It also means the transaction is unit-specific. The seller's title, outstanding common charges, furniture inventory, alterations and the actual condition of the apartment matter more than any original brochure. A sensible viewing here is closer to buying a used home than reserving an off-plan unit: inspect the apartment carefully, then inspect the building that supports it.

As of 3 September 2026, the lowest current foreign-quota resale example found during this research was a studio of about 26 sqm offered at THB 1.14M. That figure is a market anchor, not a project-wide price list. Stock changes, and Nam Talay resales vary by floor, view, fit-out, ownership quota and whether a unit has been combined or altered. A low asking price can therefore be attractive without being comparable to the next listing. Buyers should separate three questions: what the seller is asking, what physical condition they are actually buying, and whether the title can be transferred in the ownership form they need. The last two questions can easily be more important than a small difference in headline price.

Several detailed Thai project directories and legacy sales descriptions refer to two 13-storey buildings and 525 units. A major current platform instead shows one building and 517 units. Older material also describes a first tower being built before a future second tower, which raises the possibility that some databases preserve an original development plan while others describe the final registered or completed scheme. Lifts, waterproofing, pumps, common-area finishes, pool equipment and the financial discipline of the juristic person are all worth checking.
