally clear documentation and condition, not a simple project average or a condominium-style price-per-square-metre ranking.
About the project
The Gentry Sukhumvit makes the most sense when treated as an established resale community rather than a new-launch project. It sits inside Sukhumvit 101 in Bang Chak and was developed by SC Asset as a small collection of large urban houses. Major project profiles converge on 57 homes and completion in 2020. Developer sales are no longer the relevant market; buyers are choosing between individual owners. That changes the due-diligence hierarchy. Two houses inside the same gate can have very different renovation histories, land plots, furniture packages, extensions, private pools and maintenance standards. The project name tells you the setting, but the specific house determines whether the purchase is good.
The original product was deliberately spacious for an inner-Bangkok landed scheme. Early launch material described a 302 sqm semi-detached Queens plan, a 361 sqm detached Brooklyn, and a 448 sqm Manhattan. A later Manhattan Elite version expanded the top end to 465 sqm. The standard homes generally provided three or four bedrooms, four bathrooms, multiple family or reception spaces and parking for several cars. This matters because the appeal is less about owning a huge garden and more about getting genuine family-sized interior volume while staying in the Sukhumvit corridor. Current resale stock also includes houses advertised at around 380–390 sqm and heavily altered homes around 580 sqm. Those numbers should not be assumed to be original developer specifications; buyers need to reconcile actual built area and alterations with the property documents.

The location is convenient, but it is not a doorstep-BTS proposition. Sources place the project roughly 1.5–1.7 km inside Sukhumvit 101 from Punnawithi station. That distance is workable by motorcycle taxi, car or a short last-mile ride, yet it can be an uncomfortable daily walk in Bangkok heat or heavy rain. For drivers, Sukhumvit Road and the expressway access around Sukhumvit 62 make the address practical for trips toward central Bangkok and the eastern side of the city. The trade-off is traffic. Sukhumvit 101 is an active residential shortcut, and travel time to the main road can expand during rush hour. A buyer with a fixed commute should test the route at the actual time they expect to travel rather than rely on a generic “minutes to CBD” claim.
The shared amenity package is useful rather than decorative. Multiple sources identify a clubhouse, swimming pool, fitness room, communal garden, co-working space, security and CCTV, with some also listing controlled access, underground utilities and a shuttle service. For families, that gives residents a managed environment without having to build every leisure function into the private plot. It also creates an ongoing cost and management dependency. The current common-area fee is not cleanly verified in public sources: an older launch review quoted THB 78 per square wah of land per month, while newer portals provide inconsistent or incomplete figures. For a resale purchase, the latest invoice, any arrears and the community’s current budget are more important than an old launch-era fee.
Visible resale asking prices in early October 2026 start at about THB 28M. Several listings cluster around THB 28–32M for houses advertised at roughly 361–390 sqm, while substantially enlarged or upgraded homes can be marketed around THB 59M. This is not a developer price ladder and should not be read as a neat market range. In a 57-home community, a small number of sellers can distort the apparent spread, and condition can matter as much as size. A lower-priced home with clean title, sound systems and sensible renovation work may be stronger value than a more expensive listing; a cheap house needing major remedial work may not be. For that reason, simple “price per square metre” comparisons are much less informative here than they are for standard condominium units.
Foreign buyers need to separate the house from the land question. Resale portals may label individual properties as freehold, but that describes the tenure being marketed and does not override Thai restrictions on foreign land ownership. A foreign individual will normally need a lawful structure that does not involve registering the land directly in their own name. Before paying a deposit, the buyer should inspect the land title, confirm the registered owner and encumbrances, and understand exactly what right will be registered over both the building and the land. Where a lease is proposed, the registered term, renewal language, transferability and succession provisions matter. A promised future renewal is not the same thing as present ownership, and nominee structures should not be treated as a routine shortcut.
A completed project gives buyers one major advantage: the product can be inspected as it actually exists. The corresponding risk is that six years of use, renovation and owner decisions may matter more than the original brochure. A serious inspection should cover roof and façade condition, water ingress, air-conditioning, pumps, electrical work, drainage, termite protection, gates and security systems. Where a resale house has been extended, reconfigured or fitted with a private pool, the physical works should be matched against the documents and approvals available for that property. The strongest purchase at The Gentry Sukhumvit is therefore not an abstract “best unit type”; it is the house where layout, land, maintenance history, legal structure and negotiated price all hold together.
Ownership format
This is a landed-house development. A foreign individual generally cannot register Thai land in their own name, so the land title, registered owner and lawful structure for the house and land must be checked for the specific property. Promised future lease renewals should not be treated as equivalent to direct land ownership.
Home types & sizes
The smallest original plan. Early project material showed two family/reception areas, a kitchen, laundry space and parking for three cars, with land plots starting at roughly 46.5 sq wah.
The core detached-house plan, originally described with two family areas and staff accommodation. In 2026, houses around this size appear among the lowest-priced active resale listings.
The larger original plan, with two family areas and staff accommodation in launch material. An early project review lists four parking spaces; the exact configuration should be checked on the specific resale house.
A later addition to the line-up, shown at 465 sqm with four parking spaces on current project profiles. It was not part of the original 2017 three-plan launch set and was introduced later.
The original house types do not describe the entire resale market today. 2026 listings include homes around 380–390 sqm and substantially altered properties around 580 sqm; the actual and documented built area should be reconciled for the specific house. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The community sits inside Sukhumvit 101 in Bang Chak, Phra Khanong; some sources use Soi Punnawithi 40 as the more specific local reference.
- Sources place Punnawithi BTS roughly 1.5–1.7 km away: a short last-mile ride, but not an ideal daily walk for every household.
- Drivers can reach Sukhumvit Road and connect toward the expressway network around Sukhumvit 62.
- Sukhumvit 101 also works as a local through-route, so rush-hour travel time to the main road should be tested with the buyer’s real commute.
- The page coordinates represent the project location with a 250 m radius rather than the pin of any individual resale house.

Price & purchase terms
- Current price: From THB 28M in active resale listings checked on 7 October 2026. This is a lower secondary-market anchor, not a developer price; the exact house, condition, area, furniture, land rights and transaction terms need to be verified separately.
- Completed: 2020
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: Families who want a genuinely large three-storey home in Bangkok while staying within the wider Sukhumvit corridor.; Car-oriented households for whom a 1.5–1.7 km last mile to the BTS is acceptable in exchange for more interior space, parking and a gated environment.; Buyers who prefer a completed community and want to inspect the exact house, amenities and neighbourhood condition before committing.; Resale buyers willing to compare documents, renovation history and maintenance house by house rather than choosing only by project brand.; Foreign buyers who understand Thai land-ownership restrictions and are prepared to structure lawful rights only after the specific title has been checked.; may not suit: A foreign buyer who requires direct land title in their own name; a normal landed-home purchase in Thailand does not provide that.; A car-free buyer whose priority is a genuinely short, walk-every-day BTS commute.; Someone looking for fresh developer inventory with a standard price list, specification and staged payment plan; The Gentry Sukhumvit is now a resale market..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The current common-area fee is not consistently verified. A launch-era review quoted THB 78 per sq wah of land per month, while newer portals show different or incomplete figures; obtain the latest invoice for the specific house.
- Public sources reviewed do not identify the land-title type for each individual plot. Obtain the title copy for the selected house and verify the registered owner, encumbrances and registered rights before committing.
- Resale listings include homes around 380–390 sqm and about 580 sqm, which do not match the original 302, 361, 448 and 465 sqm types. Reconcile the physical configuration, registered area and alteration documents for the selected property.
