Why this project is worth a look

Built for years

Even the smallest model offers 440 sqm, four bedrooms and more than one family zone. The larger houses add a fifth bedroom, staff accommodation and four to five parking spaces, giving a household room to change without immediately outgrowing the property.

Only 81 homes

The estate is materially smaller in unit count than mass-market compounds with several hundred houses. That does not guarantee silence on every plot, but it makes the relationship between a chosen home, its immediate neighbours and the clubhouse easier to assess.

Systems included

A 5 kW rooftop solar system, active airflow and incoming-water filtration are specified for every home. Those systems will not erase the operating cost of a 440–630 sqm house, but they give an owner a more complete engineering baseline from day one.

West Bangkok logic

The project fronts New Phra Thep Road and is shaped around road access toward Kanchanaphisek and the western districts. It makes the most sense for a household whose schools, family, work or regular destinations are already on this side of Bangkok.

About the project

S'RIN Prannok–Kanchana is a western Bangkok detached-house development by Singha Estate with only 81 homes, but the small unit count should not be confused with small-scale housing. Thailand's Department of Lands records 81 saleable plots, all allocated to detached houses, while the developer and property databases report the same 81-home total. The houses are two storeys and the developer places the official usable-area range at 440–630 sqm. In practical terms, this is not a conventional suburban project trying to squeeze bedrooms onto narrow plots. It is a family-compound proposition: substantial internal space, meaningful garden land and layouts intended to remain workable as a household grows or several generations live together.

There are three core house models. Residence III is the entry layout at 440 sqm with four bedrooms, five bathrooms and parking for four cars. Residence II increases the house to 525 sqm with five bedrooms, six bathrooms and four parking spaces. Residence I reaches 630 sqm with five bedrooms, six bathrooms and five parking spaces. A detailed project review gives starting plot sizes of 126, 135 and 171 sq wah respectively. The two larger models also include multiple staff rooms and extra service spaces, while all three provide more than one family or shared zone. That matters more than the architectural label: the floor plans have enough separation to give parents, children, grandparents, guests and staff distinct parts of the house rather than forcing every activity through one central living room.

The visual theme is Mediterranean Revival, expressed through arches, textured stone, prominent tiled roofs and a strong indoor-outdoor relationship. Buyers do not need to share the developer's language around the style to appreciate some of the planning decisions behind it. Singha Estate describes deeper rear gardens, dining areas opening toward outdoor space and large openings for natural light and airflow. A detailed review also notes provision for a future residential lift and a high garage volume that can accept a car lift. These are unusually relevant features in a house that may be owned for decades: a family can add accessibility as parents age, change the use of double-height or flexible areas, and accommodate more vehicles without redesigning the entire structure.

The project sits directly on New Phra Thep Road, the Phrannok–Phutthamonthon Sai 4 corridor, and the practical navigation address is Thawi Watthana, Thawi Watthana, Bangkok 10170. The legal geography deserves a note rather than a neat simplification. The Department of Lands project record places the subdivision in Thawi Watthana and gives a registered allocation area of 56-1-54.6 rai. Singha Estate's 2025 asset schedule describes the underlying project land more broadly, mentioning Bang Phai across Bang Khae and Phasi Charoen districts as well as Thawi Watthana, and reports 53-3-51 rai in that asset table. Those figures should not be averaged or silently reconciled. The entrance and project location are clear, but a buyer should rely on the title and cadastral details of the selected plot when signing.

This is fundamentally a car-based western Bangkok location. New Phra Thep Road connects the project into the Phrannok–Phutthamonthon Sai 4 and Kanchanaphisek road network, so its appeal depends heavily on where a household already spends its time. Project-area references include The Paseo Park Kanchanaphisek, The Mall Lifestore Bang Khae, The Circle Ratchaphruek and Central Pinklao for shopping; Singapore International School Thonburi, International Pioneers School and Plearnpattana School for education; and Thonburi 1, Thonburi 2 and Siriraj Hospital for healthcare. That does not turn the neighbourhood into a walkable central-Bangkok district. A buyer who wants daily rail commuting and doorstep cafés should test the address carefully. A family already oriented toward west Bangkok may see the same geography very differently.

The common facilities are focused rather than resort-like: a clubhouse, saltwater swimming pool, children's pool, residents' lounge, shared kitchen, S-Gym, central garden and children's playground are all in Singha Estate's own launch material. Other project profiles also list changing rooms, a semi-outdoor lounge, pocket gardens and a jogging path. More interesting for long-term ownership are the systems attached to each house. Singha Estate says every home receives a 5 kW Solar D rooftop solar system, alongside its S-Air active-airflow concept and incoming-water filtration. None of that makes a 440–630 sqm house inexpensive to run; cooling, landscaping, staff and any private pool can still create a serious monthly budget. It does mean the project starts with some energy and water infrastructure that many large-house owners would otherwise retrofit later.

Pricing needs two reference points. Singha Estate launched the project at THB 45–80M in August 2025, and the live project page continues to advertise a THB 45M starting point. Current market inventory is higher. DDproperty listings checked in August 2026 show a 440 sqm house around THB 55.9M, 525 sqm stock from THB 55.5M and a 630 sqm house at about THB 77.5M. The THB 45M figure is therefore best treated as the developer's lower advertised anchor, not proof that a specific available house can be bought at that price today. Plot size, position within the estate, fit-out and furniture can materially change the ticket price even within one house model. Before comparing offers, ask for the plot number, cadastral area, included specification, seller identity and complete payment figure.

The development is still an active sales project. Singha Estate reported a THB 4.346B project value and 10% sold at the end of Q1 2026. ThinkOfLiving continues to label the project as ongoing, while fresh August 2026 listings show live inventory in all three size bands. What the reviewed sources do not provide is one authoritative project-wide completion date. That is not unusual for a low-rise estate where individual houses can be finished, inspected and transferred while other plots remain active construction sites. For a buyer, however, the distinction matters. A supposedly ready house should be checked for its own completion and transfer documents, access-road condition, neighbouring construction activity and the actual operating state of the clubhouse and gardens.

Foreign ownership is the main legal dividing line between this project and a Bangkok condominium. S'RIN Prannok–Kanchana is a landed house product; the 49% foreign condominium quota does not apply. As a general rule, a foreign individual cannot directly hold Thai land except within narrow statutory exceptions. Thailand's official investment service notes that foreigners may lease land and can own a building on leased land. The reviewed S'RIN materials, however, do not publish a standard foreign-buyer tenure package, registered lease term or building-ownership mechanism. That means a buyer should not borrow a legal structure from another development and assume it applies here. The selected plot title, seller, proposed lease or ownership documents and registration path should be reviewed before a reservation becomes financially meaningful.

Ownership format

This is a landed detached house, not a condominium. As a general rule, a foreign individual cannot directly own land in Thailand; permitted structures can include a registered land lease with separate ownership of the building. The reviewed S'RIN Prannok–Kanchana materials do not publish a specific to the project foreign-buyer tenure structure, so the land title and contractual structure must be checked for the selected house.

There is a confirmed plot-size discrepancy. The detailed model review gives starting plots of 126, 135 and 171 sq wah, Home.co.th gives an overall 126–287 sq wah range, while Singha Estate's official launch release says plots start from 160 sq wah. The model cards use the detailed model-by-model figures, but the selected home's land area should come from its title and plot plan. For the largest house, the developer release and detailed review state 630 sqm while Home.co.th gives an overall maximum of 626 sqm.
